Prairie Village…one of my favorite neighborhoods in the Kansas City area!  This small suburb also continues to be a popular area for homebuyers.  Below I have outlined the single family home sales statistics* for January 2012 for Prairie Village, KS: In January 2012, 25 homes sold. The lowest sales price was $62,000 and the highest sales price was $989,000. Average list price was $232,612; average sales price was $228,320. Average days on market: 107. After a few months of searching for a home, that’s what these first time homebuyers asked me.  I hesitated before answering, because I did think they had unrealistic expectations.  Still, I thought about the question and came up with a few points to emphasize to all buyers when they begin a home search. Hopefully, having this conversation before starting the search will prevent disappointment later if ‘the one’ isn’t found after several weeks of looking.

Hi neighbors! Here are Armour Hills home sales statistics for January 2012, followed by the stats from January 2011 for comparison. In January 2012, two homes sold. The lowest sales price was $210,000 and the highest sales price was $220,000. Average list price was $224,500; average sales price was $215,000. Average days on market: 43. In January 2011, one home sold. That home was listed at $145,000 and sold at $146,770. It was on the market for 158 days.. On this Valentine’s Day...I thought it would be appropriate to blog about why I love Brookside! This is such a charming neighborhood, how can someone drive through and not love it??I love the fact that all the homes are older, different, unique, well built. True character and craftsmanship are present in just about every house. I love that Brookside is so walkable. Even in the bitter cold, you see people walking back from the grocery store! Facts from the 2010 census confirm what we already know as we go about our daily lives: the general population is getting old. As of April 2010, there were over 40 million people age 65 and older, that’s an increase of about 15% from 2000. Other interesting statistics show the fastest growing group of adults is those aged 65-69, up one third from 2000 and in the past decade, the population of men aged 85-94 grew by one half.These numbers will keep growing as the baby boomers are now turning 65 in rapid numbers.
