      <description>&lt;p&gt;&lt;strong&gt;Colorado short sale&lt;/strong&gt; homes, at least in the Boulder and Broomfield area are not in as abundant supply as some places.&amp;nbsp; We are poised for a recovery in this market and we were not as deeply hurt as other areas.&lt;/p&gt;
&lt;p&gt;This beautifully crafted home in the lovely Crystal Pines neighborhood of Broomfield offers a tremendous buying opportunity for some very lucky soul.&amp;nbsp; &lt;strong&gt;Colorado short sale&lt;/strong&gt; properties like short sales anywhere offer up images of decrepit structures or neighborhoods.&amp;nbsp; The reality for this home and for many short sales in Broomfield and Boulder counties is quite different.&amp;nbsp; Frequently a &lt;strong&gt;Colorado short sale&lt;/strong&gt; home has been lovingly maintained and lived in until some hardship arises and the sellers can no longer stay in the home.&amp;nbsp; With the change in property values over time from the inflated market a few years ago may mean the the current market sale price of a home will be less than what the current mortage pay off balance is to the lender.&lt;/p&gt;

&lt;p&gt;Everyone has heard rumors of de-cluttering when it's time to sell your home. But, what does that really mean?&amp;nbsp; Before going hog wild and moving out... here's a few of the most important things to consider removing before you list your home for sale.&lt;/p&gt;
&lt;p&gt;10. &lt;strong&gt;Personal photos&lt;/strong&gt;. I don't always recommend removing photos of the 'family' but if you have hallways filled with photos or photos on every end table it is probably necessary. Buyers really DO get distracted by them. They will take them all in as they walk down the hall. Not only do they take away from the home, but it's really disturbing when a buyer is excited to 'know' the sellers. And, the buyers do look at them.&lt;img title="home" src="http://activerain.com/image_store/uploads/2/4/9/8/8/ar132820588688942.jpg" height="374" alt="home" style="float: right; margin: 3px; border: 3px solid black;" width="280"&gt;&lt;/p&gt;
&lt;p&gt;9. &lt;strong&gt;Bills and personal papers&lt;/strong&gt;. I understand that you cannot remove these document from the home all together, but please take the time to organize them, box them up and put them out of sight. If you have bills laying out on the counter or kitchen table it's like an invitation for the buyers to 'peek' at them. Believe me - I discourage it - but it still happens. And as a seller you just don't want to leave the temptation behind.&lt;/p&gt;
&lt;p&gt;8.&lt;strong&gt; Money&lt;/strong&gt;. I would love to say that every buyer (and Realtor) going through every home is honest, but I really don't want to test those waters. If you have cash, cash boxes or coin jars sitting out in the open... put them away. It's just better for everyone if it's out of sight. As Realtors we do what we can to protect your home, but your help makes a difference!&lt;/p&gt;
&lt;p&gt;7. &lt;strong&gt;Valuables&lt;/strong&gt;. Jewelry, watches, valuable antiques.... anything that might be worth a bit of money that you wouldn't want to lose. Out of sight, out of mind. If buyers don't know they are there they won't think about it. I can't tell you how many homes I've been in where the jewelry is left on the dresser.... somehow it's uncomfortable. At least put it away.&lt;/p&gt;
&lt;p&gt;6. &lt;strong&gt;Guns and ammo&lt;/strong&gt;. I don't care if they are in a case or out laying around or under a bed. It's better if you just plain old remove them from the home prior to listing. For some reason they make buyers (in my experience) feel really insecure. &lt;/p&gt;
&lt;p&gt;5. &lt;strong&gt;Shoes!&lt;/strong&gt; If you have a pile of shoes at the door... ask yourself why. A pile of shoes gives a buyer two impressions. The first? That there isn't enough storage in your home. 2. That there are too many people living in the home. So, in order to avoid wondering on the part of the buyer... just put them away.&lt;/p&gt;
