      <title>HEY, HAS ANYONE MISSED ME???</title>
      <description>&lt;p&gt;I have been in Natchitoches, Louisiana, for a week of baseball world series play offs!&amp;nbsp; I have missed active rain, but my grandson, Adrian, plays baseball and I can't miss those games!!&amp;nbsp; His team, the White County Title Tigers placed third&amp;nbsp; and he placed third in the home run derby!&amp;nbsp; We are proud!!&lt;/p&gt;
&lt;p&gt;If you have never been to Natchitoches, put it on your list!&amp;nbsp; It is the oldest town in Louisiana, the first settled after the Louisiana Purchase.&amp;nbsp; The Cane River runs through the town and some of the streets are brick.&amp;nbsp; Really a pretty town with lots of historical sites.&amp;nbsp; The food was wonderful, and the servings are huge!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When I go out of town I have one of my Realtor friends take care of my real estate clients, and my cell phone is always on!&amp;nbsp; My treo 680 is my home office!!&lt;/p&gt;
&lt;p&gt;This week Adrian is playing in the major league world series in McKinny, Texas.&amp;nbsp; He is playing for the Arkansas Seminoles as an extra player.&amp;nbsp; He loves baseball and is very good, so the Seminoles asked him to play.&amp;nbsp; I am leaving Thursday for McKinney and that will end our baseball season until fall ball!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The market is very stable in White County, Arkansas, &amp;nbsp;due to the Fayetteville Shale oil and gas exploration!&amp;nbsp; It has been a blessing for real estate!&lt;/p&gt;

      <title>ANYONE ELSE BORN ON JULY 2?</title>
      <description>&lt;p&gt;TODAY IS MY BIRTHDAY!&amp;nbsp; I have finally reached the age of early &amp;nbsp;retirement, if a person could retire!&amp;nbsp; I will probally be 100 before I retire!!!&amp;nbsp; I will have to continue working to buy gas and food!! lol&lt;/p&gt;
&lt;p&gt;I have been in real estate since 1994, it is so amazing how time flies!&amp;nbsp; It seems like yesterday when I took the real estate test.&amp;nbsp; I was so nervous, afraid I wouldn't pass.&amp;nbsp; But, I did. Then I took my brokers test, passed that too!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The cost of living has changed so much in the past years.&amp;nbsp; I can remember gas being eighteen cents a gallon!&amp;nbsp; Bread was nineteen cents, hamburger meat was five pounds for a dollar!&amp;nbsp; When my husband and I got married, 1964, we ate on $12.00 a week, and that was good eating!&amp;nbsp; My, how times have changed!&lt;/p&gt;
&lt;p&gt;Birthdays don't bother me, the only other alternative is to be dead!&amp;nbsp; Growing old isn't that bad, you get aches and pains, but you learn to live with them.&amp;nbsp; I think you should be the best you can be, at whatever age you are.&amp;nbsp; To someone 80 years old, I'm young.&lt;/p&gt;
&lt;p&gt;Happy Birthday to all of you born on the 2nd of July!&amp;nbsp; We were almost firecrackers!&lt;/p&gt;

      <title>FRIDAY IS INDEPENDENCE DAY!  HAPPY 4TH OF JULY!</title>
      <description>&lt;p&gt;America celebrates the 4th of July, (Independence Day) with picnics, fireworks, political speeches and just plain fun!&amp;nbsp;&amp;nbsp; It was on July 4, 1716, that the United States adopted the Declaration Of Independence, declaring our independence from Great Britian.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We are going to stay home and cook out.&amp;nbsp; I bought a new gas smoker and we are going to try it out!&amp;nbsp; I love smoked chicken and ribs.&amp;nbsp; Yummy!&lt;/p&gt;
&lt;p&gt;The water at Heber Springs Lake is still high, you have to be ferried to your boat slip, so we won't be going to the lake.&amp;nbsp; We have had so much rain and storms this year, various parts of Arkansas are still flooded from spring rain.&lt;/p&gt;
&lt;p&gt;If your 4th of July plans include traveling, please be careful.&amp;nbsp; And, don't forget to go to the bank and get a loan to buy gas! lol&lt;/p&gt;

