The smartest person in the transaction is the BUYER. Why? Most buyers by the time of making an offer have become experts in pricing homes currently active in the market. They have spent hours searching on-line, searched days sometimes weeks looking at homes in person and sometimes they have searched different areas of town. They know when a home is a good value and when it is not. Buyers are looking at your current competition. The buyers are NOT looking at homes that have SOLD. They do not tour your neighbor's house that sold a year ago. That is ancient history. Markets change so (2 comments)

Have you ever been in a home and noticed a crack in the wall of the foundation in the garage? This is typically caused by a phenomenon known as "street creep." What is street creep? Street creep is when the concrete expands and pushes on the driveway which subsequently pushes the floor of the garage against the wall of the garage which then causes causes the wall to crack. Are some homes more prone to street creep? Yes, homes that are located on the bottom of a hill on a curve or homes at the bottom of a T intersection. Why do these homes see street (4 comments)

This post has nothing to do with golf but it does involve getting the most of the tools that are available. Tiger Woods is a professional who can get alot more out of a five iron than myself. Why? Because he is a professional. A professional knows their equipment, is a student to their craft and can maximize equipment to its full potential. Realtors have tools like a lockbox. Something simple like a lockbox is a tool than can be used by a professional to add value to a transaction. Do you maximize its potential? Do you program and track showings via lockboxes? Sellers: Selling a home is uncomfortable - 03/16/08 10:08 PM
There are currently over 5000 active listings in the Omaha market for sale. When you home is on the market it means that you will get showings at times that are inconvenient. You have to make your home available in-order for agents to sell your home. Sometimes you get only ONE shot at a buyer - make your home difficult to show and the buyer WILL move on. Many buyers are looking at more than one home and they are on a tight schedule so they do not want to come back at a later time. This time-frame also means that buyers size (4 comments)

Are Realtors that want the best "split" any different than sellers that want the "lowest" commission? First of all, commissions are negotiable. Commission splits are negotiable as well. Many agents will run to the company with the highest split just as some sellers will run to the Realtor with the lowest commission. When you decide to change companies you have to take in the entire picture. Real Estate companies are NOT non-profit organizations. Companies have to make money for two reasons. First, people need to eat. Second, profits have to be re-invested back into the company. Now, it is fair to carefully examine how that (8 comments)

Absorption Rate for Cherry Hills - 03/12/08 12:04 AM
Absorption Rate looks at supply and demand. There can be an absorption rate at a national level, local level and even a neighborhood level. Some neighborhoods "absorb" home at a faster pace than other neighborhoods. How do you calculate an absorption rate? STEP 1: Look at the homes SOLD over the past year. In Cherry Hills, there have been 17 homes sell in the subdivision. STEP 2: Take the homes SOLD over the past year and divide by 12. This will give you an average of the number of homes sold per month. In Cherry Hills about 1.44 homes sell per month in (2 comments)

This is an example of what happens when your home is not priced correctly. This example involves a property that is in near my neighborhood and I am good friends with one of the neighbors so I could see this example play out over the course of time. Background I personally listed this property on May 24, 2006. This home is a 3 bedroom/2bath/2car garage split-entry home with approximately 1500 finished sqare feet. In Omaha, Realtors have two options when deciding on an electronic key. The first option is a display key which gives you access to the lock-box. The next option is e-key professional for smart-phones which will give you access to the lock-box and it will give you mobile access to the MLS. This MLS information is updated nightly. If you have a smart-phone you can still access the MLS without e-key professional. On your smart-phone go to http://oabrmls.fnismls.com/paragonwifi this will give you mobile access to the MLS. Even if you have e-key professional this site will give you up to the minute (4 comments)

The seminar will be held at the OABR Education Center located at 11830 Nicholas Street in Omaha, NE on March 20, 2008 from 9:30 - 11:30 AM. The Omaha Area Board of Realtors Education Committee is sponsoring the required quadrennial ethics training on Friday, March 7, 2008 from 8:30 - 11:30 am at the OABR Education Center at 11830 Nicholas St in Omaha, Nebraska. This event is FREE. However, it is NOT a Continuing Education Class. As of January 1, 2001 the National Association of Realtors requires all Realtors to complete ethics training every four years.
