The Omaha Area Board of Realtors recently held their 123rd Inaugural at Shadow Ridge Country Club.  One of the highlights of the evening was the presentation of the OABR Realtor of the Year Award.  This year's recipient was Joe Gehrki of CBSHome.  Joe is currently the President of the Omaha Board and has served on numerous committees and task forces.  Congratulations Joe!

Did you know that the Omaha City Council is currently considering an ordinance on requiring ALL investment properties built before 1978 to be certified "lead free" every three years?  This ordinance would require landlords to test investment property every three years at a cost of $350 per unit.

Do you have a Google Alert on yourself? - 09/26/08 08:37 AM
It is a good strategy to have a google alert on yourself.  A google alert will notify you by e-mail if there are new search results for your key terms.  In this case my key term is "David Matney."  I have set up a google alert for myself to help monitor my online presence.  If someone writes something online about me - then I want to know.  In addition to monitoring your own online presence it is also a good idea to set up a google alert on your competition.  This will help you monitor your competition.

Here is another Activerain success story.  Yesterday, I was contacted by a writer from the Associated Press out of Washington, D.C. who was writing an article on the market.  He was looking for regional market information for the Midwest.  He also wanted to interview one of my past clients.  I asked him where he found my name. It was no surprise to me when he said Activerain.

Many homeowners get tunnel vision when hiring a contractor.  Price, price, and price.  However, one of the most important items to consider is the contractor's insurance.  Do they have even have insurance?  Do they have just liability or do they have workman's compensation insurance.  When you obtain a bid make sure that proof of insurance is made available before works begins or any payments are made.  If someone gets hurt - if the contractor has no insurance the injured person is coming after the homeowner next.  By asking for a copy of their insurance up front is a great way of … (1 comments)

Radon tests are becoming more common for buyers purchasing a home in Nebraska.  Radon is a naturally occurring radioactive gas that is the result of decaying uranium in the rock and soil.  It is leading cause of cancer for non-smokers in the United States and it is classified as a Class A Carcinogen.  The eastern third of Nebraska is considered to be a "High Risk Zone"  for elevated radon levels.  In Nebraska, there is a 50% chance of elevated radon level above 4 pCi/L  (pico-curries/liter of air).

In the past I have posted several blogs about making the most out of your yard sign.  Here is another way to maximize your marketing with your yard sign.  Promote a unique feature on a separate rider on your yard sign.

Time Saving Technique for "Junk" Calls - 09/06/08 06:06 PM

As Realtors, we all get bombarded daily with people selling pens, calendars, bus benches and so called "referral" companies.  One of my personal favorites are the folks selling first place placement on google under "Omaha Real Estate." 
If I get a "junk" call, I save them as a contact under ZZZZ junk "pens", ZZZZ junk "google", etc.  I change the ring tone to "no sound."  That way in the future when they call, I can simply will not even hear the phone ring.  It works great.  It cuts down on distractions which is a HUGE time saver.

As part of my comprehensive "full service" marketing program I pay for a pre-inspection and professional staging.  I do this to provide value and to make the home more marketable so it will SELL.  One of the benefits of paying for staging and a pre-inspection upfront it eliminates taking non-marketable listings.  I do not want to pay several hundred dollars up front just for the fun of it.

I like to work expired listings.  When a home expires it means the MARKET has rejected the PRICE.  Changing agents or companies WILL NOT change the market.  It simply amazes me when a home expires then the next agent RAISES the price?  Some of the more inexperienced agents that work expireds will try to justify raising the price because they are or have a better (fill in the blank) then the previous agent.  Maybe they are better than the previous agent?
