Congratulations to Joe Gehrki of CBSHome - 09/29/08 01:41 PM
The Omaha Area Board of Realtors recently held their 123rd Inaugural at Shadow Ridge Country Club. One of the highlights of the evening was the presentation of the OABR Realtor of the Year Award. This year's recipient was Joe Gehrki of CBSHome. Joe is currently the President of the Omaha Board and has served on numerous committees and task forces. Congratulations Joe! The evening concluded with the swearing in of the newly elected Board of Directors. In August, I was elected to the Board of Directors and I am excited to serve my term. Many agents do not realize the importance (3 comments)
If you own investment property in Omaha ... - 09/29/08 12:08 AM
Did you know that the Omaha City Council is currently considering an ordinance on requiring ALL investment properties built before 1978 to be certified "lead free" every three years? This ordinance would require landlords to test investment property every three years at a cost of $350 per unit. If you own investment property or if you are considering buying investment property the time is NOW to let the council hear your opposition. The city is mapped into 7 districts, click here for a map of the districts. District 1: Jim Suttle District 2: Frank Brown District 3: Jim Vokal District 4: Garry (2 comments)

Ken has a terrific attitude and he was a true pleasure to work with. It is nice to work with someone who is not just a great agent but also a nice guy!
Thanks again, Ken! David Matney,CRS,GRI Alliance Real Estate

Do you have a Google Alert on yourself? - 09/26/08 08:37 AM
It is a good strategy to have a google alert on yourself. A google alert will notify you by e-mail if there are new search results for your key terms. In this case my key term is "David Matney." I have set up a google alert for myself to help monitor my online presence. If someone writes something online about me - then I want to know. In addition to monitoring your own online presence it is also a good idea to set up a google alert on your competition. This will help you monitor your competition. In this post I will l attempt (2 comments)
You never know who is reading your blog. - 09/23/08 11:18 AM
Here is another Activerain success story. Yesterday, I was contacted by a writer from the Associated Press out of Washington, D.C. who was writing an article on the market. He was looking for regional market information for the Midwest. He also wanted to interview one of my past clients. I asked him where he found my name. It was no surprise to me when he said Activerain. Did he look for the the biggest company? No. A franchise? No. Or who has a billboard on a major street? No, he found me via Activerain. This is the second time in the last six months we have been (12 comments)

This seminar was sponsored by CBSHome and the Southwest Iowa Board of Realtors. I would like to thank them for helping bring David to Iowa and for opening the seminar (9 comments)
The value of an EVALUATED home warranty - 09/21/08 07:46 PM
Many buyers underestimate the true value of an evaluated home warranty. ServiceOne Home Warranty offers buyers an EVALUATED home warranty program. On an evaluated home warranty - the warranty company will go to the home and conduct an evaluation. This evaluation is not designed to replace a whole house inspection. It is designed to look over the mechanical systems and see if they find any item that is in need of repair. If they find an item that is pre-existing then that item is excluded from home warranty coverage. To protect yourself when you purchase a home, you would want to write the (1 comments)
Thinking of hiring a contractor? Don't forget about insurance. - 09/20/08 10:38 PM
Many homeowners get tunnel vision when hiring a contractor. Price, price, and price. However, one of the most important items to consider is the contractor's insurance. Do they have even have insurance? Do they have just liability or do they have workman's compensation insurance. When you obtain a bid make sure that proof of insurance is made available before works begins or any payments are made. If someone gets hurt - if the contractor has no insurance the injured person is coming after the homeowner next. By asking for a copy of their insurance up front is a great way of (1 comments)

Do you have too much stuff? - 09/19/08 12:54 AM
Do you have too much stuff? Have you inherited someone else's stuff? Do you need to declutter but you do not have the time? One of the challenges in selling your home in today's market is properly preparing your home in order to get the most money in the least amount of time. This preparation usually begins with decluttering. One of the options available to busy sellers in the Omaha area is a company called Hidden Treasures. Hidden Treasures is a company that handles estate sales. They will assist with pricing, merchandising and they handle all the details of the actual sale (0 comments)

