Investing in a foreclosure , rehabbing and reselling. And a bit of history

These days this is a very common event. I'm sure there have been a kazillion attempts out there. My partner and broker has been purchasing properties for the past 5 years or so with the purpose of doing just that. I came on board with him a little over a year ago. I would go and check out a remodel he was working on. It was a lovely, but train-wrecked, Craftsman home. He was working on it when he had time and his crew was not having to do a property management task. I could see his visions and , of course , had my own opinions.

Well, I didn't work with him then, I had chosen a larger franchise office in Bisbee. I soon changed offices because it was too far away and came to work with Albert because he was creative and smart. The best negotiator I'd ever met and he was very generous with information and advice and I wasn't even working for him.

The home he was working on then turned out to be a showpiece. Really quite lovely. (sorry I have no photos, a family now lives there)

He recruited me with a day of driving around Douglas, showing me properties that he was working on or were waiting to be done. He filled me in on who owned what and where development was happening. I even spent a small part of that day instructing some of the work crew who needed to tear out flooring on another craftsman home.

Needless to say, I decided to work with Albert. Since then I have had a totally full plate. I have partnered up with him on a couple of the rehabs. We have worked on other projects for our investors also. So much has happened so quickly that I have not had time to properly document all the projects. And even worse I am not getting a complete photo diary because the finished projects are quickly rented or sold.

SO! I am committed today to choosing just a couple photos from some of the work done over the past year or so. I'd like to show the possibilities and share the experience.

I've done a terrible job at keeping track of where I put my photos, So I'll start with what I have found this morning. If today's writing doesn't get me through all of it, then I'll just accept that as fine...at least I will have done something.

820 15^th,

This is our latest project started just this month. I have a couple of early pictures but not before the crew cleaned the weeds and truckloads of trash from the yard. It's a nasty dirty place, but has solid walls and floors. The house is long and skinny with a wall down the center. To get from one side to the other you have to walk from the front to the back and around. The kitchen is near the back. Our plan is to create 2 apartments . The kitchen living areas will be toward the front with a hallway down the center starting about halfway. Bathrooms at the back with 2 entries, one from it's master and one from the hall. This creates 2 apartments with 2 beds and one bath.

As you can see it is going to be a lot of work. We are not committed to moving quickly on this one.

We will save the speed of return for projects that we are working on for our investors.

A remodel that we recently completed for an investor went like this;

Client purchased the foreclosure home through our real estate company at 50k, we remodeled within 7 weeks putting 20K worth of work into the home and have it now under a 6 month lease option for 125K.

We replaced most of the floor coverings, doors , much of the roof , did some updating in the kitchen, moved a wall to create closet space for the master and a small laundry area. We also had to replace the covering for the patio and paint the exterior. The walls were a bit beat up and we got some guys in there to work the sheet rock.

One really important thing I learned on this project was that replacing the doors with prehung doors, though the cost was a bit more, made the whole home feel more new.

Are you using twitter? Does it bring you clients.? Can it work to help people who go to your website or blog ask you quick questions?

I'm fairly addicted to twitter.

I like the idea of being human on twitter. Sometimes I have small bits of info to share and am really busy with not enough time to do a full blog article. I don't have to compose a perfect well written blog full of concise data. I can talk about things other than real estate. I believe this is helpful in life and for my business. This business for me is about relationships. Relationships are created by humans. So, It makes sense to me that twitter is a good avenue. I've been doing it for only a month or so. I checked it out a year ago and didn't understand it. I think because it wasn't complicated enough. Heh heh.

I see lots of what I would consider spammers. Plenty of real estate ones. It's as though some real estate twitter folks have prewritten blogs that they post en masse and send off a tinyurl en masse to twitterers. I don't want to be one of those.

I posted on my website a widget that shows what my last tweet was ...(well I am transitioning my website so it is only on the new pages) It would be cool if people were able to ask questions directly from that widget, but all they get to do is read. However they could go on and sign up at www.twitter.com

I've also been researching this weekend about the value of followers and following on twitter. http://scobleizer.com/2008/03/23/the-secret-to-twitter/

This gentleman's blog gives a reasonable and interesting view on the value of following and how that relates to listening. Listening is key if you are in sales so for me this has value. Do you prefer followers or following.....or a hub of both?

All Classes Reunion this weekend

I'm up early completing my marketing materials for an event that the city of Douglas AZ is hosting. They are having an All Classes Reunion events have been going on and will continue throughout the weekend. There is a golf tournament tomorrow . During the reception after the golf tournament there is opportunity for real estate businesses and others to present to the attendees reasons to move home.