&lt;p&gt;4. &lt;strong&gt;Medicine.&lt;/strong&gt; Take it out. Don't store it on the counter. Don't store it in the cabinet. Don't store it in the bathroom. Remove it. There have been many complaints over the years of potential buyers 'stealing' the medicine out of the cabinets. I have never had it happen on my time clock, but to avoid any trouble it's best to simply remove it. &lt;/p&gt;
&lt;p&gt;3. &lt;strong&gt;All things on your kitchen counter&lt;/strong&gt;. Everything? Really? Yup. The cleaner you can leave the counter, the more buyers dream of being in there. Have you ever been in a cluttered kitchen? Does it feel inviting? How about a cleaned up kitchen? Does it make you wanna spend time there? Also, if you store things on the counter it gives the appearance that you do not have enough storage space. &lt;/p&gt;
&lt;p&gt;2.&lt;strong&gt; No more junk drawers&lt;/strong&gt;. Seriously. Clean 'em out. There is nothing more tacky than a potential buyer opening the cupboards and drawers and having things sticking out everywhere. Box up all the notes, pens, tacks, and odds and ends and put them away. Chances are you don't dig in the drawer often anyways. &lt;/p&gt;
&lt;p&gt;1. &lt;strong&gt;Nothing but magnets&lt;/strong&gt;.... and maybe not even that. Take a photo of your fridge, take everything off, wash the front (and side), and take another photo. It is really refreshing to walk into a home that has a clean fridge. The kids pictures are beautiful (believe me... my fridge is covered in them) but buyer's can't imagine their own children's drawing on there if it is covered with yours. And, the magnets... If they aren't decorative (and even then) they are generally more of a distraction to the room than a help. Consider it.&lt;/p&gt;

&lt;p&gt;When&lt;strong&gt; hiring a Realtor&lt;/strong&gt;&amp;nbsp;you choose to be represented by a Transaction Broker you are hiring a professional to&amp;nbsp;assist you throughout the transaction.&amp;nbsp; This is a perfectly acceptable form of representation and the Broker will perform all the terms of your agreement and assist you with the contract through closing.&lt;/p&gt;
&lt;p&gt;I like to make reference to baseball when describing the difference between hiring an Agent vs. a Transaction Broker.&amp;nbsp; A Buyer's Agent is like the coach of the baseball team.&amp;nbsp; S/he will&amp;nbsp;strategize with you to come up with the best game plan to win the game.&amp;nbsp; If the seller has a Seller's Agent, they also are&amp;nbsp;developing&amp;nbsp;strategies to get&amp;nbsp;their best deal.&amp;nbsp; A transaction broker is like the referee.&amp;nbsp; The referee does not create&amp;nbsp;strategies with either team but&amp;nbsp;is there to ensure you play by the rules and that it is a fair game.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;Hiring a Realtor&lt;/strong&gt;is not your only choice, however.&amp;nbsp; In Colorado one may choose to be a 'customer' in a transaction.&amp;nbsp; This is a party to the deal, either a buyer or seller who has not hired a Realtor as either a Seller's Agent, a Buyer's Agent or a Transaction brokerage.&amp;nbsp; This might be a do it yourself person or investor.&lt;/p&gt;

&lt;p&gt;One&amp;nbsp;common question&amp;nbsp;I hear is 'how much lower as a percentage of the asking price should I make my offer?"&amp;nbsp; Buyers are wondering if their is a standard or expected amount.&amp;nbsp; When&lt;strong&gt; using a Realtor to purchase&lt;/strong&gt; &lt;strong&gt;your home&lt;/strong&gt; and you find the home you want to buy, an experienced Realtor will research the market value of that property based on the current market conditions.&amp;nbsp; They will show you the results of the research and the current market value of your future home.&amp;nbsp; Based on this you might discover that the home is actually priced right at market value or perhaps even under for a quick sale.&amp;nbsp; In this case you would want to consult with your Realtor as to the pros and cons of making a purchase offer below the asking price.&amp;nbsp; As you can see with this example one might not always make an offer under the asking price.&lt;/p&gt;

