buyers: REALTORS, DO YOU SHOW BUYERS WHERE THE PROPERTY LINES ARE? - 06/18/08 12:57 PM

YOU ARE SETTING YOURSELF UP FOR A LAWSUIT!  You should NEVER  point out where the property lines are, you don't really know.  All you know is what the seller told you, it may be right and it may be wrong.  My attorney (judge now) son-in-law told me this many years … (20 comments)

buyers: WAS THE BUYER REPRESENTED? - 06/17/08 01:30 PM
I had a wonderful home listed and an agent from another company brought me an offer.  It was accepted and I started working on the closing process.  I ordered the title work and took the information to the closing company.
A few days later the buyers  agent called and said, "The buyers … (11 comments)

buyers: POSSESSION? WHAT DO YOU THINK? - 06/11/08 06:15 PM
A buyers agent brought me a contract on a home I have listed.  I presented it to my seller and we countered the offer on price and several other items.  One of the things we countered on was "possession".
The buyers agent had marked " possession to be upon closing".  We countered for … (16 comments)

I had a house listed in the country and I got this phone call from a potential buyer from Louisiana.   She inquired about the home and the ammenities it had.  She inquired  if it was close to a cemetary and if I knew the sellers.   Then she said, "Would it be possible if I could … (12 comments)

Arkansas is a dual agency state, meaning we can represent both buyer and seller, with full disclosure.
Sometime  clients ask me, when they call about an advertised property another agent has listed, "Why is there no price or address listed in the ad?"  I wonder, why is that?
The only thing I can figure is … (6 comments)

buyers: REALTORS DO YOU HAVE AN ATTITUDE???? - 03/02/08 03:01 PM
When we represent buyers and sellers it is so important that we have a good working relationship with other Realtors.  If you are arrogrant, hard to get along with, hateful, rude,  it has to be my way person, guess what? You are hurting your buyers and sellers.  How?
If you have a … (90 comments)

Before you write that offer, please educate the buyers.  Pull up solds from the MLS and show them what recent solds were in that area.  Tell your buyers that what the media says is not always true.  Home sales may be down in one area and up in another.
Here, in Searcy, Arkansas, we have a … (11 comments)
