Hosts of the festival are Allison and Ken Gilliam, owners of the great old house and the lavender farm.

Allison’s lavender store at 105 ½ Fox Street, left from Main Street in Jonesborough, is a delight to the eyes as well as the nose. If you haven’t been there, you can’t imagine how many interesting lavender products are available.

Anne Elliott of Towne Acres to direct Milligan College "Sing Into Spring" concert

Anne Elliott, who lives on Clamar in Towne Acres, will direct the Milligan College Women's Chorale in its spring concert, "Sing Into Spring," in a free concert open to the public, on April 26 at 7:30. The concert will be in the Mary B. Martin Auditorium of Seeger Memorial Chapel at Milligan. The program is described in the Johnson City Press as "a musical bouquet of works including selections from sacred, gospel, art song, ethnic and jazz music."

Milligan's concerts and other programs which are open to the public and free or very inexpensive are well-attended by the public as well as by the students, and are a valuable contribution to the cultural life of Johnson City and the entire area.

Anne was one of the first people I met when we moved to Johnson City. As I was approaching a store from the parking lot, a lady smiled, waved, and hurried toward me with a warm welcome. Then she realized I wasn't who she thought I was. We laughed, chatted a few minutes, and I had the pleasure of discovering that she was a piano teacher who lived near me. We had just moved from Silver Spring, Maryland, where we had lived across the street from an elderly piano teacher who had two grand pianos in her living room. Going over to hear her practice was a great delight and I talked for years about taking lessons, but she insisted that I must show I was serious by practicing at least an hour a day for a month before she'd take me on. I would have been a challenge. I tried off and on, but I never reached the level of dedication she required, so I was only an admiring audience.

Maybe I should see if Anne's requirements are less stringent. When could I make time!

I'll be in the audience and expect to see a lot of other friends there.

Towne Acres neighbors are contributing a lot to the area's pleasure. Just last week, Brenna Williams delighted her friends and family by being one of the top five in the Niswonger Children's Hospital talent search and performing with a number of other young singers and four from Broadway in a great progam at Niswonger.

I need to report soon about the record-breaking performances of Jessica Green, another Towne Acres young person, who is breaking swimming records. I've asked her mom for a picture and the details.

Johnson City singer Brenna Williams - a Niswonger Talent Search winner

Young Johnson City singer, Brenna Williams, performed in Greenville on April 13, with “five show-stopping stars from Tony Award-winning Broadway musicals” and other winners of the Niswonger Children’s Hospital Young Talent Search. We were delighted with the talent and the program and saw a number of Johnson City friends in the audience.

The performance at Niswonger Performing Arts Center was a hugely successful benefit for Niswonger Children’s Hospital. It was advertised as “One singular sensational evening.”It was.

Brenna was one of the top five finalists in the talent search, and local audiences have seen her and her parents , Steve and Tammy Williams, in many delightful performances.

I was glad to help the Williams family move just across the street from Towne Acres Elementary and I’ve been watching Brenna grow into a beautiful young woman over the years we’ve known this family.

I’m not at all talented musically, but I do have talented friends. I’m friend and listing agent for the Way family, who were all in Fiddler on the Roof recently and have been in several other performances as well.And the Johnson City Symphony has several other friends.Knowing the local performers is one of the pleasures of living in a small town.

TOWNE ACRES NEIGHBORHOOD NEEDS MORE LISTINGS - JOHNSON CITY TN

Some buyers who want Towne Acres Elementary School in Johnson City have seen all that meet their criteria and are waiting in hope that others will come on the market soon. Even when they’re found something they really like, there’s a tendency this time of year to wait for something else. If you know someone thinking about a move, now is the time.

In all of the neighborhoods that go to Towne Acres ES, there are only 32 that have at least 4 bedrooms and 2 baths, in a huge range from $208,900 to $1,700,000. Only 11 have 3 bedrooms and 2 baths.

At least 4 bedrooms and 2 baths:

8 in area immediately around Towne Acres ES. (From $212,500 to $729,000, 2 at $399,000)

1 in Shadowood ($459,000)

5 in Roundtree (from $307,000 to $749,900.

4 with three bedrooms and 3 baths, all in area nearest Towne Acres.

7 with three bedrooms and 2 baths

Sixteen of the 32 are in Highland Ridge or Gates at Highland Ridge or Highland Park. ($419,000 to $1,200,000.

Seventeen of the properties that feed into Towne Acres Elementary School have at least 5 bedrooms and 15 have at least 4 baths.

The property on Hays Farm Court is unique - $1,700,000.