Instead of just taking out the biggest mortgage a lender qualifies you to borrow, consider how much you want to pay each month for housing based on your financial and personal goals.&lt;/p&gt;
&lt;p&gt;
Think ahead to major life events and consider how those might influence your budget. Do you want to return to school for an advanced degree? Will a new child add day care to your monthly expenses? Does a relative plan to eventually live with you and contribute to the mortgage?&lt;/p&gt;
&lt;p&gt;
Still not sure how much you can afford? You can use the same formulas that most lenders use, or try another of these traditional methods for estimating the amount of mortgage you can afford.&lt;br&gt;
&lt;strong&gt;1. The general rule of mortgage affordability&lt;/strong&gt;&lt;br&gt;
As a rule of thumb, you can typically afford a home priced two to three times your gross income. If you earn $100,000, you can typically afford a home between $200,000 and $300,000.&lt;br&gt;
To understand how that rule applies to your particular financial situation, &lt;strong&gt;prepare a family budget&lt;/strong&gt; and list all the costs of homeownership, like property taxes, insurance, maintenance, utilities, and community association fees, if applicable, as well as costs specific to your family, such as day care costs.&lt;/p&gt;
&lt;p&gt;
&lt;strong&gt;2. Factor in your downpayment&lt;/strong&gt;&lt;br&gt;
How much money do you have for a downpayment? The higher your downpayment, the lower your monthly payments will be. If you put down at least 20% of the home's cost, you may not have to get private mortgage insurance, which costs hundreds each month. That leaves more money for your mortgage payment.&lt;br&gt;
The lower your downpayment, the higher the loan amount you'll need to qualify for and the higher your monthly mortgage payment.&lt;/p&gt;
&lt;p&gt;
&lt;strong&gt;3. Consider your overall debt&lt;/strong&gt;&lt;br&gt;
Lenders generally follow the 28/41 rule. Your monthly mortgage payments covering your home loan principal, interest, taxes, and insurance shouldn't total more than 28% of your gross annual income. Your overall monthly payments for your mortgage plus all your other bills, like car loans, utilities, and credit cards, shouldn't exceed 41% of your gross annual income.&lt;br&gt;
Here's how that works. If your gross annual income is $100,000, multiply by 28% and then divide by 12 months to arrive at a monthly mortgage payment of $2,333 or less. Next, check the total of all your monthly bills including your potential mortgage and make sure they don't top 41%, or $3,416 in our example.&lt;br&gt;
&lt;strong&gt;4. Use your rent as a mortgage guide&lt;/strong&gt;&lt;br&gt;
The tax benefits of homeownership generally allow you to afford a mortgage payment-including taxes and insurance-of about one-third more than your current rent payment without changing your lifestyle. So you can multiply your current rent by 1.33 to arrive at a rough estimate of a mortgage payment.&lt;br&gt;
Here's an example. If you currently pay $1,500 per month in rent, you should be able to comfortably afford a $2,000 monthly mortgage payment after factoring in the tax benefits of homeownership.&lt;br&gt;
However, if you're struggling to keep up with your rent, consider what amount would be comfortable and use that for the calcuation instead.&lt;br&gt;
Also consider whether or not you'll itemize your deductions. If you take the standard deduction, you can't also deduct mortgage interest payments. Talking to a tax adviser, or using a tax software program to do a "what if" tax return, can help you see your tax situation more clearly.