      <title>ELVIS IS ALIVE AND WELL, HE WAS ON "AMERICA'S GOT TALENT"!</title>
      <description>&lt;p&gt;Did you watch&amp;nbsp;America's Got Talent&amp;nbsp;&amp;nbsp;last night?&amp;nbsp; I did, and the Elvis impersonator was terrific!!!&amp;nbsp; He was very handsome, just like Elvis!&amp;nbsp; He &amp;nbsp;had the crooked smile, the Elvis hair do, and was dressed in black leather.&amp;nbsp; He was fantastic, like Elvis is back!&amp;nbsp; He sang "Hound Dog" and sounded just like Elvis.&amp;nbsp; He also had the Elvis moves, the girls were going wild!&lt;/p&gt;
&lt;p&gt;I think Joseph Hall, the handsome young man, was from Lincoln, Nebraska.&amp;nbsp; Anyway, the judges loved him!&amp;nbsp; So, he is on his way to Las Vegas to compete again.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Elvis is my all time favorite performer!&amp;nbsp; When I was young I had all the Elvis stuff, dog tag, skirt, bracelet, anything with Elvis on it.&amp;nbsp; I have always been an Elvis fan!&amp;nbsp; Elvis could sing anyone's song and make it his.&amp;nbsp; But no one, absolutely no one could sing an Elvis song!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are ever in Memphis, take a tour of Graceland.&amp;nbsp; It will definitely take you&amp;nbsp;back in time!&lt;/p&gt;

      <title>CONTACT YOUR SENATE AND REPRESENTATIVES, LET'S DRILL IN USA!</title>
      <description>&lt;p&gt;&lt;strong&gt;TIRED OF HIGH GAS PRICES?&amp;nbsp; &lt;/strong&gt;Don't sit on your fanny and do nothing!&amp;nbsp; Contact your state senate and house, let them know you want to drill in USA!&amp;nbsp; &lt;strong&gt;DON'T WAIT!&amp;nbsp; &lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;We have plenty of oil in America, we need to stop being dependant on foreign oil!&amp;nbsp; Making gas from corn and soy beans will only make our food supply shrink&amp;nbsp;and cost more!&amp;nbsp; Ethanol is expensive, if we can't afford $4.00 gas, we sure can't afford Ethanol!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We can turn this economy around by starting to drill!&amp;nbsp; &lt;strong&gt;COME ON AMERICA, THIS IS ABOUT SURVIVAL!&amp;nbsp;&amp;nbsp; &lt;/strong&gt;You may have plenty of money, and maybe high gas prices are not hurting you.&amp;nbsp; But, consider the person making mininum wage, they can't afford to drive to work!&amp;nbsp; We are all in this together, let's do something!&lt;/p&gt;

      <title>ARKANSAS BASEBALL  STATE CHAMPIONSHIP BOUND!</title>
      <description>&lt;p&gt;My ten year old grandson, Adrian, is a great baseball player.&amp;nbsp; He plays on the White County Title Tigers traveling team and we are ranked #3 in the state.&amp;nbsp; We are playing in Jonesboro this weekend for the state title, and we play in the world series in July in Louisiana.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I love to watch the boys play, we have a good little team.&amp;nbsp; Adrian plays &amp;nbsp;first base, pitches some and is an excellent outfielder.&amp;nbsp; He can get under the ball and he moves fast!&amp;nbsp;He lives and breathes baseball and he is a smart player.&amp;nbsp; &amp;nbsp;He has played first base for years, but his coach wants him to try other positions.&amp;nbsp; He is doing great!&amp;nbsp; His goal is to play for the St. Louis Cardinals and I hope his dream comes true.&lt;/p&gt;
&lt;p&gt;When he was around six years old, &amp;nbsp;he told his pa-paw when he plays for St. Louis he would give him a free pass to get in the games, but that he would have to buy his own hot dogs!&amp;nbsp; We support the team and attend all his games, I make sure he has plenty of water and an ice cold towel for his head!&amp;nbsp; It gets hot playing all day in the hot sun!&lt;/p&gt;
&lt;p&gt;We have a lot of fun with our "baseball family" and the summer is never boring! Wish us luck!&lt;/p&gt;

