brookside real estate agent: Reflecting on 2012--Grateful for Clients Who Are Now Friends! - 01/02/13 09:51 AM
Although we’re into 2013, I want to take a few minutes to look back at 2012 from a business point of view. I’m proud to say that 2012 was my most successful year in real estate so far! I attribute that to my hard work and love of the job, a somewhat better economy, and motivated, educated clients who understand the current market we’re in.As I look back on last year’s business, one of my favorite things to do is think about all the new fun friends I’ve made as a result of helping them buy or sell a home. brookside real estate agent: A Blog Post about ....Me. - 11/05/12 09:10 AM
This is a strange blog topic to write, usually I’m focused on blogging about the client and real estate in general! But since I’m committed to the November blogging challenge, I'm taking it easy and writing about myself today. Here are ten things you don’t know about me:*I used to be a DJ. Have interviewed a few famous rockers, including Elvis Costello and The Edge. Those were some fun times, being a rock ‘n roll personality!*Autumn is my favorite season.*I’m a picky eater, but love to watch foodie shows.*U2 is my favorite band.*I’ve been trying to lose ten pounds since Jan (2 comments)

brookside real estate agent: Using "FaceTime" for an Inspection - 05/29/12 07:20 AM
Recently I completed my first inspection using the FaceTime app on my Ipad. My buyers had come to Kansas City over a three day visit, purchased a house, and started to plan a return trip for inspections. The cost of a plane ticket was going to be over $1000…a huge sum to spend for a short 48 hour visit. My 14 year old daughter came up with the idea of using FaceTime.
It worked out great! I got the wifi password from the seller and connected with the buyers. With each inspector (whole house, termite, chimney/fireplace), I held the Ipad (2 comments)

brookside real estate agent: Why Brookside Will Always Be Trendy! - 11/29/11 03:20 PM
A couple of days ago the New York Times ran an editorial titled "The Death of the Fringe Suburb". You can read it (link below) for a few days; I am not shortening the link so if it doesn't connect you can search for it on the New York Times website: http://www.nytimes.com/2011/11/26/opinion/the-death-of-the-fringe-suburb.html?emc=eta1 The author, Christopher Bleinberger, makes several points that are relevant to our local housing market in the metro area and specifically Brookside. Much of the housing boom in the late 90s through 2006 was high-end housing in outer ring suburbs (think of all the development near 159th and Metcalf, (0 comments)
brookside real estate agent: The FSBO Across the Street - 09/16/11 10:35 AM
Finally the older woman has moved in with her daughter. I've talked to the son about listing the house, but for now they are trying FSBO during the estate sale. For the past couple of days there's been much more traffic on the street as bargain hunters come and go. I went through the estate sale myself and .... along with a lifetime of possessions, a long lost lifestyle has gone as well. The beautiful linens, china, tablecloths, gloves, furs, crystal and silverware...all for sale. At one time these items were used on a regular basis--who does that now? I don't (1 comments)
brookside real estate agent: How Important is Location? - 09/06/11 05:03 PM
Where do you want to live? First, a buyer chooses a location. Near work, family, a certain subdivision or area. And we've all heard the phrase about 'location location location' being so important in the buying decision. Today I toured a very nice, very well priced house in Rockhill Gardens. But is it worth giving up a desireable location for a good price? That's the question. I don't have a buyer looking in this area, but I do love the Rockhill Gardens subdivision and have sold several homes there. This one is located on Harrison, east of Holmes, where home prices are (2 comments)
brookside real estate agent: It's Officially Spring--Why Does Your Listing Show Holiday Decor? - 03/21/11 04:28 PM
Today I am meeting with a seller about possibly listing her house, as the current listing period with another agent is almost up. (This is possible to do in Missouri--in Kansas, an agent must wait until the listing is expired.) I have toured this home, actually showed this home late last year, and am ver familiar with the neighborhood. So I looked up the listing to refresh my memory, check price history, disclosure, etc and what do I see? The front shot of the house has a large blanket of snow with a holiday wreath. Inside, the living room features (4 comments)
brookside real estate agent: It Took Two Years to Sell This House--Four Lessons Learned - 02/07/11 01:23 PM
Finally, after two years, the house sold last week. Phew. Never thought the day would come. I first listed the house in May 2009 for about 6 months, then again in March 2010. Finally got a contract together in November 2010 and it closed last week. This is a 3 story, 4 bedroom, 3.1 bath home in a very desirable part of Kansas City. What took so long? My sellers and I learned some important lessons during the process..here are my thoughts. 1. Sellers bought at the top of the market and paid too much. They admitted they worked with an agent (2 comments)
brookside real estate agent: January is Radon Awareness Month - 01/27/11 02:42 PM
Will this be a rather boring blog post about radon? Although I can think of more exciting topics to write about, radon gas is a proven carcinogen so more awareness about what it is can't hurt. Here in the Kansas City metro area, radon is prevelant. I alway recommend my buyers have a home tested for the radon level. There are always many questions--most of all, what is radon and how much does the testing cost? The EPA website says radon is the 'leading cause of lung cancer deaths among non-smokers in America', killing some 20,000 people per year. I don't (0 comments)
brookside real estate agent: Is Picking a Contractor Like Choosing an Agent? - 01/23/11 03:55 PM
Started our master bathroom renovation last week...I say 'master' bathroom with a laugh, this is a very small bathroom and it's not connected to the master bedroom! However, the second day of the project, a couple of issues came up that got me thinking ... the way my contractor is dealing with these problems should be similar to the way I deal with my customers regarding unforeseen problems. Although I had measured carefully when ordering the new vanity, once the contractor put it in place, we both realized it was too deep. Also, the sinks I had purchased were too large. I was about to (0 comments)

I blog about...my neighborhood, the Brookside area of Kansas City. Specifically I live in the Armour Hills subdivision. Sometimes I write about local politics, homes for sale, clients I work with... often I write about general real estate topics I think people want to read about. I try to keep the entries short, simple, and to the point! And I welcome your feedback.
