Rockhill Gardens is one of my favorite subdivisions in Brookside..and buyers think so too!  The houses are selling so quickly there this year.
As we head into Fall and a (usually) slower home buying period, I wanted to update you on the home sales stats for Rockhill Gardens this year:
 
 
January - July, 2016
So far 23 homes have sold, with a median list price of $234,900 and median sales price of $237,000.
 
Note that the sales price is higher than the list price!  Why?  Because 19 of the 23 homes sold at or over the asking price.

Low inventory and plenty of demand can create a bidding war for new listings priced under $400K.  Here are the single family home sales stats for Brookside (zip code 64113) for last month, and comparisons to last year:

The new expanded patio is open at Bier Station!
I remember back in December 2012 when John Couture opened Bier Station in Armour Hills at 120 E Gregory . He was one of the pioneers of the specialty brew shop--and now there are almost too many to count in the KC area. Bier Station is Brookside's "Cheers" bar...friendly staff who know who you are and love talking about the beer offerings they have for sale.

It's Monday...let's talk about the weekend!  Get ready for the opening of the Brookside Farmers' Market on Saturday!  At 8am, local vendors and farmers will be ready to sell the latest goodies from their gardens and farms. 
Besides fruit, vegetables and herbs, you'll also find a variety of other items: for example cage free eggs, handmade soaps, freshly baked breads and treats plus organic meats.

After 29 years leading the Southtown Council organization, Marti Lee retired last year.  A new executive director, Sean Ackerson, joined Southtown Council earlier this year. He has an extensive planning and economic development background, most recently working for the City of Parkville. A graduate of Oklahoma State University, Sean and his family live in Rockhill Gardens. I stopped by his office recently and we chatted about what the Southtown Council is working on.

Home sales typically start off slow every year..that’s what is happening in Brookside as we kick off housing market reports for 2016.  Why are sales sluggish?  I’ll provide some answers after reporting Brookside home sales (using zip code 64113) for January 2016:
 
In January 2016, eight homes sold.  The median list price was $369,500 and the median sales price was $367,500.  Average days on market:  25.  The highest sales was $441,500 and the lowest was $262,500.
 
In January 2015, nine homes sold. The median list price was $325,000 and the median sales price was $315,000.  Average days on market:  24.

brookside real estate agent: Updated Traffic Signals Coming to Brookside - 02/04/16 01:12 PM

Just in time for warm weather walks...we are getting new traffic signals at two key Brookside intersections!  I stopped by today and talked with one of the contractors to get the scoop:
 
Along Wornall at Meyer and at 63rd St, the traffic signals are being replaced with 'arm' signals.  This type of signal hangs horizontally halfway across the intersection for a more clear view of the light.  The signals will also talk and beep, so those who are deaf or blind will be able to cross safely.  We will also get freshly painted crosswalks.

This is especially critical in the $225-325K price range.  Higher prices bring equity to long term residents and show buyers they are investing in a good location. Time to take a break from holiday preparations and post Brookside home sales stats for last month.  Prices continue their upward trend!  Next month I will publish 2015 stats with comparisons to the last few years post housing crash.  For now, here are the  the single family home sales for November 2015 in the Brookside zip code of 64113:

In November 2015, 13 homes sold.  The median list price was $315,000 and the median sales price was $312,500.  Average days on market: 39. The lowest sales price was $212,500 and the highest was $1.35 million at 59th St and Ward Parkway.