      <title>HOW YOU TREAT YOUR CLIENT MAY HAVE AN AFFECT ON ANOTHER REALTOR!</title>
      <description>&lt;p&gt;I was working with a client that was moving here from Oklahoma, they had their home listed with a RE/MAX agent&amp;nbsp;in Oklahoma.&amp;nbsp; &amp;nbsp;I spent alot of time with them, showing them property in several different towns.&amp;nbsp; They had to sell their home in Oklahoma to buy here.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I kept in touch with them and when they were in town I would show them property.&amp;nbsp; I called the wife one day and she said they had sold their home.&amp;nbsp;&amp;nbsp;Then she said they would be buying a home here but &amp;nbsp;they were not going to work with me. I was shocked!!!&amp;nbsp; She said they were very pleased with me, but not with the RE/MAX agent selling their home&amp;nbsp; in Oklahoma.&amp;nbsp; They did not want to work with anyone connected with RE/MAX.&amp;nbsp; I tried to explain that we are all individually owned, but she wouldn't listen.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I don't know what happened or why they were unhappy with the other agent.&amp;nbsp; I just want us all to remember that if we treat someone badly, it may hurt a fellow Realtor.&amp;nbsp;&lt;/p&gt;

      <title>REALTORS, DO YOU SHOW BUYERS WHERE THE PROPERTY LINES ARE?</title>
      <description>&lt;p&gt;&lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;YOU ARE SETTING YOURSELF UP FOR A LAWSUIT!&amp;nbsp; &lt;/strong&gt;You should &lt;strong&gt;NEVER&lt;/strong&gt;&amp;nbsp; point out where the property lines are, you don't really know.&amp;nbsp; All you know is what the seller told you, it may be right and it may be wrong.&amp;nbsp; My attorney (judge now) son-in-law told me this many years ago.&amp;nbsp; He won a lawsuit for his client on this very issue, and that made a believer out of me!&lt;/p&gt;
&lt;p&gt;If a buyers ask where the property lines are, I say, "I don't&amp;nbsp; really know, but if it is important to you we can get a survey."&amp;nbsp; I think a survey is our best protection,&amp;nbsp; that takes that monkey off our back!&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;I had a wonderful home listed and an agent from another company brought me an offer.&amp;nbsp; It was accepted and I started working on the closing process.&amp;nbsp; I ordered the title work and took the information to the closing company.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;A few days later the&amp;nbsp;buyers &amp;nbsp;agent called and said, "The buyers lender wants to use one of their "preferred clients" for title work and closing.&amp;nbsp; The lender was located in a town about three hours from Searcy.&amp;nbsp; I told the buyers &amp;nbsp;agent that would be fine.&amp;nbsp; However, I did tell her that it was customary here that $75.00 was all the buyer paid for the mortgage title insurance, and to be sure her buyers didn't pay more.&lt;/p&gt;
&lt;p&gt;We closed on the home and on the settlement statement the buyer had paid close to $1800.00 for the lenders policy.&amp;nbsp; I never said a word to the buyers agent, but I thought, she did not represent that buyer.&amp;nbsp; They were well overcharged, and they probally never knew it.&lt;/p&gt;
&lt;p&gt;Last year I was in the reverse situation.&amp;nbsp; The closing was done by a closing company in Little Rock who came to Searcy to do the closing.&amp;nbsp; In Little Rock it is not customary to only charge the buyer $75.00 for the lenders policy.&amp;nbsp; They charge either half, or the buyer more.&amp;nbsp; Anyway, as the closing agent was going over the settlement statement,&amp;nbsp; I said, "We are only paying $75.00 for the lenders policy, that is customary here."&amp;nbsp; The closing agent said, "Well, in Little Rock it is not that way."&amp;nbsp; I replied, "We are not in Little Rock and we will not close unless we are charged $75.00"&amp;nbsp; My buyers eyes were bugged out!&lt;/p&gt;
&lt;p&gt;I told the closing agent to contact her superior and to have the listing agent to come in.&amp;nbsp; The listing agent came in and agreed that we should only pay $75.00.&amp;nbsp; They reduced the amount to $75.00 and we closed.&amp;nbsp; My buyers said, "What was that all about?"&amp;nbsp; I explained it to them and they were thrilled I was watching out for them.&amp;nbsp; They took me out to lunch.&lt;/p&gt;
&lt;p&gt;I am a stickler for detail, and I always go over the settlement statement throughly.&amp;nbsp; Anyone can make a mistake.&amp;nbsp; Also, I always go to closings.&amp;nbsp; I'm always there for my clients.&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;a href="http://www.http://maryjpaul.com"&gt;www.http://maryjpaul.com&lt;/a&gt;&lt;/p&gt;</description>