You've got a great look going but then you keep adding accessories to your outfit. A scarf or two. All of a sudden your great look gets lost. No one will be able to focus on that perfect necklace or pair of shoes because there's too much to look at.&lt;br&gt;&lt;br&gt;The best outfits are the ones with a simple color palette. A nice pair of jeans, a contrasting top and jacket and some great accent jewelry and shoes.&lt;br&gt;&lt;br&gt;Your home is no different. I&lt;strong&gt;t's an extension of who you are but it shouldn't be the catchall for everything you've ever wanted to bring home. &lt;/strong&gt;Layering is wonderful but you have to know when to stop before your look gets lost.&lt;br&gt;&lt;br&gt;Start with one room. &lt;p&gt;&lt;strong&gt;1.&lt;/strong&gt; Keep in simple, Pick one or two main colors for your walls and floor. The fewer colors the more spacious your home will look.&lt;br&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;

&lt;p&gt;&lt;strong&gt;&lt;span style="text-decoration: underline;"&gt;&lt;img title="Boulder Home Prices: On the Rise?" src="http://activerain.com/image_store/uploads/6/2/3/1/9/ar128208316791326.jpg" height="85" alt="boulder home prices, boulder real estate" style="float: left; margin-left: 4px; margin-right: 4px;" width="135"&gt;Boulder, Colorado home prices&lt;/span&gt;&lt;/strong&gt; are on the rise . . . that's the headline I read in an article today.&amp;nbsp; Looking a little deeper it appeared as though they were simply comparing results from one month - June of 2009 with another month - June 2010, which may or may not present the whole story.&amp;nbsp; There's a saying in Boulder that it's a ". . . great place to live, work and play"; &lt;strong&gt;homes in Boulder&lt;/strong&gt; have also historically been a very sound real estate investment, so we wanted to take a closer look at how the &lt;strong&gt;Boulder real estate market &lt;/strong&gt;has performed recently.&lt;/p&gt;
&lt;p&gt;Our analysis is based on data from IRES as of 8/17/2010, and includes single-family resale statistics across all price ranges during the previous 12 months.&amp;nbsp; The first indicator we looked at was the median price of a sold listing during this period, which reflected a relatively flat market with a decrease of 0.4%.&amp;nbsp; The average price was actually up about 8.5% but we believe the fact that the average is more heavily influenced by extremes than the median, makes this a less reliable number.&amp;nbsp; The real performance is likely much closer to the median.&lt;/p&gt;
&lt;p&gt;The dynamics of the &lt;em&gt;Boulder market&lt;/em&gt; over at least the last 12 months has been that the higher-end market (say $1M and over), has underperformed and tends to skew overall numbers such as days on market, sales-to-list-price ratio, absorption, etc., down.&amp;nbsp; There are several years' worth of inventory in that segment right now, for example, far different from the lower-end market.&lt;/p&gt;
&lt;p&gt;Sometimes buyers and sellers will ask about the price per square foot data, which reflects an increase of about 7.5% in Boulder over the past 12 months.&amp;nbsp; However, there are so many factors that affect the price per square foot - particularly in Boulder, CO, where there can be wide variances in age, lot size, quality, etc., that this indicator is hardly reliable across the board.&amp;nbsp; With the price reductions that we've seen in some of the higher-end homes, we may be seeing those homes that sell infulence this particular indicator and, again, skew the results.&lt;/p&gt;
&lt;p&gt;Our inventory in Boulder tends to be seasonal and the past 12 months has been no exception.&amp;nbsp; The overall volume of units for sale is down by 0.7%, but overall that part of the market has not see any wild swings.&amp;nbsp; The number of units under contract and the number sold are both up, 1.28% and 25.7%, respectively, which is a good sign.&amp;nbsp; And, the days on market, or DOM, has consistently come down over the past 12 months to an average of about 70 days at the end of July, the lowest level in over a year.&lt;/p&gt;

&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;strong&gt;YOU NEED VERY GOOD CREDIT TO BUY A HOME. &lt;/strong&gt;Even though some programs will go somewhat lower when looking at credit score, your good credit is a ticket to a smoother process overall. How do you know about your credit? Take a look at it yourself before you get too excited. Go to &lt;a href="http://www.ANNUALCREDITREPORT.COM"&gt;WWW.ANNUALCREDITREPORT.COM&lt;/a&gt;.&lt;/p&gt;
&lt;p&gt;You can get one free copy per year&amp;nbsp;of your credit report from all three bureaus. You will not get a score unless you pay for it. The actual reports are free, scores are at a cost. What you are looking for here, however, is the status of your credit, the score is not the most important thing. Examine it to see:&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;em&gt;&lt;span style="text-decoration: underline;"&gt;what trade lines you have open?&lt;/span&gt;&lt;/em&gt;&amp;nbsp;&amp;nbsp; You may need a minimum number of lines open for a real estate mortgage. You'll need to ask the lender about this specifically.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; how long have they been open?&amp;nbsp;&lt;/span&gt;&lt;/em&gt;&amp;nbsp; Your lender may require several months of history.&lt;/p&gt;
