Personally, I’ve had a strong start to the year and the statistics confirm my experience—sales are up in the area!  Let’s look at the figures for Jackson and Johnson counties:
 
Johnson County KS:
 
§  Sales (YTD): ▲+32.8%
 
§  Avg. Home Sale Price (YTD): ▼ -1.0% to $232,102
 
§  New Listings YTD: ▲ +13.2% to 981
 
Jackson County MO:
 
§  Sales(YTD): ▲+7.3%
 
§  Avg. Home Sale Price(YTD): ▲+1.9% to $104,992
 
§  New Listings (YTD): ▲ +8.2% to 1,111

Ah, Leawood KS…one of the most desirable suburbs to live in within the Kansas City metro area.  Why?  An excellent public school system, a mix of older and newer homes, plenty of parks and tree-lined streets, and easy access to the best nationally know retailers, restaurants and other services.  The city government is well run and the population is relatively affluent.  If you are thinking of a move to (or from) Leawood, here are some recent single family home sales statistics for reference:

Hi fellow Brooksiders, here are home sales statistics for the main Brookside zip code of 64113, from February 2012.  I'm including a few pictures from the 32cd Annual Brookside St Patrick's Warm Up Parade in this post as well..it was such a picture perfect day for the  parade!

Eleven single family homes sold in February. The highest sales price was $650,000; the lowest was $169,275. The average list price was $315,266, and the average sales price was $296,289. Average days on market: 144.

Brookside-Armour Hills Home Sales Statistics February 2012 - 03/12/12 10:35 AM
Hi neighbors! Here are Armour Hills home sales statistics for February 2012, followed by the stats from February 2011 for comparison. In February 2012, one home sold. It sold for list price, $195,000. It was a total rehab project., and sold in about seven days.In February 2011, two homes sold. One sold at $152,000 and the other at $250,000. Average days on market for these two homes was 335.As of this writing, there are 19 homes for sale in Armour Hills, with an average list price of $237,995. Kudos to the Prairie Village Public Works Department! - 03/07/12 12:53 PM

Yesterday as I was driving around looking at Prairie Village homes for sale, I noticed there was an accident at the intersection of 71sth St  and State Line Road.  A stoplight had been knocked over; police were at the scene and a four way stop had been set up for traffic control . It was about 12:30pm when I drove by.

I drive through this intersection at least twice a day…usually three or four times.  Although this is a fairly busy intersection, it is surrounded by residential housing and is a two lane road.  It’s one of those odd … (0 comments)

I don’t think many buyers realize that most agents juggle several clients at once, and try to have a personal life as well!
