Why is it so hard for some Realtors to put information in the MLS about their listing?  Does it have a new roof? New Heat and Air?  Is it a split bedroom plan?  Has the kitchen been remodeled?  Why don't you put the answer to these questions in the listing detail?  … (10 comments)

Arkansas is a dual agency state, meaning we can represent both buyer and seller, with full disclosure. 
Sometime  clients ask me, when they call about an advertised property another agent has listed, "Why is there no price or address listed in the ad?"  I wonder, why is that?

Before you write that offer, please educate the buyers.  Pull up solds from the MLS and show them what recent solds were in that area.  Tell your buyers that what the media says is not always true.  Home sales may be down in one area and up in another.