I know of two colonials probably coming soon in Roundtree and Briarwood and a ranch Greenfields, and a few that have gone off the market without selling are probably still available.

Granted, our yards will be more beautiful in a few weeks. It’s still not too early to get in the market. Buyers are looking and wanting more. I’ve done thorough market analyses and have seen most of these and the ones that have sold and will be glad to share information with you.

Johnson City Chamber of Commerce - a serendipity meeting

The Johnson City Chamber of Commerce gave me another serendipity today. At breakfast, I chatted with someone I’d never met before and she mentioned that she’d just looked at a property in Mountcastle Hills. It happened to be one I knew very well because I’d talked to the owner while he was renovating it and had hoped to be the listing agent. And I told her about one I’m about to list on Crestwood which might well be the perfect place for that family. We talked about that and I’m about to send her a market analysis of that area to show her how hard I work for my clients, whether they’re buyers or sellers.

Making that new friend/prospect reminded me of my very first visit to the Chamber of Commerce breakfast as a newcomer to Johnson City, newly licensed in Tennessee after many years in Maryland. At that time I knew probably a dozen people in the whole town by name. I introduced myself to the lady on my right and we chatted about the beautiful mountain views for which this area is famous. I mentioned that I especially enjoyed the view from my living room window – all the way to Buffalo Mountain on one side and a little left of that, the range of ridges that I had been told went all the way to North Carolina.

“That’s the same view I have,” she said. That’s when we discovered that we lived on the same street, a half block apart. Shortly after that, she listed her home with me and that was my second sale in Johnson City.

In addition to the pleasure of making some new friends and meeting someone who might want to work with me, I also learned about a really great program going on at Bill Gatton School of Pharmacy about which I’ll blog when I have time. I need to call the faculty member to whom I sold a house when the school was just starting.

DAVID WHEELING, Lake James NC area- doing great for buyer referral

My seller client in Johnson City TN wants to move to Morganton North Carolina and I promised him I'd research thoroughly and recommend a great agent. SERENDIPITY - LONE OAK HISTORIC PROPERTY AND PREVIOUS OWNER

I keep finding unexpected connections. Ellen H. came to the open house of my listing on Forest Avenue recently, scouting for young friends. We had a pleasant talk and she left with my card with the calendar on the back.

When I called her to tell her that the property had sold that day, with two buyers bidding the price up beyond the asking price, I asked her how I could help her young friends.

She told me that one of the couples had just found a place on Lone Oak Road, on the other side of town. “I know Lone Oak,” I said. “In fact, I have friends who live in a historic property on Lone Oak.”

As I started to tell her about the Underground Railroad connection, the house built in 1836, the friends who did Civil War re-enactments, etc., she interrupted me. She knows that house and its current owners.

She knew the house well - her husband grew up in the historic home that his family had bought it in 1968.

Allison and Ken Gilliam, my friends who have owned it since 2003, had invited Ellen’s students at Ashley Academy to come see the house and had greeted them in costumes, tents in the yard, a sort of re-enactment– a memorable day for the students. I’ll add a picture as soon as I get one. The house itself is charming, but what my grandson remembers most vividly is looking for eggs in the barn when he was younger.

I told Ellen that Allison had a lavender shop in Jonesborough where you can find any thing you can imagine that is made with lavender. She knew about that also – I think it was her son who had bought something there.

We had a pleasant conversation sharing serendipities.

The home was built in 1836 and has access to the Underground Railroad. The Villas at Browns Mill, a patio home community in Northeast Johnson City, enjoy the ideal combination of close-in location, care-free maintenance, and community amenities. Avonlea Place is an oval of homes with Villa View, a little newer, just up the hill.

Within a mile and a half are grocery stores, shopping mall, and many restaurants, and it’s a convenient hop to medical facilities and I-26. This development is about half way between North Roan in one direction and past Tetrick Funeral Home to the Peoples Street shopping area in the other.

SERENDIPITY - TIMBERLAKE HOMES IN JOHNSON CITY TN

Timberlake Subdivision in Johnson City keeps coming up these days - several serendipities.

There are three properties on the market in Timberlake now, with another two coming on fairly soon. As is usually the case in that neighborhood, there’s a fairly wide range – from just under $130,000 to almost $200,000. There were ten sales in 2012, all with three bedrooms and two or three baths, except one that had four bedrooms and 1.5 baths. Another is pending and one has closed already in 2013.

