Give me a T, give me an R, give me a U, give me an M, give me a P.  Yes, the TRUMP is finally on the TRUMP tower. Day by day last week the letters went on the building...one letter a day.  With just a few more months before the grand opening of tower 1 (January 2008) Donald Trump's latest venture is in its final stages.

Prices at the pump are going down...average price of a gallon of gas in Las Vegas today was $2.92.  I've seen it a lot cheaper than that...one place was as low as $2.75.  I filled up yesterday for $2.80.

School starts in a little less than a month, there is a need for 500+ more teachers in the Las Vegas community.  There will also be a need for other school personal including bus drivers and crossing guards.  Check out the CCSD web site for job opportunities.
Last nights news showed a major need for 911 dispatchers...a 6 month training process is required.  "Metro" is also recruiting new officers.  Contat Las Vegas Metro Police for details on both.
Nurses have been in constant short supply over the last few years.  Check out some of the local hospitals for further details.

Las Vegas just keeps on growing!  The media says that 6,000 people are moving to Las Vegas every month. BUT they make no mention of how many are leaving every month.  The media makes LV look totally overcrowded...we have a lot of people but not that many.
It is still possible to purchase a nice 1,600 square foot house for less than $300,000, sometimes for even less than $250,000 but those are getting a little harder to find.

Las Vegas, NV: Braewood Heritage Update - 07/27/07 09:41 PM
There are 8 homes currently for sale in Braewood Heritage...since the last time I've posted an update one has gone off the market (Haverhill property), three have been listed and one has been put in escrow (after only being on the market 15 days).  Three of the places currently for sale are short sales or foreclosures...meaning that are in the process of being taken over by the banks who cary the loan.
The townhome at 3550 Kensbrook finally closed after a 6 month escrow.  The big issue was the seller passed away 5 months into the listing and probate had to be opened because there was no will.  I would encourage everyone … (0 comments)

If you've been to the Premium Outlet Mall  in Las Vegas lately you will have seen that a lot has been done to revamp it.  It's a fairly new mall, built within the 10 years that we've lived in Las Vegas, but the parking stunk.  A new parking structure has been built, I didn't count but I would guess there were 5 stories of parking.  Parking between the mall and the freeway has been almost eliminated and what is still there is being used for valet parking, taxi cabs, hotel shuttle buses, and city buses.  The parking structure is great and … (4 comments)

This afternoon I had the pleasure (?)of visiting our local airport again (McCarran International Airport).  When you live in Las Vegas it seems like there is ALWAYS a chance to spend some time there...picking up visitors, dropping them off....today I was picking up my son.  Robert drives here from a little 'hick' town in Yuma, AZ (they don't have a big airport) and flies out of here.  It's a 300 mile drive, or he could drive to Phoenix, which is a 180 mile drive.  He kills 2 birds with one stone...makes his parents happy and then leaves on vacation.  This time … (8 comments)

Trump Tower being built on the Strip and scheduled to open the first of the year is putting the T - R - U - M - P  at the top of the building this week.  One letter is to go up each day...but the "T" (which is 20 feet tall) had to be postponed because of weather!  It ‘almost' rained today (7-23-07)...the weather has been HOT  but had cooled down as a monsoonal flow worked its way into the valley.  The rain was about enough to dirty the windshields of vehicles.  My thoughts are...what happens if it ‘almost rains' everyday … (3 comments)

Ave Maria - A Different Kind of Master Planned Community! - 07/22/07 01:33 AM
I'm hearing on the news last night of a little town of Ave Maria in southwest Florida that is being built around the master planned community concept.  Plans for this community started a year or so ago and their grand opening was Saturday 7/21/07.  To me it sounds like a wonderful concept but I think it will have its issues (doesn't everything!).  The planning of the community started with the owner of Domino's Pizza ...it will be a ‘family-oriented' community built on Christian concepts (more like Catholic concepts)...I am not Catholic but I like the idea already.  The cable companies will … (13 comments)

It happened again last night when we were out to eat...'look there's the mayor', the people next to us said in whispers. My husband does have an uncanny resemblance to Las Vegas mayor Oscar Goodman.
It's almost embarrassing!  Actually it is embarrassing sometimes.  Once he drove through a fast food place and the kids inside giving him his order wanted to do it for free.  He had to show them his driver's license to prove he wasn't who they thought he was!  He's been known to be stopped and asked for his autograph!

I'm watching the news on TV this evening and one of the stories is about a mom in Florida who had her children help her steal a dog from a pet store!  The whole thing was caught on surveillance camera inside the store.  The children, a 7 year old girl and her younger brother, were seen stuffing the Boston Terrier into a large bag they were carrying and then going over to the mom on the other side of the store.  Mom was holding a younger child.

