And the interior didn't disapoint on first … (1 comments)

real estate: VA Loan Appraisal Changes - Fort Hood Texas Real Estate News - 09/16/12 06:10 AM
The Fort Hood Texas real estate market is mostly driven by federal VA Loan Guidelines.  We see our military home buyers using FHA loans, and conventional loans on occasion, but the VA Loan is still the mortgage loan of choice for veterans buying homes at Ft. Hood.
For over ten years, the rules on VA Loan Appraisals stated that the appraisal was for any veteran to use, and the appraisal stood in effect for six months.  If you were purchasing a home with a VA Loan, and an appraisal had been ordered for it in the past six months, the appraisal … (4 comments)

real estate: Are You Getting In Over Your Head with that Giant Two Story Home? - 09/10/12 08:23 AM
One of the things I see buyers do over and over in our Killeen Fort Hood real estate market is that they just buy too much home for their budget.
They go in and visit with sales representatives in those gorgeous model homes and suddenly seem to go into a hypnotic trance!
Next thing you know, they have signed a contract to purchase a huge home that is way more house than they need (as well as way more utility bills than they can afford).
It' so easy to do!   Those big box home … (5 comments)

real estate: Help for Ft. Hood area Home Owners - US DOD HAP Program - 05/05/11 10:23 AM
I've been getting a lot of questions lately about the HAP program.    There's a lot of talk floating around about it, and sellers are are wondering if they even qualify for any of the program benefits.
The Home Owners Assistance Program may be of help to certain Ft. Hood home owners who need to sell and need some financial assistance to do so, but figuring out of you qualify for help takes a bit of analysis.
One of the best features of HAP is that it is NOT a short sale, and it does not affect your VA loan eligibility nor your credit report!

If you are a first time buyer, getting ready to start looking for a home at Fort Hood, here's a quick peek into a real house hunt in the Fort Hood Real Estate Market:
My latest buyer already had a target subdivision and price range in mind when we met for our first consultation.  He and his wife are first time buyers and are looking for a home that is close to Fort Hood and close to her work in Killeen.  They also want their children to attend Copperas Cove schools, so it's been pretty easy to narrow down their choices.
They've been … (0 comments)

real estate: 5 Great Tips for Negotiating with a New Home Builder at Fort Hood - 09/29/08 08:26 AM
The Fort Hood Real Estate Market has slowed and builders are starting to see their inventories of unsold homes increase.  And that's a GOOD thing for you if you are thinking of buying a brand new home when you get to Fort Hood.
Before you go out to make an offer on a new construction home, consider this:  Did you know that every new home has a backstory?   You aren't privy to this information (and neither am I), but the builder has a lot to consider, especially if he borrowed money to build the home.  He's committed to making monthly interest … (0 comments)

real estate: One Important Issue First Time Home Buyers Should Know About - 08/28/08 05:09 AM
A lot of you may not be aware that the new Housing Stimulus Legislation recently signed into law by President Bush will be a source of interest free funds to this year's First Time Home Buyers.
If you were, or will be, a first time buyer between April 9, 2008 and July 1, 2009, you may be entitled to a temporary $7500 tax credit.   This means you can receive money from the government, interest free, to be paid back at $500 a year for 15 years, unless you sell the home.
When you sell your Fort Hood real estate, the balance … (0 comments)

With the ongoing real estate news being reported by CNN, MSNBC and FOX NEWS about the state of the real estate market, buyers are arriving at Fort Hood with high expectations of getting a real bargain.

Wow, if all that were true, I'd be out investing … (0 comments)

real estate: Why in the World Would You Buy A House at Fort Hood? - 04/18/08 02:45 AM

Credit Crisis!  Falling Prices!!  Foreclosures!!   Why in the world are you even thinking about buying a house right now when you relocate to Fort Hood?
Maybe because you are sly like a fox?
Credit Crisis?   This is a GOOD thing for you if you are buying right now.  It means that you can be confident that your lender is going to be  CONSERVATIVE and won't shoehorn you into some kind of weird subprime loan to get you into a home.  If you get turned down for a loan, that is GOOD.  It means you are NOT ready to buy and should encourage you to work on … (2 comments)
