In my rural marketplace of Viroqua Wisconsin, I can certainly say there are always beautiful views everywhere you look. When it comes to taking a great photograph I would also say it is always a matter of determining the composition and framing the shot.

While I was out touring this new listing; planning to take a few additional photos, I rounded this corner and saw the view which I felt would help sell this land. I felt lucky because I even had a little help from the neighboring farmer who had recently tilled his fields. The freshly plowed earth certainly complimented the curve in the road and made an ordinary scene into a work of art... don't you think?

There's a cow in the Road!

About a month ago, as driving down a county road in my market place, this cow decided to escape his fenced pasture right in front of me. I think he was heading for the hills and was happily kicking up his hoofs. As is commonly said in rural areas, good fences make good neighbors. Not allowing your cows to escape and run the road is also a neighborly good thing too!

Free Pumpkin Carving Stencils for 2009

Here are some fun sites to explore for Halloween. It must have been a good pumpkin growing season because everywhere I look there are huge stock piles of pumpkins.

I thought I would share the Free Pumpkin Carving Stencils for 2009 that we downloaded for free and some of the other ornate ones we found that we haven't tried yet. Happy pumpkin carving everyone! Stop by office in Grants Pass, Oregon and see our 270 pound pumpkin on display at Real Estate Cafe!

The first one we did was from Celebrating-halloween.com and they have a ton of different free pumpking carving stencils to download from the very simple classic patterns to much more ornate. We just did a classic jackolantern but there were tons to choose from.

Carvingpumpkins.com has some very ornate and pop culture focused stencils. We loved the Michael Jackson but have not attempted it yet since I think we'll need a bigger pumpkin.

S pookmaster.com shares a daily free pumpkin carving stencil. We did the bat which turned out beautifully.

The Better Homes & Gardens website also had a bunch of great free stencils. They are more classics but seem easy to use. I downloaded the ghost for next weekend.

Legislative REPORT CARD

Realtors, Home Owners and Tax Payers across the country and here in Wisconsin, have benefited from the donations made by all Realtors across the country. This is a glimpse of some of the good things made possible in 2009 with the use of our National Realtor Association RPAC donations in 2009, as posted by our local Board of Realtors.

Legislation Passed:

$8000 Home Buyer Tax Credit for primary residence that does not require repayment.
Banks permanently restricted from entering the real estate business.
Extended the current limit on property tax increases for municipalities and counties for another two years
A state budget that included no increase in the general income tax rate; no general sales tax rate hike, no sales tax on commissions.

Legislation Defeated:

Restriction of the mortgage interest deduction as proposed by President Obama.
Proposed doubling of the real estate transfer tax that would cost your sellers hundreds of dollars on the sale of their home.
A proposal to change the definition of "agricultural land" for purposes of use-value assessments to exclude any land that was platted or zoned for residential, commercial or industrial use. This would have greatly increased housing costs to buyers and carrying costs for owners.
A budget proposal to completely repeal Wisconsin's tax break on capital gains (60%), costing investors $485 million over two years.
The governor's proposal to force a defendant, who is as little as 1% at fault in a lawsuit, to pay up to 100% of the damages if the other defendants are unable to pay. This would have involved REALTORS® in never-ending lawsuits. ("Joint and Several" provision).
A $15.2 billion plan to provide a state government run universal healthcare plan, with a 4% employee payroll tax and a 10.5% employer tax.

2 items I am particularly please about are banks being restricted from entering the Realty Business and also stopping a hike in the transfer taxes paid when selling a home.

Here is one for the anything can happen in Real Estate book. We have a home listed, receive an offer and we are waiting for our sellers to stop by on Friday to present the offer. From the prior phone conversation it sounded likely, that these sellers would be accepting this offer. If nothing else, it was more than likely, a modest counter offer could be the out come; seems like a simple deal.

Things did not turn out that simple and they really weren't that normal either. You see, the seller's change of heart was not because of a short sale, not because of a foreclosure and not even a because of a nasty divorce preventing this sale from going through to a potential closing. So want was the Reason?

Thursday night, apparently they won the lotto! I got a call letting us know that now they would not likely be accepting the offer. They said they would need some additional time to think things over and figure out what exactly to do about the place. Since they won $70,000 cash in the Badger pick 5 game. It was certain that they would have to pay even more taxes if at this time they sold their second home, so it might be best to wait. Of course we could always do a counter offer and change closing day to January 1st 2010.

So what were the chances, they were actually about 120 million to 1. It is great to the one who won...

Lucky Dog Farm

Lucky is just a farm dog and pretty much a Hinze 57 kinda of a dog. When I took this photo and he was doing what all farm dogs love to do. That is to cool off in a stream after taking a long walk around the farm with his people. Seeing him there made me think of the 'Dog Days of Summer". It is the name for the most sultry period of summer, from about July 3 to Aug. 11.

No Horse Manure Allowed

Around Vernon County and Viroqua Wisconsin there are several Amish Communities. Of which, many of the families have been living here for decades. Many have moved in from Ohio, Indiana and other states, they come here because it is rural and unregulated.

Lately the main topic in the local news is all about Horse Manure. It seems it must be piling up around town. This is somewhat funny because last year the big gripe in town was front yard gardens. Then it was about some of our younger and newer residents deciding to raise corn fields in the front yard. It is common to have a backyard garden, but instead of grass in the front yard, vegetable gardens including corn was planted by a few. A vocal group of unhappy locals, started to complain and it became a hotly debated topic. Well, not much word on that issue this year and actually I have to say, I have not seen any corn around town this year at all. Nope, none in any one of the front yards of any houses that I have passed by.

However, the manure complaints are now getting even more vocal. We have a farmers market each Saturday morning. So, maybe it is in the WCCU parking lot that the horse manure is piling up? Many Amish come daily into town, of course they usually come in their horse drawn buggies. So is it piling up along the highways and in the WalMart parking lot? Hey, if a horse has to go, well it does. I must say I personally have not seen any manure piles around town so is this an over reaction or where exactly is the worse of the problem at?