I'm preparing listing flyers, a video and reasons to move back or invest in Douglas Arizona, or Cochise county. Took quite some time but I figured out how to download our listings right from the mls to flyers that are a list with pictures of the listings.

There is also a bike race this weekend.

And apparently...rain and wind from hurricane Norbert! What's up with that!? We live in the high desert. I'm fairly sure the Sierra Madre mountains will mellow it out.

There is the Two Flags Festival this weekend at Castro Park. Celebrating our sister cities here on the border with Mexico. Douglas and Agua Prieta. There will be vendors and entertainment.

Got lots to do to get ready for some fun. :)

Myth and Magic of Manufactured Homes

Myth and Magic of Manufactured Homes.

Manufactured homes are great options for buyers who need an inexpensive option for a home and also for homes in rural places. A manufactured home can be completed in much less time than a site built. The quality of these homes has much improved since the “trailer” or ”mobile” phase. These homes can be ground set or on pedestals or walls. Either option might prove useful depending on the environment they are in. Raising one off the ground in an area that has occasional flooding might be just the answer to being able to live in a place that has a rainy season. Other people set theirs' closer to the ground resembling more of a ground-set patio home.

These homes can be moved and placed on lots that are just what your client wants. Conventional financing will be the way to try. Moving a home will limit financing...FHA will not finance one that has been just moved to another lot.

However with respect to placing a manufactured home on a remote location the prospects are great. Your home gets trucked in to the location and put together in much shorter time than if it was a site built. This saves quite a bit on costs and the difficulty of getting workers to come to your mountain hideaway. These homes can be set up with sustainable energy sources such as wind and solar power. They can also be insulated to high “R” factors.

Newer homes, not necessarily “brand new” have value. They are structurally sound and can be remodeled as have some of the homes I have for sale. We have one listed with ceramic tile flooring and another has parquet hardwood floors and beautiful porch additions. Manufactured homes from the late 1990's forward have improved features. The structures are now made from 2x4 framing as opposed to wimpy 1x3's. The outer walls are hardboard siding allowing for better insulation. However our office has only gotten one financed during the past year. It seems to be a struggle even for the most qualified buyers.

Consequently the pricing on these homes is plummeting as sellers are desperate to sell and move on. Most of my sellers are doing seller carry on these homes. They are getting $8000 to $10000 as down-payment. This much down-payment would normally get someone a loan. To make this more of a concern, with plummeting selling prices the appraisals rarely seem to work for traditional financing.

I guess I seem a bit frustrated with the situation of financing. However as always I'm working creatively to solve the issues.

Snowbirds over Douglas

On October 1st, from 10 am to 2 pm the Canadian Snowbirds are performing here in Douglas. ...Yes it is a Wednesday. I asked Robin " Why a show in the middle of the week?" She said that they have a very busy schedule and being our first time having them all they could give us was a weekday. She said they are amazing and it would be well worth some time in the middle of the day.

So,....... I looked around a bit and found in blogs and this news article from earlier this year that they are among the most amazing flight teams ever. If you want to do real estate business next Wednesday I suggest you find me at the air show!

Douglas Arizona Commercial Port of Entry

Thursday August, 28 2008 there was a meeting with the GSA and interested, concerned and participating parties. There was a full house in attendance at city hall. Representatives from the U.S. Federal Government, Sonora Mexico government, Agua Prieta and Douglas local officials were in attendance. I was there along with many other folks who are active in our community.

Heery International representative presented the design proposal.

Heery International created award winning design in Rhode Island, where I originally come from.

The initial phase as presented will incorporate 4 new bays for commercial traffic. Though it may seem small this first phase of expansion will help alleviate back – up at our current port and allow traffic from other congested areas, such as Nogales, to be able to divert traffic through the Douglas / Agua Prieta Port.

The full build out with phase 2 will be large enough to require Mexico to match our plan.

Traffic patterns will change in Douglas to divert trucks from travelling through downtown. Chino Rd will divert the traffic from the port to the intersection od I-80 and Rte 191. Rte 191 will be the truck route to I-10. A traffic light has already been installed and some preliminary road work has begun.

The GSA plans to submit for funding on this project by spring 2009 with expectations to receive funding in 2011

There are about 24 acres of land to the west of the current port that will need to be appropriated.

Environmental issues get addresses while waiting for funding.