      <title>DO BRASS FIXTURES MAKE A HOME OUTDATED?</title>
      <description>&lt;p&gt;I have a wonderful home listed, priced right, well maintained and in a great location.&amp;nbsp; A fellow Realtor showed it and I asked for feed back.&amp;nbsp; She said the buyers loved the house and so did their parents, but that it had brass fixtures and was outdated.&amp;nbsp; I replied that any&amp;nbsp;ten year old home would have brass fixtures.&amp;nbsp; The home has neutral colors and is very tastefully decorated.&lt;/p&gt;
&lt;p&gt;My thinking is that if you&amp;nbsp;don't like the fixtures, you can change them.&amp;nbsp; The seller is not going to spend the money to change them.&amp;nbsp; They work, look great and will be back "in style" in a few years!&amp;nbsp; If you want to pick your fixtures, you need to build or buy new construction.&amp;nbsp; If the home is in your price range, you like the location and the home, make an offer.&amp;nbsp; You can do the changing later.&lt;/p&gt;
&lt;p&gt;Styles in home, like clothing, change continually.&amp;nbsp;&lt;/p&gt;

      <title>HAPPY FATHERS DAY TO ALL YOU WONDERFUL FATHERS!</title>
      <description>&lt;p&gt;Fathers Day is a great day to celebrate our "dads".&amp;nbsp; My dad has been gone for nearly 27 years, he had a heart attack at 61.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Daddy was a kind and gentle man.&amp;nbsp; He seldom got mad, but if he told you to do something, you had better do it.&amp;nbsp; He only told you once!&amp;nbsp; He cared about other people and was always there to help someone in need.&amp;nbsp; He raised a huge garden and gave most of it away.&amp;nbsp; He was a very funny man, always cracking jokes, laughing and kidding people.&amp;nbsp; Everyone loved him.&amp;nbsp; I miss him very much.&lt;/p&gt;
&lt;p&gt;My husband is a good father and grandfather.&amp;nbsp; He spoiled our daughter.&amp;nbsp; Once I told him to take her to the shoe store and get her a pair of shoes.&amp;nbsp; He came back with four pair, she couldn't make up her mind what she wanted, so he bought them all.&amp;nbsp; She had him wrapped around her finger, and still does!&lt;/p&gt;
&lt;p&gt;The grandchildren think he is the best pa-paw in the world!&amp;nbsp; They used to fight over who got to sit in his chair.&amp;nbsp; He is always thinking of the grandkids.&amp;nbsp; And if they need anything, he is there.&amp;nbsp; They are great grandchildren, spoiled, but good kids.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I'm so thankfull I had a great dad, and I am glad my husband is a great dad!&amp;nbsp; There is nothing more important than family.&amp;nbsp;&lt;/p&gt;

