Then I took my brokers test, passed that too!&nbsp;</p> <p>The cost of living has changed so much in the past years.&nbsp; I can remember gas being eighteen cents a gallon!&nbsp; Bread was nineteen cents, hamburger meat was five pounds for a dollar!&nbsp; When my husband and I got married, 1964, we ate on $12.00 a week, and that was good eating!&nbsp; My, how times have changed!</p> <p>Birthdays don't bother me, the only other alternative is to be dead!&nbsp; He plays on the White County Title Tigers traveling team and we are ranked #3 in the state.&nbsp; We are playing in Jonesboro this weekend for the state title, and we play in the world series in July in Louisiana.&nbsp;</p> <p>I love to watch the boys play, we have a good little team.&nbsp; Adrian plays &nbsp;first base, pitches some and is an excellent outfielder.&nbsp; He can get under the ball and he moves fast!&nbsp;He lives and breathes baseball and he is a smart player.&nbsp; &nbsp;He has played first base for years, but his coach wants him to try other positions.&nbsp; He is doing great!&nbsp; His goal is to play for the St. Louis Cardinals and I hope his dream comes true.</p> <p>When he was around six years old, &nbsp;he told his pa-paw when he plays for St. Louis he would give him a free pass to get in the games, but that he would have to buy his own hot dogs!&nbsp; We support the team and attend all his games, I make sure he has plenty of water and an ice cold towel for his head!&nbsp; It gets hot playing all day in the hot sun!</p> <p>We have a lot of fun with our "baseball family" and the summer is never boring! I was shocked!!!&nbsp; She said they were very pleased with me, but not with the RE/MAX agent selling their home&nbsp; in Oklahoma.&nbsp; They did not want to work with anyone connected with RE/MAX.&nbsp; It was accepted and I started working on the closing process.&nbsp; I ordered the title work and took the information to the closing company.&nbsp;</p> <p>A few days later the&nbsp;buyers &nbsp;agent called and said, "The buyers lender wants to use one of their "preferred clients" for title work and closing.&nbsp; The lender was located in a town about three hours from Searcy.&nbsp; I told the buyers &nbsp;agent that would be fine.&nbsp; However, I did tell her that it was customary here that $75.00 was all the buyer paid for the mortgage title insurance, and to be sure her buyers didn't pay more.</p> <p>We closed on the home and on the settlement statement the buyer had paid close to $1800.00 for the lenders policy.&nbsp; I never said a word to the buyers agent, but I thought, she did not represent that buyer.&nbsp; They were well overcharged, and they probally never knew it.</p> <p>Last year I was in the reverse situation.&nbsp; The closing was done by a closing company in Little Rock who came to Searcy to do the closing.&nbsp; In Little Rock it is not customary to only charge the buyer $75.00 for the lenders policy.&nbsp; They charge either half, or the buyer more.&nbsp; Anyway, as the closing agent was going over the settlement statement,&nbsp; I said, "We are only paying $75.00 for the lenders policy, that is customary here."&nbsp; The closing agent said, "Well, in Little Rock it is not that way."&nbsp; I replied, "We are not in Little Rock and we will not close unless we are charged $75.00"&nbsp; My buyers eyes were bugged out!</p> <p>I told the closing agent to contact her superior and to have the listing agent to come in.&nbsp; The listing agent came in and agreed that we should only pay $75.00.&nbsp; They reduced the amount to $75.00 and we closed.&nbsp; My buyers said, "What was that all about?"&nbsp; I explained it to them and they were thrilled I was watching out for them.&nbsp; A fellow Realtor showed it and I asked for feed back.&nbsp; She said the buyers loved the house and so did their parents, but that it had brass fixtures and was outdated.&nbsp; I replied that any&nbsp;ten year old home would have brass fixtures.&nbsp; The home has neutral colors and is very tastefully decorated.</p> <p>My thinking is that if you&nbsp;don't like the fixtures, you can change them.&nbsp; The seller is not going to spend the money to change them.&nbsp; They work, look great and will be back "in style" in a few years!&nbsp; If you want to pick your fixtures, you need to build or buy new construction.&nbsp; If the home is in your price range, you like the location and the home, make an offer.&nbsp; He only told you once!&nbsp; He cared about other people and was always there to help someone in need.&nbsp; He raised a huge garden and gave most of it away.&nbsp; He was a very funny man, always cracking jokes, laughing and kidding people.&nbsp; Everyone loved him.&nbsp; I miss him very much.</p> <p>My husband is a good father and grandfather.&nbsp; He spoiled our daughter.&nbsp; Once I told him to take her to the shoe store and get her a pair of shoes.&nbsp; My car had a half tank, it was on empty when I got in it!!&nbsp; I think we will see more&nbsp; people stealing gas.&nbsp; It made me angry at first, but then I thought, it may have been someone who really needed the gas.&nbsp;</p> <p>We need to forget about the endangered species and drill for oil here!&nbsp; Below is a list of why this could be.</p> <p>1.&nbsp; FOUNDATION!