I guess the biggest concern from people on both sides of the border is fear of having dangerous chemical transports through our cities. The solution in Douglas is to make the diversion with Chino road. In Agua Prieta there was no decisive solution. The railroad was represented at the meeting. Their idea is to propose the use of old rail lines for the increase in commercial traffic. Agua Prieta would prefer a port at a place called Kings Crossing. However there is no infrastructure here on either side of the border and this idea would have the new port not operating for possibly 30 years.

There is a public session 9/25/2008 and 9/26/2008 in Ensenada MX. The Binational Bridges and Border Crossings Group will be holding this meeting. It will be important to learn the outcomes of this meeting.

I and many others are confident the new port will happen. At the very least phase one will. There are many opportunities here in Douglas for businesses to prepare themselves for this development. A 44,000 sq ft warehouse building is for sale. It is 2 miles from the Chino rd intersection on rte 191. The warehouse has 14 offices and warehousing space. It has a racking system available if needed. It is for sale or for lease. Plenty of parking for your rigs and employees. Get more details here.

Douglas AZ has economic growth!!

Douglas has been having some economic growth lately.

Advanced Call Center Technologies has gotten their project well under way. They have hired an initial group of employees and started training before the permanent location is ready for use. They are utilizing our local recreation center for training and start up while the building for their facility is being remodeled. The building at San Antonio and 10th St is a building that has been empty for quite some time. Having this building empty at a major intersection in our city was limiting to economic growth in the area.

Now people are getting excited!

El Italiano, a restaurant that had opened last year has been struggling to get folks to come to that intersection in town. They now have hope, being located directly across the street from the permanent new call center location. There are plans to make sandwiches for lunch and possibly bring a cart across the street to make life simple for employees of the call center.

Just last week.........

Another local entrepreneur has opened the Burger Shack located in the closed Sonic Drive-In restaurant. They are serving much the same food and are using the drive-in style service that was used with Sonic. So far it is proving to be successful, the community is happy to have the Sonic style restaurant reopened.

The call center employees are going to have plenty to eat.

But where will they lay their heads?

At our real estate office there have been calls coming in from people in cities nearby in New Mexico , Tucson and Phoenix. They are looking for a place to live because they have just gotten a job with the call center. This call center has created the need in our area for rental apartments and homes. New employees who cannot make the commitment to purchase a home are looking for apartments. Soon, when these folks realize what a wonderful place Douglas is to live, they will purchase homes here. Till then our property management business is quite busy and ,with hundreds more people soon to be employed, other investors are looking for opportunities to create rental residences. Remodeling existing structures may be the simplest and quickest way to create these accommodations. Downtown Douglas has many historic buildings that have vacant second stories. In the copper mine boom times these second stories were rooming houses. Today the city has created an “Infill” zone to revitalize some of the older areas of our city. Essentially it relaxes some of the rules that would normally apply in order to create active vital community here.

What To Do With Old Mobiles

What to do with old mobile homes?

...........sometimes called trailers and other times manufactured homes.

In Arizona a mobile unit older than 1976 cannot be un-affixed from land to be affixed as “real property” to another parcel. It is likely few lending institutions will lend on such a property even if it stays on the existing lot.

Many communities are raising farms of these structures. Large hulking pieces of metal are sitting on, often, abandoned property. This does not make for a safe or attractive environment.

Send it all to the dump :(

.................Well.. I suppose you could try the dump. The dump comes with costs; dump fees and landfill

overfill issues.

Recycle, Remodel , Reinvent

These structures can be taken apart with a couple of hard working folks in a weeks time. We are currently working with a property owner and the City of Douglas to transform an abandoned trailer park. The park had 7 units, 1 of which is new enough to be remodeled and remain on site. The others need to be removed. We hired a 2 man crew to start dismantling and sort the parts.

We've gotten metal from both units. One unit was assembled on the outside with screws. The sheets of metal drilled off cleanly....We have choices;

scrap for cash, reuse, or bring to the dump.

This is the case with much of the other material. Sinks and plumbing can be reused , some lumber also. Windows will reuse to some extent but they are generally single pane and not very good insulators.

Upon starting the project folks began popping by to inquire about the trailers. We informed everyone that they were no longer able to be Real Property but they were welcome to take them anyway.... Most folks left realizing they couldn't use them.

However, there were a couple savvy ideas:

A private party has committed to removing 2 of the units to bring to Mexico to provide much needed affordable living.

Another party in New Mexico has taken the steel bases from the units we stripped. They are going to be used to build new manufactured homes with insulated panels.