According to SalesTraq the median new home price in Las Vegas in June rose from May's $314,100 to $329,990.  New home prices are down 2.2 percent from a year ago. On resale homes for June the median pirce rose from $277,900 surpassing May's $275,000.  Resales are down 4.1 percent from a year ago.
Alex Edelstein, developer of the mid-rise Manhattan condos and Manhattan West in Las Vegas, says that Las Vegas is not the only city with housing prices above the national average. They're "cool" cities like San Francisco, New York and Los Angeles, according to … (2 comments)

Angel Point, like the rest of Las Vegas,  has come to a virtual standstill, although it is starting a 'slow crawl' back.  There are currently 7 condos available.  7 have closed since the first of the year.  All solds had been listed for 6 weeks to 14 months.  The range of prices within the community is so WIDE being $169,900 for the LARGER unit (1188 square feet) to $199,999 for the SMALLER unit (1016 square feet).   Yes, those figures are correct.  Why such a difference in price? 1. I LOVE IT WHEN I END UP WITH SATISFIED CLIENTS.  Yesterday I had the privilege of being invited to a combination housewarming/1st birthday party for some WONDERFUL  clients who closed on their gorgeous first home in April.  Meet Josh and Deborah and their BEAUTIFUL daughter Emily Susanna.
They were a DELIGHT to work with and even though they were eager first time buyers they took everything with a grain of salt and things went fairly smooth.  They purchased a 'short sale' so things got a little 'hairy' at time.  But now they are so happy.

Our son called us yesterday, as he does every Saturday, he's usually a pretty upbeat kind of guy...yesterday he sounded a little 'down'...I asked him what was the matter...
He said he had been to a funeral the day before (on Friday) for a friend of his who had gone with a youth group from her church to the mountains to drop off kids at summer camp. Dreaded what?  you say....the Dreaded of the the dread-est...the JURY SUMMONS.  I went to the mail box yesterday and after weeding through all the junk mail on my way to the trash, I found one thing of interest...I'd received my 'order' to do my civic duty!  I truthfully almost did not realize that's what it was at first, it looked like just another piece of 'pre-sorted junk mail.' 
It's been a long time since I've been called for jury duty...at least 10 years...so I can't complain TOO MUCH...well I could but no one would listen!

Do you as a prospective sellers (FBSO's, Expired, Etc) insist on pricing your home in an unrealistic price range?  I personally make it a rule not to list anything that is more than 10% over priced. and I am sure that many other Realtors feel the same way.  We find that if we do as the seller asks on pricing that the seller is generally hard-nosed and *I* end up being the ‘bad gal' in the deal.  It's a waste of time/money/effort on my part. it's a waste of time/frustration on your part as the seller when we don't get much activity.   There are situations … (16 comments)

Las Vegas-Braewood Heritage Update - 07/12/07 12:14 AM

There are 7 homes currently for sale in Braewood Heritage, not too bad for a 400+ home community.  This community has always stayed fairly stable in the turn around.  There are not a lot of investment properties in the complex (thus fewer renters) because of the 5% cap on rentals that was voted on a couple of years ago.

The time was 5:30 P.M. this evening...the temperature in Las Vegas as you can see from the sign was a sizzling 116°.  According to "The Weather Channel thing on my website the current temperature is 101° and it's 10 P.M....ya gotta LOVE it!  It's DRY heat...enough to shrivel one's bones! 
Although it's warm in Las Vegas for a few short months out of the year, you can't beat the rest of the year!  Cool nights, sunny days are the norm 8-9 full months a year.  It is not uncommon to see many a tourist in our 'winter months' wearing shorts and tank tops and right … (9 comments)

Weddings Las Vegas Style! 7-7-07 - 07/07/07 09:07 PM
Elvis themed weddings, underwater weddings, drive-thru weddings, traditional weddings, you name it Las Vegas has them all.  And today 7-7-07 is one of the busiest wedding days ever.  The county courthouse was processing 100+ marriage licenses an hour yesterday!  The prediction is for 3000+ weddings today.  As of 4pm this afternoon (according to the news) one wedding chapel in town had performed over 400 weddings.  Brides and grooms have been lined up in 115° + temps waiting for hours on end just to claim 7-7-07 as their anniversary date! 
My question is...how many of these happily married couples will still be married … (2 comments)

Every year my husband loves to do his part to shows his patriotism, or so he says!  I think it's more for the 'attention".  The pants were bought in 1972 (so they are 35 years old!).  And yes he has worn this outfit EVERY  4th of July since then!  He's also worn it on Presidential election days.
The shirt had to be replaced once over the years but the pants are the same.  They are made of the old 'polyester double knit'...remember those days?  So they kind of stretch with the rest of him...but I should be so lucky to be able to fit … (9 comments)

It's  HOT - The OFFICIAL temperature in Las Vegas yesterday was 115º mark this week. This makes it hard to believe that Las Vegas is now in the monsoon season - lasting from July to September.  The monsoons are desert thunderstorms, which are known to bring downpours of rain in a short time period. This causes flooding in some areas

May's Las Vegas housing statistics tell us that we're on a real, not a false, bottom.Every market goes in cycles.  It is vital to understand when  a cycle has bottomed out.  The reasons we think Las Vegas is now on a real bottom are:       1. SALES: Both new and existing home sales have traded in a narrow range over the last four months. New home sales improved slightly to 1,756 and existing home sales dipped slightly to 2,416 in May.         2. Las Vegas just keeps on growing!  The statistics, as mentioned in the Las Vegas Review Journal and on the 3 major TV stations local news, say that 6,000 people are moving to Las Vegas and Clark County NV every month.  We grow and grow and grow.  Yet Clark County is at the top when it comes to foreclosures.  Unofficial word is (from local news) that there are between 9,000 and 10,000 homes in Clark County currently in some stage of the foreclosure process (I am assuming they mean short sales, foreclosures, bank owned properties).