      <title>THERE IS A STABLE MARKET OUT THERE!</title>
      <description>&lt;p&gt;&lt;strong&gt;DON'T BELIEVE THE MEDIA REPORTS, THEY ARE NOT THE GOSPEL TRUTH!&amp;nbsp; &lt;/strong&gt;Searcy, Arkansas is a stable market.&amp;nbsp; Agents are busy, contractors are building, we are getting new business and we are &lt;strong&gt;NOT &lt;/strong&gt;selling homes for half their market value!&amp;nbsp; I am sure there are other areas in the country that are stable also.&lt;/p&gt;
&lt;p&gt;There are many issues that have an affect on the housing market.&amp;nbsp; We have a lot of gas exploration here and that has helped our market.&amp;nbsp; We are getting new fast food places, such as Zaxby's and McAllister's, new strip malls and we are doing business as usual.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Searcy is a small town, a little over 22,000 people, and it is a great place to live.&amp;nbsp; "Where Thousands Live AS Millions Wish They Could", is our motto.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;White County is a fishing and hunting mecca!&amp;nbsp; We are friendly laid back folks, we welcome outsiders and make them family.&amp;nbsp; If you are thinking of retiring, check us out!&amp;nbsp; We are located 50 miles North of Little Rock and we are about 40 minutes from Greers Ferry Lake.&amp;nbsp; There is excellent trout fishing on the Red River in Pangburn, about 15 miles from Searcy.&amp;nbsp; The Hurricane Bottoms, outside of Bald Knob, is a great hunting and fishing area.&amp;nbsp; Bald Knob is approximately 10 miles from Searcy.&amp;nbsp; So, grap your pole and come on down!&amp;nbsp; What are you waiting for?&lt;/p&gt;

      <title>PRICE OF GAS TO BE $5.00 A GALLON THROUGH 2009!</title>
      <description>&lt;p&gt;&lt;strong&gt;GIVE ME A BREAK!&amp;nbsp; &lt;/strong&gt;Last night I was watching the idiot box and the media is predicting gas will be an average of $5.00 through 2009!&amp;nbsp; &lt;strong&gt;WHAT ARE WE GOING TO DO?&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;How will people make it if they make minimum wage?&amp;nbsp; They can't drive to work, buy groceries, pay day care and come out ahead!&amp;nbsp; Especially in rural states like Wyoming, Colorado and Montana.&amp;nbsp; These people have to drive a long way to work and to buy groceries.&lt;/p&gt;
&lt;p&gt;I attended my grandson's ballgame last week at the local ball park.&amp;nbsp; My car had a half tank, it was on empty when I got in it!!&amp;nbsp; I think we will see more&amp;nbsp; people stealing gas.&amp;nbsp; It made me angry at first, but then I thought, it may have been someone who really needed the gas.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We need to forget about the endangered species and drill for oil here!&amp;nbsp; Children having food to eat is far more important than protecting an endangered species.&amp;nbsp; Sure, I think we need to protect our planet, but putting a bird above humans is ridiculous!&amp;nbsp; We need to get our priorities straight, quit blaming the Republicans and Democrats, and do something constructive!&lt;/p&gt;
&lt;p&gt;We are going to have more people on welfare.&amp;nbsp; It will be more feasible to draw welfare than work.&amp;nbsp; It won't be that people don't&amp;nbsp; want to work, it will be that they can't afford to work!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;WAKE UP WASHINGTON AND USE COMMON SENSE!&amp;nbsp; WE HAVE RESOURCES IN THE UNITED STATES, LET'S USE THEM!&lt;/p&gt;