This leaves 2 remaining units

.....and I believe we are going to strip them. We plan to reuse some of the material on a lot with one of these old mobiles. It is a double lot with trees and roses. There is also an old 1974 single wide. This is our city green project. We've got some exciting plans for this property.....I'll blog it soon.

GASOLINE PRICES AND CURTAINS

We all well know that the price of gasoline is high. It prohibits us from travelling to see our family and friends. I'm sure many people are staying home more. We can't do anything about the price of gas, but we can conserve in other energy areas. Air conditioning, light bulbs, tv's and heating all use power sources that can cost money. Do you want to visit your friends for a game of Parchesi but need your gas to get to work tomorrow?

Put up some curtains.

There are many ways to conserve .

Some are as inexpensive as curtains for windows and a moment to to open or close the window and /or curtain at the appropriate time during each day and night. During the day close the curtains, especially on windows that have direct sunlight. If you leave home for the daytime to go to work, close the curtains on all the windows.

If you are home during the day you will be able to adjust the temperature more closely by closing curtains as the sunshine moves aver your home entering different windows. When it is unbearable hot also close the windows that allow heat to get in.

Try This Test;

Close a curtain over an open window with direct sunlight. Put your hand behind the curtain. Is it warmer behind the curtain? If so keep that curtain closed. Now try closing the window. Then put your hand behind the curtain to test the temperature. Is it cooler yet with the window closed? The changes in temperature may be subtle, but with many windows and curtains those small temperature changes will begin to make a difference. As the sun gets lower toward evening try your tests on various windows to see which ones cool off first. Then reverse the process until all your windows and curtains are open and the cooler evening temps can penetrate your home. On the second day of this process the changes in temps will be more prominent because you will be conserving some of the cool temperatures that you created during the evening.

If you cannot be home all day, simply protect your home from the heat during the day and open everything up when you get home and daylight is waning.

I use a variety of curtains. The more opaque the curtain is the more protection you will have from outdoor heat. However sometimes there is a breeze in that warm air and I may want that, I also utilize layered sheers. When you need them to be as opaque as possible let down all the layers. As you begin to learn about the subtleties of the sun's effect on your home you can let down or hold open more or less layers.

This may help you save some money to get you to your favorite passtimes.

Border to Border Air Show in Douglas, Arizona

The Border to Border Air Show was this weekend at the Airport Park in Douglas, Arizona. It was a really windy day and there were more than our share of clouds, despite the weather lots of people turned out to see the show. Some of the planes that were supposed to come and be on display were unable to make it due to the weather. This disappointed some folks but most people understand that the pilots do not need to risk life and limb for us. There were some amazing stunts in the sky. Some planes flew upside down. Planes flew in tandem criss -crossing dangerously close to each other and making patterns with their colored smoke. Robin Brekhus put this show together. It was the second annual event. She really puts herself out there for the community. At the airshow she even risked her own life and limb by standing on the runway to wait for a plane to land directly in front of her outstretched hand. Robin manages the historic Gadsden Hotel here in Douglas. Check out her website and the historic hotel. Here are some more pictures of planes and pilots.

I often receive emails from folks wanting to know details about the property. But recently I received one that asked

" What are some surprising bad things about living off grid?"

After I wrote the response I saw that this is some information that many folks may want.

The following is an excerpt from the email that I wrote. He is interested in a particular property.

The power is generally 100% solar. If there is a greater than regular use of electrical power the back up propane generator will kick in. There is no proprietary power there.

Surprising bad things……It is the wilderness and solar power here so, I suggest that you take a good hard look at your life and the comforts that you take for granted. When you use alternative power it may take some time to know what your parameters are. …ie do you keep all your lights on without worry? Do you have a lot of tv’s or need to have your computer running 24.7? A laptop uses less power as do the flat screens as opposed to the large desktop equipment……curling irons and flat irons use lots of power. …some tasks may be better done if you turn on the generator so as not to run down the power stored in the batteries. For instance if you are using power tools….turn on the generator and use that power.

When I set up my living space I had to start from scratch and build my own system. This home is all set and you may overlook the reality of your power usage since you do not have to start from scratch.

The wilderness brings it’s own set of realities, most of them incredibly beautiful. But…there are real wild animals …coyotes will try to get your cat, cow’s like garbage….except the property you are looking at is fenced with other acreage to keep out cows……Arizona has free range laws. I’ve got a mountain lion that I’ve seen on my property a couple of times.

