Recently I completed my first inspection using the FaceTime app on my Ipad.  My buyers had come to Kansas City over a three day visit, purchased a house, and started to plan a return trip for inspections.  The cost of a plane ticket was going to be over $1000…a huge sum to spend for a short 48 hour visit.  My 14 year old daughter came up with the idea of using FaceTime.

Hi fellow Brooksiders, here are home sales statistics for the main Brookside zip code of 64113, from February 2012.  I'm including a few pictures from the 32cd Annual Brookside St Patrick's Warm Up Parade in this post as well..it was such a picture perfect day for the  parade!

Eleven single family homes sold in February. The highest sales price was $650,000; the lowest was $169,275. The average list price was $315,266, and the average sales price was $296,289. Average days on market: 144.

Finally the older woman has moved in with her daughter.  I've talked to the son about listing the house, but for now they are trying FSBO during the estate sale.  For the past couple of days there's been much more traffic on the street as bargain hunters come and go.

Where do you want to live?  First, a buyer chooses a location.  Near work, family, a certain subdivision or area.  And we've all heard the phrase about 'location location location' being so important in the buying decision. Today I toured a very nice, very well priced house in Rockhill Gardens.  But is it worth giving up a desireable  location for a good price?

Today I am meeting with a seller about possibly listing her house, as the current listing period with another agent is almost up. (This is possible to do in Missouri--in Kansas, an agent must wait until the listing is expired.) I have  toured this home, actually showed this home late last year, and am ver familiar with the neighborhood.

Finally, after two years, the house sold last week.  Phew.  Never thought the day would come.   I first listed the house in May 2009 for about 6 months, then again in March 2010. Finally got a contract together in November 2010 and it closed last week.  This is a 3 story, 4 bedroom, 3.1 bath home in a very desirable part of Kansas City.  What took so long?  My sellers and I learned some important lessons during the process..here are my thoughts.

Will this be a rather boring blog post about radon?  Although I can think of more exciting topics to write about, radon gas is a proven carcinogen so more awareness about what it is can't hurt.
Here in the Kansas City metro area, radon is prevelant. I alway recommend my buyers have a home tested for the radon level.  There are always many questions--most of all, what is radon and how much does the testing cost?

brookside real estate agent: Is Picking a Contractor Like Choosing an Agent? - 01/23/11 03:55 PM
Started our master bathroom renovation last week...I say 'master' bathroom with a laugh, this is a very small bathroom and it's not connected to the master bedroom!  However,  the second day of the project, a couple of issues came up that got me thinking ...  the way my contractor is dealing with these problems should be similar to the way I deal with my customers regarding unforeseen problems.