&lt;p&gt;&lt;em&gt;&lt;span style="text-decoration: underline;"&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; are you paying on time?&lt;/span&gt;&lt;/em&gt;&amp;nbsp; Important factor. If you are not, then why not?&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; how much of the&lt;/em&gt;&amp;nbsp; available credit &lt;em&gt;are you using?&lt;/em&gt;&lt;/span&gt;&amp;nbsp; Very important to the lender, if you are using over 50% of the available credit you will score lower than someone who is using less than 25% of the available line.&lt;/p&gt;
&lt;p&gt;&lt;span style="text-decoration: underline;"&gt;&lt;em&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; are there things on your credit you did not know you had?&lt;/em&gt;&lt;/span&gt;&amp;nbsp; If so, you will want to make note of them to discuss&amp;nbsp;with the lender. There are some situations where if you have a collection you were not aware of, you may want to discuss it with the lender prior to settling it. Any changes to an account like this affects your score, including paying it off.&lt;/p&gt;
&lt;p&gt;Armed with this information and your employment information, you are ready to call a lender to get educated about the&amp;nbsp;financing process of buying a home. You do not want to look at homes until you know you are ready to buy a home. To do so is frustrating to you, sellers who get their homes ready for a showing and the Realtor who may spend time with you when you are not ready.&lt;/p&gt;
&lt;p&gt;Lenders want to&amp;nbsp;see that you are handling your current credit situation responsibly. You can take that first step to determine if you are ready to buy a home by pulling a copy of your credit. I usually suggest the above website whether you are&amp;nbsp;getting ready to buy a home, &amp;nbsp;whether you are renting or already a home owner. Get a copy of your credit, it is FREE.&lt;/p&gt;
&lt;p&gt;Another good tip for using the above website is to pull only one bureau at a time. The three bureaus (Trans Union, Equifax and Experian) generally have the same data. You could, however, have a lender who reports to only one or two of the three so there can be some difference. You can look at your credit three times a year for FREE by looking at one in January, wait a few months and look at a second bureau and after a few months look at the third one. A good way to keep track of your credit on an ongoing basis and it costs you nothing even if you are not in the market to buy a home.&lt;/p&gt;

&lt;p&gt;Pricing a property is a complex exercise.&amp;nbsp; Many factors are considered in preparing a comparative market analysis, and of these, experience is the most important. When sellers ignore a properly-prepared CMA and insist on listing their property more than 2% above recent closed sales, they are making a big mistake which will ultimately cost them dearly.&lt;/p&gt;
&lt;p&gt;Realtors do not determine market value. Neither do sellers. Market value is the amount a buyer is willing to pay and a seller is willing to accept for a specific property. Sellers should never price their homes based on what other sellers are asking. The only prices that matter are those of comparable homes that have recently sold.&lt;/p&gt;
&lt;p&gt;Buyers want a good deal, and will not knowingly pay too much. They are selective and price-conscious, and look at many propertiesbefore making a decision. The property they eventually choose will be the one which gives them most of their want and needs at a price they perceive to be fair market value, and in this kind of market, what they consider a "deal".&lt;/p&gt;
&lt;p&gt;Some sellers believe it's easy to get market price, and that a Realtor's job is to sell the property for whatever the seller wants or needs. Some believe if they wait long enough, a buyer will come along who is smart enough to have the money and income to buy the house and too dumb to know it's overpriced. Not likely. Buyers also want to see a market analysis.&lt;/p&gt;
&lt;p&gt;A common seller statement is "we're in no hurry; we'll just leave it on the market until we get our price." In fact, the longer a home is on the market the less likely a seller will receive asking price.&lt;/p&gt;
&lt;p&gt;Some sellers say "If my price is too high, buyers can always make an offer." True, but they usually won't. Many realtors won't show overpriced homes, except maybe to convice clients what a good deal a competing property is.&lt;/p&gt;
&lt;p&gt;Sellers often tell their agent that they must sell at a certain price because they need the money. Real Estate Economics Law #1 is that "a seller's need for money does not increase the market value of the home." If you were a buyer, would you pay a premium for a home just because the seller needs more money?&lt;/p&gt;
