I have been showing a lot of homes at Siena in Summerlin, an Active Adult Community, where we live, in the Las Vegas Valley.  An interesting phenomenon is taking place here as there are only 63 active listings available FOR SALE. I'm forwarding a link to a very well written article, by Frank Geary, published in today's Las Vegas Review Journal. The article is entitled:

The article does a really good job of telling us what's transpired during the past 6 years in this market, where we are today and, hopefully, where we are headed.

Wow! A bold prediction on Bucks part. As I wrote in an earlier e-mail, the Homes priced from $90,000 to $200,000 are stable and creeping up a bit.

New Federal Rules recently went into effect to make foreclosing on a property the "Last Resort" during these, rather challenging economic times. If a Loan Modification for the home owner will not work maybe a Short Sale will be the best option.
Short Sales can be stressful and a time-consuming process. But in many cases they will be necessary in order to get upside down home owners out from under their mortgage debt, especially with property values at their lowest point in years. It was quite and April and May for Las Vegas Valley Real Estate. So far June doesn’t seem to be slowing down. It’s a GREAT market for buyers! Homes currently in escrow that are scheduled to close have doubled over the past 2 months. That’s the good news! The not so good news is that all the homes on the market from foreclosures are keeping prices down. So if you’re a seller that’s not in a hurry, WAIT!
