Happy Trails to you - 10/31/08 07:21 PM
Farewell and best wishes to Bob and Arlene! They are 2 of my former but satisfied clients. Just yesterday the job of selling their rural Wisconsin home was done. They had the pleasure of knowing their closing was a success and their proceeds were in their hands. In the short time I had known them, they were a joy to work for. They kept their home in tip top condition, it was always easy to show and they correctly priced the home from the very start, thus netting them 98% of their asking price.
The buyer's bank, who financed this sale was … (2 comments)

Special places - 10/30/08 09:57 PM
Anytime you see a gazebo, thoughts of graceful living from a past Victorian era most likely will come to mind. I have observed that most of the gazebos I have ever seen; no one is ever in them. Wondering what's up with that? I would guess that is because the ones I usually spot are located in very public places. Like in Village Parks, Town Squares and Cemeteries.  No surprise, who would want to sit around in those places? We have one at our community golf course and next Saturday, weather permitting; a little wedding ceremony is scheduled there. It's a … (4 comments)

Lot 2 Geesa Road, De Soto, WI - 10/29/08 02:10 PM
Wooded and prairie land & every thing Wild... Many of our native flowering meadows have long since disappeared due to the intense agricultural practice of the past. Anyone who has had the privilege to walk amongst a meadow in full flower or who has had the opportunity to see the glorious colors and abundant wildlife on a native rolling prairie will surely feel inspired enough to want to recreate something similar of their own. These 7.582 acres of sun filled, ridge top land will certainly offer up that opportunity! Located nearby the Mississippi River, with electric at the road, it is … (2 comments)

General Motors of Housing - 10/28/08 10:49 PM
Just think... we could have all be car salesman, not Realtors.  For those of you who might not know what Lustron Homes are, they were prefabricated porcelain enameled steel houses built in the late 40's. Small, affordable and billed as maintenance free homes, they were going to be the answer to that era's housing shortage. The builder and designer had big plans to sell thousands of these a week. These distinctive small ranches stood out from other housing of the day, as being futuristic for the time. Every inch of the interior was planned out with built-in bookcases, sliding pocket doors, … (8 comments)

Viroqua Vampiers - 10/27/08 12:52 PM
Bet you cannot guess who these two are? Saturday night was the annual Halloween bash up at the Kickapoo Inn and a few of my favorite scary friends were there enjoying themselves no doubt drinking bloody Mary's.

Thursday night is ladies night at the club. I was given this photo taken for Dena's surprise wedding shower, which was held on the 9th. Bet you can all guess which one is Dena, yep the one in the pink Wedding Veil and Tiara. She plans to tie the knot on 15th hole. There is a … (2 comments)

1000 days later: Now a FSBO - 10/25/08 03:30 PM
A grand home with all the charm of yesteryear with modern updates! Just viewing the architecture of this beautiful Victorian home with the two levels of wrap around porches surrounded by mature trees and beautiful gardens is like looking at a perfect picture postcard. The setting lends itself the peaceful gardening and birding on this double city lot. What makes this special is that it can also be a busy family yard with lots of room for family football games or campfires. Located almost in the center of Westby but away from traffic noises makes it within walking distance to schools, … (4 comments)

Ag Land Tax? What's that? - 10/25/08 03:16 PM
Why are some parcels of land taxed so low? Many out of the area buyers of rural acreage or Ag-land may not be aware of the use-value assessment of farmland. What is it? It is essentially a tax break for owners of agricultural land. The purpose of this tax system is to tax farmed land at the productive use rate of the land rather than to tax at the higher assessment value of the land. Essentially it allows farming land to be more affordable to the property owner who is generating income from crops or grazing land. It was originally designed … (2 comments)

When shopping for a new home, there are many things to consider and do that can help increase your Realty Fortune. Such as, getting pre-qualified, deciding on location, preparing a check list of features wanted in a new home and of course, determining how much you can afford to spend are all primary to success.Getting Pre-qualified: This is the single most important task that should be started even before looking at the first property. Market Watch - 10/22/08 02:34 PM
Attention Relocating Home buyers... here are some fundamentals to consider when looking for a home in a small market like my market, Viroqua, WI.  Choices of homes for sale are limited and you need to know, it is going to be a challenge to find one that fits your needs perfectly. Sorry to tell you this but if you aren't going to building a custom home, expect to make a few compromises. Why? Because there are so few homes here. There are only approximately 2200 home in Viroqua and an estimated 550 homes in Viroqua Township. Out of those 2700 to … (0 comments)