&nbsp; If the house is on pier and beam and one house has closed piers and the other open piers,&nbsp;this&nbsp;is a major difference!&nbsp; Open piers means that the blocks were laid at intervals, and a footing is only poured where the blocks are laid.&nbsp; Closed piers means that a footing was poured around the perimeter of the home and the blocks were laid solid.&nbsp; Closed piers are more expensive and yes, better!</p> <p>2.&nbsp; Check the size of the garage!&nbsp; If one is 20x22 and the other is 22x24, there is your difference!&nbsp; Is the garage door insulated?&nbsp; That is an added cost.</p> <p>3.&nbsp; How wide is the driveway, patio, sidewalks or porches?&nbsp; Concrete is not cheap.</p> <p>4.&nbsp; Does one home have a better HVAC?&nbsp; Is it a name brand and a higher seer?&nbsp;</p> <p>5. Does one home have two can lights in the room and the other ten?&nbsp;</p> <p>6.&nbsp; Are plumbing fixtures a quality brand?&nbsp;</p> <p>7.&nbsp; There is a wide range of price on hardwood, carpet and ceramic tile, that could be a difference.</p> <p>8.&nbsp; Is the R-value of the insulation the same?</p> <p>9.&nbsp; Does one home have tall ceilings and the other 8' ceilings?&nbsp; That is quite a difference.</p> <p>10.&nbsp; Does one home have an abundance of electrical outlets and the other the minimum?</p> <p>11.&nbsp; Are the gables brick in one home and vinyl in the other?&nbsp; That cost more.</p> <p>12.&nbsp; Does one home have elaborate trim detail and the other very little trim?</p> <p>13.&nbsp; Is the soffitt vented?&nbsp; If the overhang is over 12" is it vinyl or aluminum?&nbsp; It should be aluminum or steel, this will have more support.&nbsp; The heat will not cause it to sag, and the cold won't cause it to shrink.&nbsp;</p> <p>13.&nbsp; I presented it to my seller and we countered the offer on price and several other items.&nbsp; One of the things we countered on was "possession".</p> <p>The buyers agent had marked "&nbsp;possession to be upon closing".&nbsp; We countered for 2 days after closing.&nbsp; The buyers agent called me and asked me why we countered on possession.&nbsp; I replied that my seller did not want to move before the home closed.&nbsp; What if it didn't close?&nbsp; What if the buyers decided they would file for divorce?&nbsp; What if one of the buyers passed away unexpectantly?&nbsp; What if the seller hired a moving company, (very expensive) and it didn't close?&nbsp; Guess who the sellers will be mad at?&nbsp; You guessed it, the Realtor!</p> <p>I told the other agent, that possession was a gray area.&nbsp; In our area it is not unusual for the seller to be given 3 to 5 days after closing to move.&nbsp; It has over a 12' drop!!</p> <p>This will affect the cost of the home by several thousand dollars.&nbsp; The house will be built on pier and beam.&nbsp; There will be more blocks, more brick, and the cost of laying them.&nbsp; Also, when purchasing a lot remember if the lot has a lot of trees, it is expensive to remove them.&nbsp;</p> <p>Another thing, make sure your house will fit on the lot!&nbsp; Subdivisions have setback lines and if your house plan is too long or too wide, it won't fit.&nbsp;&nbsp;House &nbsp;plans aren't cheap, so before you buy the lot, contact your builder.</p> <p><strong>DON'T HIRE AN INEXPERIENCED BUILDER!&nbsp; It is very eco friendly.&nbsp; We visited this port last year on our annual cruise!&nbsp;</p> <p>The rain forest was enchanting!&nbsp; There were &nbsp;beautiful waterfalls flowing down the&nbsp;mountains, providing clear and pure&nbsp;drinking water.&nbsp; The people were very friendly and the official language is English, so communication was easy.</p> <p>We took a tour of the island and went up into the mountains and the rain forest!&nbsp; Lush plants and trees, beautiful flowers and water falls were everywhere!&nbsp; We not only have had to deal with rising fuel and food&nbsp;prices, but the weather has&nbsp;been hard on us too!&nbsp; Farmers have&nbsp;had a hard time, losing crops they planted, and not being&nbsp;able to plant.&nbsp; When will it end?</p> <p>Thankfully, we have a stable market in real estate!&nbsp;&nbsp;The Fayetteville Shale gas exploration has really helped our market.&nbsp;&nbsp;</p> <p>Arkansas is a great place to live, and usually the weather is great!&nbsp; It seems when you reach 40 your eyesight starts failing!&nbsp; I have always been farsighted, I&nbsp;could see far away, but not up close!&nbsp;</p> <p>My eyesight continued to get worse, and, &nbsp;being a Realtor, that is not a good thing!&nbsp; To read a contract I wore contact lens, glasses and used a magnifying glass!&nbsp; It was getting harder and harder to see!&nbsp; I decided I had to do something!</p> <p>I searched the internet and got the name of a wonderful doctor in Little Rock, Dr. Hampton Roy.&nbsp; He evaluated my eyes and we discussed intraocular lens, I had never heard of them.&nbsp; We set a date for the surgery and he inserted the permanent lens in my eyes.&nbsp; After the surgery I had to wear dark glasses for one day.</p> <p>The next day, I could see perfectly!&nbsp; It was amazing, I could read small print!&nbsp; I was so happy!&nbsp; That has been probally five years ago and I have had no problems.&nbsp; It has been a blessing!</p> <p>If you have eye problems, talk to your doctor.&nbsp;