Doing a detailed market analysis for a couple who are interested in one of my listings, I discovered that theirs once belonged to friends of mine (two owners ago) and that three others who used to live in Timberlake are now within walking distance of my home in Towne Acres – my new next-door neighbors, my Merrill Lynch contact who recently bought in Villas at Browns Mill, and my friends down the street used to own the one across the street from them.

Two families in Timberlake are looking at properties now, and will want to sell soon. I met one of them recently at a listing in Briarwood subdivision. While they admired many features about that lovely home, they commented that they’d need to add more bookcases, although that one already has built-in bookcases on either side of the family room fireplace. They have way too many books, the husband explained. I commiserated – we do also. Then I thought about the property that will soon be available in Mountcastle Hills. That one has several rooms with bookcases running wall to wall and floor to ceiling – wonderful for just the right people but maybe more bookcases than some people will want. I called and got permission to show it, even before it’s listed and before the seller has settled on a price.

They’ll want to see other properties, but they’ve found two already that are special and I’ve found a special couple to work with. He’s an attorney, so he understands that I’m representing the sellers on these two, as I’ll be representing them when they list with me. He agrees with me that dual agency is an oxymoron.

Postscript - I emailed the friends who once owned the property of this couple and got an interesting response. They loved their home in Timberlake and moved only because they needed more space for their growing family. Now that the children are grown, they’re thinking they need to go back to something like what they had. I wonder if they’d consider moving back to that one. Wouldn’t that be a neat story. On the other hand, maybe Angie’s message which I shared with the current owners will make them have second thoughts about leaving their present home – which they would be leaving for exactly the same reason as the Smiths. Main thing is what's good for them - go or stay.

WHY WAIT FOR SPRING?

‘TIS THE SEASON TO BE – GETTING READY

“We want to wait until Spring,” seems to be on a lot of sellers’ minds lately. The yard will look better. More buyers will be looking. The weather will be more pleasant. Etc. Etc. The other side of this equation is that there will be more competition and some of the buyers who might have wanted yours will have bought something else.

At least let me know you'll want to sell soon, so if a buyer wants what you have, I can call to see if you will let your house be shown. Several have done that, and I have details on these that will be coming on MLS soon.

I don’t like what agents call “pocket listings” because I think it’s in the best interest of sellers to have as many agents and buyers as possible know about their properties, but sometimes there’s a reason why a property isn’t on the market yet, even when sellers are given that advice.

Here are some worth waiting for, and I hope the wait won't be long. I'm ready to go as soon as the sellers are ready.

*Mountcastle Hills - Colonial with four bedrooms, 3.5 baths, totally renovated, with full finished basement, probably for just over $300,000.

*Mountcastle Hills -Rancher with three bedrooms, 3 full baths, spacious rooms, fully finished basement, lots of good cabinetry and bookshelves, just under $300,000.

*Hillmont, near South Roan/Okolona - Rancher with four bedrooms and 3 full baths, cherry kitchen, two finished levels, and two fireplaces, for under $170,000. Great commute for Milligan, ETSU, Quillen.

*Roundtree/Briarwood/Berkshire/Pine Timbers – Several in the neighborhoods just beyond Mountainview Rd- large homes ranging in price from $285,000 to $375,000. I know where they are and what’s special about each of them.

*ETSU /Quillen area – Stately colonial on a large lot with mountain views, great space for the price, in a very convenient area. (Price to be determined.)

*Towne Acres area –Colonial that will be priced to give buyers the chance to get a large colonial on a great street and fix it up to suit their taste. Enormous potential.

*Towne Acres area - ranch with 3 bedrooms, 3 baths, full finished basement. (Price to be determined.

*Towne Acres area - Rancher on almost three acres very close-in, with fantastic mountain views, everything large-scale - two master suites, 4 BR, 5.5 baths, pool, much more - Price to be determined.

Yes, buyers, there will be more to choose from in a few months, but there are some great ones on the market now. Don’t wait. You may find your dream while there’s less competition for it and even if you don’t, you’ll know the market and be ready when more come on the market.

CHRISTMAS DRIVE - Specially pretty streets in Johnson City TN

My favorite street for Christmas beauty is Sharon Drive, because so many houses on the street has candles in every window. Some also have things that appeal to children. One just about a block from Browns Mill Road has several inflated Christmas figures to appeal to the children. I've been meaning to go out at night and take pictures of the best ones - the whole neighborhood is pretty well lit. Another likely good street for Christmas decorations is Woodbriar in Shadowood.

We live on a hill in a location that can be seen from I-26, although it's far enough away that there's certainly no traffic noise - just a distant view. My visiting family say we need to light one of the big evergreen trees in the back yard - it could be seen for a long distance and the lot is big enough that it would stand out with no competing lights.