Spring is very windy here. It is imperative you keep your stuff tied down or stored in one of the railroad containers on the property, or you will be hiking to find it. Those plastic bags from the grocery store are the worst! Having a good all terrain vehicle is important. The summer monsoons are really beautiful but also make the roads muddy. This home is about 4 miles from pavement at Leslie canyon rd.

Well a year going past. I have many things to finish up today, with one of them being a comment about why I have been a bit slack in my postings. Excuses? well I'm not big on excuses but I can say what has been happening.

This fall and the beginning of winter have seen increased activity in real estate in our area. I am selling and have offers on many of my listings. It was a pleasure to design a "sold sign" and an "offer accepted sign" for my website.

One issue that has arisen however is the choice to have sales close during the holiday weeks. It seems everyone is working only sporadically and I feel as though I can get little done to help my clients. Next year, I will remember this and at least warn my clients of possible issues in this time of year and holiday cheer.

Having not too many folks working is allowing me time to get caught up on marketing tasks that need uninterrupted concentration and dedication on my part. I'm making fliers for properties and creating a menu of those available for our Douglas Visitor Center to display. This is our season. Many folks come from the colder areas and snowbird here. Last year a few fliers led to decent leads. ...It is time to get on it.

The year ended for me with an incredible trip across the border into Mexico. ( material for another post) and I have come home ready to work hard only to find everyone else in Holiday mode and well, I have learned not to go on a vacation and return in time for holidays. ......but there was no putting off that trip. The opportunity arose and I had to take it.

For the coming year I am committed to creating a balance for my life. Mostly by working smarter instead of working all the time. I feel the pain when I work all the time and have done nothing else. .......more yoga and more of my artwork need to be worked into the arena......

I've been at this new office with Southern Arizona Real Estate for a little over a week now. ...It's been busy getting my clients paperwork all together so that they are now listing with the new broker. It's alot of signature getting and faxing. I've still got a ways to go but I finally feel like I am a part of the activity.

It's nice to be in an office that is closer to my home and a part of the community I live and work in. The office has a natural team quality to it. Everyone shares what they are doing and freely works all the listings.

People come and go from this office all day long. BUYERS Walk In The Door!!! woohoo. I think my sellers are going to like the move.

I plan to contribute to the office with my marketing ideas and graphic capabilities. I've also been showing how I work on the internet. Sharing the use of postlets and vflyers. Yesterday I helped someone start their new Poin2agent website. They are amazed that these things are easily accessible and are not fully utilized in our area.

I'm really looking forward to the work here!

New Office

I am still in the real estate bsuiness...yay!

With the hard times upon our area it has been a bit tough for me as a new agent to keep up with clients and gas prices and an office an hour away from home. I love the office I worked in. Re/Max Homestores. I just can't afford to continue without a bit of supplemental income or at least paying less in gas prices. I need the 4 wheel drive truck to show the remote land I love to tromp on so getting a different car is not an option.

I went to some business folks in the area I work , Douglas AZ, to see if any still had projects that they had asked me to do several months ago.....ya know, something to support my real estate habit. I happened to catch a local broker's ear and he quickly moved to the forefront to ask me to work with him. There are plenty of extra things to do to give me a little survival money, and I would still get to sell real estate.

We spent alot of time talking....I mean A LOT!.....he has so many projects to roll with I had to consider him seriously. We have already worked on some projects together that he gaveme as referrals and it seeemed to be working out......I wrote lists and thought and talked ...and considered it seriously

So I did and I switched.

Though today was a hard day because I had to let down some people that I care about at the Re/Max office. I didn't burn any bridges. I am basically a loyal person and believe in the Re/Max system and company. It was hard.

I drove back down to Douglas . The afternoon was a whirlwind of getting started at Southern Arizona Real Estate. I still feel like I will have independence, but now there is an added team in my office that work together. I am no longer the Bisbee real estate agent who works in Douglas. I will be able to continue to work the internet and network with people from all over the world....but now I am local. :)

Hi Folks,

I'm searching for a way to add an IDX include to my site. I've seen open-realty idx include, but ifrom the information it seems as though either I have to be a genius or I need to pay alot of money.

Wasn't open source supposed to be non proprietary? I'm not a genius but I am a bit of a geek. I'd like to have the connection to mls and could probably handle a bit of brain work...especially if it came with instructions.

I'm a failry new agent in a dragging economic environment and love my job but need to do alot of the work myself.

I just found this group this week and am thrilled!
