Totally unexpected but very welcome, the Brookside Santa left an IPAD for me under the tree! I was thinking of buying one next year as I hear everyone rave about them. So here's a question for my fellow AR friends: what are the special apps you use on your IPAD (related to real estate) that you consider indispensible? I've spent the weekend using it as a PC, playing around with the local MLS and our agent website..I can see where it will be helpful on listing presentations to show sellers the competition. In Prairie Village...sales continue to be strong, with a home being sold just about every day!Here are sales stats for November 2011, as compared to November 2010, plus new year-to-date sales figures:In November 2011, 35 homes sold, with an average list price of $210,152 and average sales price of $200,062. Average days on market: 107.In November 2010, 26 homes sold, with an average list price of $216,290 and average sales price of $206,731. It hurts me to write this post, because it's about a client of mine who I really care about. He is planning on buying a FSBO property, wants to have me involved--yet signed a document prepared by the seller that offers him absolutely no protection as a buyer following the inspections. I cannot represent him in the transaction--he signed the contract without my review.The seller will not complete a seller's disclosure, outlining the condition of the property. The sales is 'as is'. If my buyer chooses to go through with the purchase after inspections, there are no clauses in the contract (1 comments)

Hello neighbors, here is the monthly home sales report for Armour Hills in Brookside, Kansas City MO. We have some good news in that average sales prices are up from last year!In November 2011, five homes sold. Average list price was $260,680 and average sales price was $249,200. Average days on market: 138.In November 2010, four homes sold. Average list price was $180,238 and average sales price was $163,600. Average days on market: 73. These lower average prices reflect sales in the lower priced home catagory of Armour Hills. Average price for this subdivision has been running between $210-$225K, so (0 comments)

Last week I took three lovely ladies to visit an independent living facility for seniors, The Grand Court of Kansas City. This is a wonderful, warm and friendly home environment, with excellent food, roomy apartments, a dedicated staff and welcoming neighbors. Winter is near and I know these women do not want to spend several months stuck in their homes. They know—it’s time to give up the house and move. Still, they stay put. Fellow Brooksiders, here are home sales statistics for November, 2011 for the zip code of 64113 in Kansas City MO-- the main zip code of the Brookside area. Overall, the news is good when compared to the same period in 2010!There were 21 closed homes sales in November 2011. Average list price was $389,988 and average sales price was $349,816. Average days on market: 177. Interesting to note the lowest list price was $140,000 and the highest list price was $1,350,000.
