Oh no it's back... here it comes again...a house that I have sold 3 times before. I recall the first time I encounter this house. I actually tried to just set up an appointment to show it; I was told it had an accepted offer.  That may have ended up being a good thing. I sold my client at the time, another home and they still reside there today. It was their second choice of a home. Back to the question... do you think houses have karma?

Well... it is now down to the final 2 choices... which will it be? I think this is the most difficult moment a buyer faces during the home buying process. It is that silent time when a Realtor just has to wait it out until the buyer actually knows which it's going to be. It's the final decision between the 2 contending homes. Will it be house number #1 or house number #2?

Many here are thanking AR for the leads they have closed on. I have yet to have that pleasure. Of course, I believe this will eventually happen for me too. You see because of AR, I have gotten several email requests about my area. I also have had a few phone calls asking more details about land and farms of which I have posted. Apparently this website is it getting more than its share of hits from would be first time home-buyers. It has been reported that they are receiving more than 10,000 hits a day. This is the site to learn how to obtain a $7500 tax credit. If you have recently purchased a home for the first time and it was after April 9, 2008 you may qualify.

Are investors still out there? Are flippers still hard at work or is most of it just left over inventory from pre-2006?  Those that continue to be successful know what to look for, you need the right house, location, and price range for a rewarding out come and good return on investment.

Typically when showing a house to a buyer they usually come with a friend. More often than not, it's the wife and kids plus occasionally their parents come too, to offer guidance and concerned advise. I had an interesting snow day, of which I had originally planned to take off. But as the realty world demands, I had to eventually head into the office this morning.  The forecast called for 12, sloppy, wet more inches, which turned out to be about 5.

Some email just gives off red warning flags; this particular email, makes me see big yellow cautions signs! Of course the, names and address in my email has been changed for obvious reasons.
On first glace, it seems sincere and I have had similar email before. The buyer needs a home, has no money, sounds like they had a bankruptcy, and is taking a shot to see if they can rent this house. It has been market a long time; but John and Jane Doe appear way too knowledgeable to be believed.
