If there is one guaranteed thing about selling real estate, it is that every day is guaranteed to be different from the past day. For example, a couple walks into my office a few weeks ago. They express a desire to own some farmland. Upon questioning them, I was able to learn they wanted an investment and felt the rate of return they could earn renting cropland to a farmer was profitable. Gently, I asked how they determined this to be so? Typically buyer will share much, but these two weren't willing to discuss much and wished only to take a tour (10 comments)

Oh no it's back... here it comes again...a house that I have sold 3 times before. I recall the first time I encounter this house. I actually tried to just set up an appointment to show it; I was told it had an accepted offer. That may have ended up being a good thing. I sold my client at the time, another home and they still reside there today. It was their second choice of a home. Back to the question... do you think houses have karma? Well... it is now down to the final 2 choices... which will it be? I think this is the most difficult moment a buyer faces during the home buying process. It is that silent time when a Realtor just has to wait it out until the buyer actually knows which it's going to be. It's the final decision between the 2 contending homes. Will it be house number #1 or house number #2? In the bygone sellers market, there wasn't enough time to catch your breath, analyze the pros and cons and explore your options. Many here are thanking AR for the leads they have closed on. I have yet to have that pleasure. Of course, I believe this will eventually happen for me too. You see because of AR, I have gotten several email requests about my area. I also have had a few phone calls asking more details about land and farms of which I have posted. However, I still cannot be certain that any appointments could be attributed directly to my AR blog and that is OK.

Apparently this website is it getting more than its share of hits from would be first time home-buyers. It has been reported that they are receiving more than 10,000 hits a day. This is the site to learn how to obtain a $7500 tax credit. If you have recently purchased a home for the first time and it was after April 9, 2008 you may qualify. There is a time limit so if you qualify better hurry and apply it ends July 1 2009. As they say, time is of the essence, so if you are eligible it is certainly worth your (4 comments)

Are investors still out there? Are flippers still hard at work or is most of it just left over inventory from pre-2006? Those that continue to be successful know what to look for, you need the right house, location, and price range for a rewarding out come and good return on investment. Here is an interesting investment property, which I had recently showed to a buyer. What were they thinking; what do you think? I learned later that this unique property was originally an abandoned auto repair shop. Now amazingly transformed by an investor into upscale river frontage retreat dwelling, (3 comments)

Dear Realtor: "I have been offered a position with a local school district in your area and need to find a place to stay with my 60 goats, dogs, cats and, oh yes, my kids (there are two of those). Because this has happened so quickly, I am not in the position to buy since I have my own place that I need to get put together to sell. Typically when showing a house to a buyer they usually come with a friend. More often than not, it's the wife and kids plus occasionally their parents come too, to offer guidance and concerned advise. Most of my showing appointments are pretty normal and uneventful as to the people. However, sometimes when I meet a party at a property first; not at the office, I might not know how many will show up. One thing is personal safety and another issue is crowd control. What do you do when the entire extended family including cousins, uncles and every person they know (62 comments)

More realty drama, please be the judge. I finished up a conversation with a buyer who called me and wanted to see my listing. We set up the appointment. This particular buyer was to call me back the next day to confirm the showing worked with the wife's schedule by the end of the next afternoon. Before that happened, the next morning there is a voice mail from another agent. Pretty much her message goes like this. I had an interesting snow day, of which I had originally planned to take off. But as the realty world demands, I had to eventually head into the office this morning. The forecast called for 12, sloppy, wet more inches, which turned out to be about 5. Anyway, I showed a client a home, poor girl; she may be more confused now than she was last week. Some email just gives off red warning flags; this particular email, makes me see big yellow cautions signs! Of course the, names and address in my email has been changed for obvious reasons. On first glace, it seems sincere and I have had similar email before. The buyer needs a home, has no money, sounds like they had a bankruptcy, and is taking a shot to see if they can rent this house. It has been market a long time; but John and Jane Doe appear way too knowledgeable to be believed. Most buyers in our area do not use the (8 comments)