      <title>REASONS WHY ONE BUILDERS HOME MAY BE PRICED HIGHER THAN OTHER BUILDERS!</title>
      <description>&lt;p&gt;When you are showing new construction and you look at two similiar homes and one is higher, there may be a reason for the price increase!&amp;nbsp; Below is a list of why this could be.&lt;/p&gt;
&lt;p&gt;1.&amp;nbsp; FOUNDATION!&amp;nbsp; If the house is on pier and beam and one house has closed piers and the other open piers,&amp;nbsp;this&amp;nbsp;is a major difference!&amp;nbsp; Open piers means that the blocks were laid at intervals, and a footing is only poured where the blocks are laid.&amp;nbsp; Closed piers means that a footing was poured around the perimeter of the home and the blocks were laid solid.&amp;nbsp; Closed piers are more expensive and yes, better!&lt;/p&gt;
&lt;p&gt;2.&amp;nbsp; Check the size of the garage!&amp;nbsp; If one is 20x22 and the other is 22x24, there is your difference!&amp;nbsp; Is the garage door insulated?&amp;nbsp; That is an added cost.&lt;/p&gt;
&lt;p&gt;3.&amp;nbsp; How wide is the driveway, patio, sidewalks or porches?&amp;nbsp; Concrete is not cheap.&lt;/p&gt;
&lt;p&gt;4.&amp;nbsp; Does one home have a better HVAC?&amp;nbsp; Is it a name brand and a higher seer?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;5. Does one home have two can lights in the room and the other ten?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;6.&amp;nbsp; Are plumbing fixtures a quality brand?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;7.&amp;nbsp; There is a wide range of price on hardwood, carpet and ceramic tile, that could be a difference.&lt;/p&gt;
&lt;p&gt;8.&amp;nbsp; Is the R-value of the insulation the same?&lt;/p&gt;
&lt;p&gt;9.&amp;nbsp; Does one home have tall ceilings and the other 8' ceilings?&amp;nbsp; That is quite a difference.&lt;/p&gt;
&lt;p&gt;10.&amp;nbsp; Does one home have an abundance of electrical outlets and the other the minimum?&lt;/p&gt;
&lt;p&gt;11.&amp;nbsp; Are the gables brick in one home and vinyl in the other?&amp;nbsp; That cost more.&lt;/p&gt;
&lt;p&gt;12.&amp;nbsp; Does one home have elaborate trim detail and the other very little trim?&lt;/p&gt;
&lt;p&gt;13.&amp;nbsp; Is the soffitt vented?&amp;nbsp; If the overhang is over 12" is it vinyl or aluminum?&amp;nbsp; It should be aluminum or steel, this will have more support.&amp;nbsp; The heat will not cause it to sag, and the cold won't cause it to shrink.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;13.&amp;nbsp; Is the landscaping the same?&amp;nbsp; Does it have a sprinkler system and a sodded yard?&lt;/p&gt;
&lt;p&gt;When builders build quality homes they have to have more money, make sure you know the difference.&amp;nbsp; Most people would rather pay more for quality!&amp;nbsp;&lt;/p&gt;

      <title>POSSESSION?  WHAT DO YOU THINK?</title>
      <description>&lt;p&gt;A&amp;nbsp;buyers agent brought me a contract on a home I have listed.&amp;nbsp; I presented it to my seller and we countered the offer on price and several other items.&amp;nbsp; One of the things we countered on was "possession".&lt;/p&gt;
&lt;p&gt;The buyers agent had marked "&amp;nbsp;possession to be upon closing".&amp;nbsp; We countered for 2 days after closing.&amp;nbsp; The buyers agent called me and asked me why we countered on possession.&amp;nbsp; I replied that my seller did not want to move before the home closed.&amp;nbsp; What if it didn't close?&amp;nbsp; What if the buyers decided they would file for divorce?&amp;nbsp; What if one of the buyers passed away unexpectantly?&amp;nbsp; What if the seller hired a moving company, (very expensive) and it didn't close?&amp;nbsp; Guess who the sellers will be mad at?&amp;nbsp; You guessed it, the Realtor!&lt;/p&gt;
&lt;p&gt;I told the other agent, that possession was a gray area.&amp;nbsp; In our area it is not unusual for the seller to be given 3 to 5 days after closing to move.&amp;nbsp; I would&amp;nbsp; not want to move out of my home until it closed, there are to many things that can go wrong before closing.&lt;/p&gt;
&lt;p&gt;What do you think?&amp;nbsp; Please give me your input on how it is done in your area.&lt;/p&gt;

      <title>WHAT IS WRONG WITH ACTIVE RAIN?</title>
      <description>&lt;p&gt;I am still having problems with it.&amp;nbsp; I wrote a blog at the office, I am on cable there, and it would not upload!&amp;nbsp; I did a test blog, prior to writing that one, and it worked.&amp;nbsp; All I did was put "test" in the title and "this is a test" in the entry.&amp;nbsp; Worked fine.&amp;nbsp; Then I wrote a long blog and it would not upload.&amp;nbsp; It seems like it wants too, but can't.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I am writing this blog from home, I am on wireless there, let's see if it works!&amp;nbsp; Does anyone out there know what the problem actually is?&amp;nbsp; Are they going to fix it?&amp;nbsp; I have had problems since May 22.&amp;nbsp; Help!!!&lt;/p&gt;</description>