It's a shame to post a picture about pretty lights and not have a picture, but I've been negligent about that. What are your favorites?

SERENDIPITIES - CHRISTMAS IN THE AIRPORT - MAKING PEOPLE SMILE

Dear Active Rain Friends,

I've been working on a growing collection of serendipities for my children, who are beginning to arrive for the weekend from Maryland and Virginia. Some are posted in the Serendipity group. Far more are in a thick folder - copies of emails that remind me ot them, letters and emails to people who were involved to help me be sure I'm remembering accurately, hand-written notes, various documents, etc. - not chronological and not organized, but stories I think are worth telling. I'm trying to get them all into one document, then I'll sort them, edit - I don't know what I'll finally do, but they have given me a lot of pleasure.

I'm supposed to be working on the last-minute preparations for family dinner today, but things are pretty much under control so I took a few minutes to be sure the few I've put on Active Rain are in the main collection.

I came across this Christmas one, which I entitled "Makingi People Smile" from a while back and wanted to share it again - appropriate for several reasons - holiday travel, encouragement, Christmas. Wherever you and your family are and whatever your travel plans, I hope all travel safely and have a wonderful holiday.

I appreciate those of you who have encouraged me and who have shared your stories with me.

SANTA COMES TO JOHNSON CITY - DECEMBER 15 - JONELL FARM

SANTA in JOHNSON CITY, DECEMBER 15 – JONELL FARM

Santa will be at JoNell Farm on Saturday, Dec. 15th about 6:00PM, just off North Roan going toward Peoples Drive.

All the children will receive a small gift and will be able to remind Santa of their wishes. The gift is a JoNell farm coloring book made by Mrs. Santa (June Miller Gouge). It has the story of the farm and pictures of all of the animals living on JoNell farm.

I don’t know how long this tradition has been going on, but even if you’re not free to see Santa that evening, drive by to see all the decorations at 2503 Browns Mill Road.

If your children go to Towne Acres Elementary – or for that matter, if you drive Browns Mill Road between Peoples and North Roan – may well have seen the alpacas. JoNell Farm is at 2503 Browns Mill Road.

There's a serendipity story here - I'll add it later. Mrs. Santa happens to know some of the people who have been in Johnson City for generations, and the way we all got together is a fun story.

HOMES IN TOWNE ACRES AREA, JOHNSON CITY TN - 812 LIZABETH DRIVE

I'm prejudiced - this is my own neighborhood. When we moved to Johnson City from Maryland a few years years ago, we did several preview visits before we were finally ready to decide where we wanted to go, and when we had to make a quick decision, we were glad we'd narrowed it down to this area. The decision was a Tudor on a hill with a magnificent view of the mountains - 812 Lizabeth Drive, just off Knob Creek.

We loved that one for several years - I've told the new owner how much I miss some things about it - and we're now in a rancher a little farther up the hill. That house is back on the market after a few years, at $285,900, a good price for four large bedrooms, 2 full and 2 half baths, finished basement, huge attic to finish and a great yard. The view is still spectacular and the things we liked about it have even been improved. One special feature we enjoyed was the master bedroom with its beautiful view, fireplace and great bath. The basement is finished and there's a large, light and high attic that cries to be finished. I loved the gardens. Almost every room in the house had as pretty a view as I've seen - we just went a little higher up the hill for more land and one level. It's not my listing - the folks who bought from us have listed with a friend.

I'd love to show this and the other great properties in the Towne Acres area to you. I have them all at my fingertips and keep a detailed market analysis of the area up to date. There's a lot to choose from in this area now. The school is great, the location is very convenient, and I know some great neighbors in the area.

The schools their children will attend are a very important factor for most parents. There’s a lot of information available on line, and most schools welcome visits from people who want to see “in person” what a school is like. In addition, signing up for school newsletters is a good way to get a feel for the activities and the character of the various choices.

For examples of the kind of information available on two national sites, I used Towne Acres Elementary School at the example. Parents considering a move here will want to compare with other nearby schools, and maybe to compare local schools with the schools they will be moving from.

· Evaluations by parents, teachers or “other” – the ratings for Towne Acres Elementary are all good, which has certainly been my experience talking with parents over the years.

· Articles grouped by topics such as “parenting dilemmas,” subject matter, moving with kids, health and behavior, and learning difficulties.

There’s also a place on the GreatSchool.com site to search for homes for sale in the area, but it is a Realtor.com site not specific to this school district.

The MLS link on my personal site allows the search to be narrowed by school as well as by more criteria than offered on the Great Schools link.
