sellers: REALTORS, DO YOU SHOW BUYERS WHERE THE PROPERTY LINES ARE? - 06/18/08 12:57 PM

YOU ARE SETTING YOURSELF UP FOR A LAWSUIT!  You should NEVER  point out where the property lines are, you don't really know.  All you know is what the seller told you, it may be right and it may be wrong.  My attorney (judge now) son-in-law told me this many years … (20 comments)

sellers: WAS THE BUYER REPRESENTED? - 06/17/08 01:30 PM
I had a wonderful home listed and an agent from another company brought me an offer.  It was accepted and I started working on the closing process.  I ordered the title work and took the information to the closing company.
A few days later the buyers  agent called and said, "The buyers … (11 comments)

sellers: POSSESSION? WHAT DO YOU THINK? - 06/11/08 06:15 PM
A buyers agent brought me a contract on a home I have listed.  I presented it to my seller and we countered the offer on price and several other items.  One of the things we countered on was "possession".
The buyers agent had marked " possession to be upon closing".  We countered for … (16 comments)

sellers: LISTING AGENTS, DO YOU OFFER CONSTRUCTIVE CRITICISM TO SELLERS? - 04/28/08 03:25 PM
A few years ago I listed a home that had been through at least three Realtors.  The sellers were really wanting to sell and were getting discouraged.  They asked me why their home had not sold.  I explained to them that the paint color on their shutters and front door was … (6 comments)

sellers: HAS THE INTERNET REPLACED NEWSPAPER AND REAL ESTATE GUIDES ADVERTISING?? - 03/25/08 08:39 AM
Advertising takes a big bite out of our real estate budgets!  I have several internet sites where I advertise, and they are expensive!  Realtor.com, Homes.com and  RE/MAX.com are among those where I advertise my listings.  I think that at least 90%, maybe more, of the public uses the web sites to look for … (26 comments)

sellers: REALTORS, HAVE YOU EVER BEEN ASKED UNUSUAL QUESTIONS FROM CLIENTS? - 03/20/08 10:48 AM
I had a house listed in the country and I got this phone call from a potential buyer from Louisiana.   She inquired about the home and the ammenities it had.  She inquired  if it was close to a cemetary and if I knew the sellers.   Then she said, "Would it be possible if I could … (12 comments)

sellers: REALTORS, DOES YOUR ADVERTISEMENT REALLY REPRESENT THE SELLER? - 03/08/08 09:36 AM
Arkansas is a dual agency state, meaning we can represent both buyer and seller, with full disclosure.
Sometime  clients ask me, when they call about an advertised property another agent has listed, "Why is there no price or address listed in the ad?"  I wonder, why is that?
The only thing I can figure is … (6 comments)

sellers: DO YOU HAVE A POT FILLER! I DON'T MEAN A POT FULL OF MARAJUANA! - 03/07/08 09:33 AM
Realtors! If you are building, remodeling, or just working with builders, consider installing a pot filler in the kitchen!  They will save you many steps!
I have one in my home, and my builder husband has started installing them in spec homes.  They come in oil rubbed bronze, brass, copper, stainless, what ever … (8 comments)

sellers: REALTORS DO YOU HAVE AN ATTITUDE???? - 03/02/08 03:01 PM
When we represent buyers and sellers it is so important that we have a good working relationship with other Realtors.  If you are arrogrant, hard to get along with, hateful, rude,  it has to be my way person, guess what? You are hurting your buyers and sellers.  How?
If you have a … (90 comments)

sellers: EDUCATING BUYERS THAT RIDICULOUS LOW OFFERS WASTE TIME AND INSULTS SELLER! - 02/23/08 03:51 PM

Before you write that offer, please educate the buyers.  Pull up solds from the MLS and show them what recent solds were in that area.  Tell your buyers that what the media says is not always true.  Home sales may be down in one area and up in another.
Here, in Searcy, Arkansas, we have a … (11 comments)