      <title>READ THIS BEFORE YOU BUY A LOT TO BUILD YOUR NEW HOME ON!</title>
      <description>&lt;p&gt;&lt;strong&gt;CONTACT YOUR BUILDER BEFORE BUYING YOUR LOT!&amp;nbsp; &lt;/strong&gt;My builder husband is working with clients who are building a new home.&amp;nbsp; They purchased their lot prior to contacting my husband.&amp;nbsp; When they had the trees removed and the lot cleared, my husband had the&amp;nbsp;grade shot.&amp;nbsp; It has over a 12' drop!!&lt;/p&gt;
&lt;p&gt;This will affect the cost of the home by several thousand dollars.&amp;nbsp; The house will be built on pier and beam.&amp;nbsp; There will be more blocks, more brick, and the cost of laying them.&amp;nbsp; Also, when purchasing a lot remember if the lot has a lot of trees, it is expensive to remove them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Another thing, make sure your house will fit on the lot!&amp;nbsp; Subdivisions have setback lines and if your house plan is too long or too wide, it won't fit.&amp;nbsp;&amp;nbsp;House &amp;nbsp;plans aren't cheap, so before you buy the lot, contact your builder.&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;DON'T HIRE AN INEXPERIENCED BUILDER!&amp;nbsp; A HOME IS A MAJOR INVESTMENT AND YOU WANT SOMEONE WHO KNOWS WHAT THEY ARE DOING&lt;/strong&gt;.&amp;nbsp;&amp;nbsp;This is not a place to skimp, you will pay in the long run!&amp;nbsp;&lt;/p&gt;

      <title>MY BLOG SITE HAS NOT BEEN WORKING!</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp; I have not blogged since May 22, I have not been able to upload my post!&amp;nbsp; I contacted AR and they said to try using Firefox as my browser.&amp;nbsp; So here goes!&amp;nbsp; I hope this works!&lt;/p&gt;
&lt;p&gt;Has anyone else had this problem?&amp;nbsp; Everytime I would write my post, I would try to upload it and it would say, "this page cannot be displayed."&amp;nbsp; I am hoping this Firefox will solve the problem.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This blog will be short as I am just trying to see if it will work!&lt;/p&gt;</description>

      <description>&lt;p&gt;&lt;strong&gt;HONORING THE MEN AND WOMEN WHO HAVE MADE THE ULTIMATE&amp;nbsp;SACRIFICE &amp;nbsp;FOR OUR COUNTRY!&amp;nbsp; &lt;/strong&gt;Memorial Day is a federal holiday, it is celebrated on the last Monday in May.&amp;nbsp; Flags are flown at half mast, in honor of&amp;nbsp;our &amp;nbsp;fallen heros.&amp;nbsp; Let's remember them and their families on this day!&lt;/p&gt;

      <title>AMERICAN IDOL HAS A WINNER, HIS NAME IS DAVID!</title>
      <description>&lt;p&gt;I have watched American Idol all season and I have been totally amazed at the talent!&amp;nbsp; There were several performers who were voted off that I thought should have stayed.&amp;nbsp; One, being Michael Johns, who I thought was a terrific singer.&lt;/p&gt;
&lt;p&gt;The two Davids are very talented, but I was pulling for David Cook!&amp;nbsp; I thought he had more self assurance and was a better performer.&amp;nbsp; David Archuletta is a great singer, he can sing anything.&amp;nbsp; But, he is very shy, and a little too young.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I was thrilled that Simon made a public apology to David Cook!&amp;nbsp; The final night he was a little hard on David Cook.&amp;nbsp; An apology from Simon is&amp;nbsp; priceless!&lt;/p&gt;
&lt;p&gt;I think this season of American Idol was the best yet!&amp;nbsp; There were so many talented singers, I think any of the top ten will do well in show business.&amp;nbsp;&lt;/p&gt;