&lt;p&gt;Sellers often say, "Couldn't we just try it for a couple of weeks?" Of course they could, but 90 percent of the showing and previewing activity happens in the first two weeks. These buyers are looking for a specific house and are called by their realtor to see the new listing. They need to be captured, as they are probably the best buyers.&lt;/p&gt;
&lt;p&gt;When a property hasn't sold, sellers think their agent is not exposing the property to enough buyers. No matter how much exposure their home gets, it won't sell if it's overpriced, and if it did, it probably would not appraise.&lt;/p&gt;
&lt;p&gt;Pay attention to the pricing of your home. The long market time will cost you thousands of dollars that rightly belonged to you.&lt;/p&gt;

&lt;p&gt;Marketing a home in 2010 is NOT the same as marketing it 10 years ago. Even if you did this before, you have to do so much more than plant a sign on the yard and place a classified ad.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;5. Advertising is more complicated. &lt;/strong&gt;When is the last time you read the newspaper or searched the classifieds. Years ago you'd buy the paper to see what homes were for sale or rent. A single classified ad run several times a week might get you enough calls to sell the house. Now it's so much more complicated! Most agents and brokers don't advertise anymore in newspapers because THEY DON'T WORK and also because they are very expensive considering the lack of results.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;4. Are you internet savvy?&lt;/strong&gt; What does work is the internet. Buyer start their searches online now, months before they are ready to buy. A real estate broker will put your property on the MLS to advertise to all agents, plus many other internet sites. In our office, we put your property on 3 MLS systems covering all of Schuylkill, Lebanon/Lancaster MLS, and&amp;nbsp; TREND MLS which stretches into Reading and Philadelphia. We then use Postlets and ListHub to feed out into over 38 sites via RSS feed. So you're on Trulia, Zillow, Craigslist, Homes.com, and so many more sites. Can you do that?&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;3. Are you ready to pre-qualify buyers who call on the phone?&lt;/strong&gt; Before you let someone cross the threshhold, are you ready to ask them personal questions about their finances, or are you going to just open the door? How do you know a buyer really has the ability to buy? Because he says so? Really? Not in today's market. And once you agree to show your home to someone, you need to make yourself available to all buyers, at their request, when they want to see the home on their own time, not yours. Is it an inconvenient time? Sorry. Make yourself available for them.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;2. What about all the paperwork?&lt;/strong&gt; If you do go FSBO, call a lawyer. You will need someone to write up the contracts and get you to settlement. You should not just go online or to Staples to find generic documents. This is complicated and dangerous to try to do on your own. You need an attorney to help you once you find a buyer. The work is not finished. It is just starting, unfortunately. You have contracts, then inspections, the appraisal, and financing details to make it thru now.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;1. Can you negotiate like a pro? &lt;/strong&gt;Seriously. If a buyer walks in and asks "Can you go lower" or "Why are you selling" or "What is your bottom line?" How will you answer? This is not a business deal cut and dry. This is your house. Will you waffle a bit and tell them there is room to negotiate? Will you tell them that you need to be moved in 30 days because you got a new job? Will you hurt your negotiating power by giving away too many details about why you are moving and/or how much you will really take? Having an agent in the middle can take a step away from this, giving a bit of distance to you in negotiating. Perhaps if you do not want to pay an agent, you should hire that lawyer to negotiate for you. Don't try this yourself if you even think you're going to tell buyers too much personal information or cave when they say your home is overpriced or they can only afford X.&lt;/p&gt;

&lt;p&gt;Do you have another place to go.&amp;nbsp; Have you purchased another house?&amp;nbsp; Are you being transferred?&amp;nbsp; Is this a happy move or a stress move?&lt;/p&gt;
&lt;p&gt;Are you selling because of a happy new addition to your family?&amp;nbsp; Or are you in the middle of a mean divorce?&amp;nbsp; Are you moving to a new city for your dream job?&amp;nbsp; Or are you selling because your job moved to China without you and you can no longer afford your place?&lt;/p&gt;
&lt;p&gt;It goes to motivation.&amp;nbsp; If you show up as needy and anxious and tell all,  the agent showing your home will think you are more motivated than you might be, and the  offer might come in a lot lower than what you'd like to see.&lt;/p&gt;
&lt;p&gt;Your agent would never volunteer any of this information out of the blue. &amp;nbsp;&lt;/p&gt;