Autumn Harvest in Viroqua - 10/21/08 05:11 PM
Besides Fall Colors, autumn is harvest time and picturesque images of Amish farms, pumpkins and corn shocks come to mind.  Right now, in our rural marketplace the country roads are teeming with farm tractors on the way to work.  There are even more in the fields; this morning two of the largest corn pickers I have ever seen passed me by. I was on my way to the post office. The local housing market may be slower, but it is a very good year for growing Corn.
Corn Shocks the markets in 2008. One of the largest grain storage bins in … (4 comments)

The location of the event was at their Westby facility, in the lower conference area. Fall Frost and Autumn Color - 10/18/08 11:12 AM

Vernon County had its first real hard frost last night. Weather warnings issued yesterday advised that temperatures would dip well below freezing. This meant it was time to harvest your gardens or protect tender outdoor plants. From my back window, first thing this morning, my wild bird garden wasn't looking so welcoming. Beside an icy layer of frost covering the lawn, there was a low blanket of fog lessening the view.

Go ahead, take the day off! - 10/15/08 10:37 PM
On Tuesday, the 14th of October my teammates Jean and Linda and myself, took some time off from selling homes and land around our marketplace to headed to Milwaukee. Unlike the lucky agents in Milwaukee, the three of us had to hit the road extra early for the 3-hour drive. Registration was at 9 am, so if we hoped to get there on time it meant we had to leave by 6:30 am. Over the years we have had the opportunity to take advantage of our RE/MAX regional events many times. These gathering are always high-energy, action packed and informative. The … (4 comments)

Fixing to sell - 10/12/08 04:35 PM
Lookie Here... something I'm spotting a lot of lately in many homes.  That's right, bowed shower rods, they seem to be in, trendy and add some extra style to the bath. Normally I don't usually take a second glance at someones shower rod, but these  grab your attention right now. They look great. Not only are some bowed, but there are Arc Shower Bars too. Those also look very chic with grommet shower curtains. Apparently this type of rod also offer about 6 more inches of shoulder room in the shower, something hoteliers have apparently known for years. When selling your … (6 comments)

Our course will pull the pins at the end of the month and close the course until next spring. This is a photo taken on hole number 11 at the men's tee. Hope you enjoy the view!

Oh Oh here it comes... - 10/07/08 07:38 PM
Every once in a while I get this particular type of buyer phone call. They start like this; I saw your sign on that ranch home over on South Avenue. I have a few questions.  Quickly they begin to rattle off not one question but at least 10. How many bedrooms; how many baths? Do you know the lot size; do you have any other similar homes? Does it have a garage? Is it occupied, gee... what's the price? Before you can answer the first question the other 9 come in rapid succession. Any experienced agent confronted with this manner of … (9 comments)

Did you know Wisconsin's western boundary is approximately 250 miles long and fronts on the Mississippi River the entire way? If you have not had the opportunity to travel along highway 35, known as the Great River Road, it's worth the trip.
With scenic bluffs to the east and the River on the west there are many sights to see. Such as soaring eagles, egrets and cranes in marshy areas, riverboats, paddleboats and barges traveling up & down river. There are also many Rivertowns to explore along the way that have marina, taverns and quaint little restaurants. Most of these small towns have … (4 comments)

After the Closing - 10/04/08 01:00 PM
Twas the week after closing and all through the house not a creature was.....wait... it is not a mouse... OMG its water in the basement! This is usually follow by a loud shriek coming from the new owner's mouth... yelling "Holy s#X%, call the Realtor!"Occasionally things, just seem like they go kaput right after a closing? If you have just recently closed on a home this is certainly the worst possible thing to imagine. At this stage nothing is suppose to be wrong. The Buyer feels self-assured with their purchase by having paid for a professional home inspector's advise. The Buyers most … (4 comments)

Time to drain the pipes - 10/04/08 11:46 AM
Last night, temperatures plunged below 30 degrees for the first time this season. This morning's landscape was glistening and frosty white. Just a reminder; that if you have an unoccupied cabin or home on the market for sale and it has not yet been winterized because you have not had the time or have not given much thought to your plumbing systems... it is definitely time to drain the pipes. Don't take any more chances, and take action to avoid having your pipes burst. By just follow these few steps to prevent major damage to your property you can prevent some major losses.