      <title>DOMINICA, THE NATURE ISLAND OF THE CARRIBBEAN!</title>
      <description>&lt;p&gt;Dominica is a beautiful island located between Guadeloupe and Martinique in the Eastern Carribbean!&amp;nbsp; It is very eco friendly.&amp;nbsp; We visited this port last year on our annual cruise!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The rain forest was enchanting!&amp;nbsp; There were &amp;nbsp;beautiful waterfalls flowing down the&amp;nbsp;mountains, providing clear and pure&amp;nbsp;drinking water.&amp;nbsp; The people were very friendly and the official language is English, so communication was easy.&lt;/p&gt;
&lt;p&gt;We took a tour of the island and went up into the mountains and the rain forest!&amp;nbsp; Lush plants and trees, beautiful flowers and water falls were everywhere!&amp;nbsp; It was like being in paradise!&lt;/p&gt;
&lt;p&gt;Our tour guides knew the island well, and were very informative.&amp;nbsp; One of the guides would keep us laughing telling jokes.&amp;nbsp;&lt;/p&gt;

      <title>TORNADOES AND  FLOODING HAVE  BEEN A BIG PROBLEM IN ARKANSAS!</title>
      <description>&lt;p&gt;I don't know about the rest of America, but Arkansas has had some major flooding and storms!&amp;nbsp; There are several counties, including White, that still have flood water from the March and April rains!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Saturday night we had tornadoes throughout the state!&amp;nbsp; The wind blew so hard, &amp;nbsp;and our electricity was out for several hours.&amp;nbsp; Today, it is looking like rain again!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I have a party barge that I keep docked at Eden Isle&amp;nbsp;&amp;nbsp;in Heber Springs!&amp;nbsp; The water is&amp;nbsp;so high that I can't get to my barge.&amp;nbsp;&amp;nbsp;A friend told me that the corps of engineers said it&amp;nbsp;would probally be the middle of August before&amp;nbsp;the water was down!&amp;nbsp;&amp;nbsp;I won't be going to the lake this summer!&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This has really been a tough year on Arkansans!&amp;nbsp; We not only have had to deal with rising fuel and food&amp;nbsp;prices, but the weather has&amp;nbsp;been hard on us too!&amp;nbsp; Farmers have&amp;nbsp;had a hard time, losing crops they planted, and not being&amp;nbsp;able to plant.&amp;nbsp; When will it end?&lt;/p&gt;
&lt;p&gt;Thankfully, we have a stable market in real estate!&amp;nbsp;&amp;nbsp;The Fayetteville Shale gas exploration has really helped our market.&amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Arkansas is a great place to live, and usually the weather is great!&amp;nbsp; This has just been one of those weird years!&lt;/p&gt;

&lt;p&gt;My eyesight continued to get worse, and, &amp;nbsp;being a Realtor, that is not a good thing!&amp;nbsp; To read a contract I wore contact lens, glasses and used a magnifying glass!&amp;nbsp; It was getting harder and harder to see!&amp;nbsp; I decided I had to do something!&lt;/p&gt;
&lt;p&gt;I searched the internet and got the name of a wonderful doctor in Little Rock, Dr. Hampton Roy.&amp;nbsp; He evaluated my eyes and we discussed intraocular lens, I had never heard of them.&amp;nbsp; We set a date for the surgery and he inserted the permanent lens in my eyes.&amp;nbsp; After the surgery I had to wear dark glasses for one day.&lt;/p&gt;
&lt;p&gt;The next day, I could see perfectly!&amp;nbsp; It was amazing, I could read small print!&amp;nbsp; I was so happy!&amp;nbsp; That has been probally five years ago and I have had no problems.&amp;nbsp; It has been a blessing!&lt;/p&gt;
&lt;p&gt;If you have eye problems, talk to your doctor.&amp;nbsp; Intraocular lens may be the answer for you.&amp;nbsp; Just make sure you go to a qualified surgeon who has done alot of successful len implantation.&amp;nbsp; Good luck!&lt;/p&gt;