Radon Mitigation - 09/17/08 09:40 AM
Radon tests are becoming more common for buyers purchasing a home in Nebraska. Radon is a naturally occurring radioactive gas that is the result of decaying uranium in the rock and soil. It is leading cause of cancer for non-smokers in the United States and it is classified as a Class A Carcinogen. The eastern third of Nebraska is considered to be a "High Risk Zone" for elevated radon levels. In Nebraska, there is a 50% chance of elevated radon level above 4 pCi/L (pico-curries/liter of air). What can be done to reduce radon levels? There are two common types of (0 comments)
In the past I have posted several blogs about making the most out of your yard sign. Here is another way to maximize your marketing with your yard sign. Promote a unique feature on a separate rider on your yard sign. This would be the most effective if you have a listing that has a unique feature that may not be readily apparent from a potential buyer driving through the neighborhood. Hopefully, this eye-catching rider will encourage potential buyers to pull a flyer from the brochure box. In a tough market, sellers need to hire a full service Realtor with a innovative (7 comments)

Ten mistakes buyers often make when purchasing a home. - 09/12/08 09:54 AM
One of the common misconceptions about Realtors is that we are all the same. Nothing can be further from the truth! Even Realtors from within the same company can have varying degrees of experience and education. Remember, when you hire an agent you are hiring ONE agent to represent YOU! Proper representation can save you THOUSANDS of dollars and help you avoid several costly pitfalls. Here are 10 costly mistakes buyers make when buying a home. Get pre-qualified before looking at a homes. You want to know your buying power up front before you find the perfect home. You should get (0 comments)
What does a buyer need to provide at Loan Application? - 09/12/08 08:59 AM
One of the biggest mistakes a buyer makes when buying a home is not getting pre-qualified. It is imperative to line up your financing BEFORE making an offer. The right home with the wrong financing can be a disaster, just ask the folks who are now in foreclosure who obtained adjustable rate mortgages a few years ago. It is also important to interview several loan officers, look for loan officers with experience and ones who work for firms that can offer multiple loan programs especially FHA and VA. This is just a brief list of items you may need to provide the loan (0 comments)
As Realtors, we all get bombarded daily with people selling pens, calendars, bus benches and so called "referral" companies. One of my personal favorites are the folks selling first place placement on google under "Omaha Real Estate." If I get a "junk" call, I save them as a contact under ZZZZ junk "pens", ZZZZ junk "google", etc. I change the ring tone to "no sound." That way in the future when they call, I can simply will not even hear the phone ring. It works great. It cuts down on distractions which is a HUGE time saver. The reason I save (8 comments)
A Hidden Advantage to Staging and Pre-Inspections - 09/05/08 10:10 PM
As part of my comprehensive "full service" marketing program I pay for a pre-inspection and professional staging. I do this to provide value and to make the home more marketable so it will SELL. One of the benefits of paying for staging and a pre-inspection upfront it eliminates taking non-marketable listings. I do not want to pay several hundred dollars up front just for the fun of it. By not taking an overpriced listing it not only saves several hundred dollars but it saves TIME and the opportunity to work with clients who truly are MOTIVATED to sell. Many agents balk at paying for staging (0 comments)
Your listing expired? Hey, lets raise the price! - 09/05/08 09:47 PM
I like to work expired listings. When a home expires it means the MARKET has rejected the PRICE. Changing agents or companies WILL NOT change the market. It simply amazes me when a home expires then the next agent RAISES the price? Some of the more inexperienced agents that work expireds will try to justify raising the price because they are or have a better (fill in the blank) then the previous agent. Maybe they are better than the previous agent? However, an experienced buyer's agent will simply do an address history to see 1) how long it has been on the market (3 comments)

Thank you, Pam Heger with Deeb Realty - 09/05/08 08:54 AM
I would like to thank Pam Heger of Deeb Realty for bringing the buyer for my listing at 822 Bancroft St. Pam did a fantastic job representing her buyer and she also does a great job with follow-up. 822 Bancroft was a property that has potential but needed a significant amount of TLC. It was listed for $55,000 and it SOLD for $41,500. I look forward to working with Pam again in the future.
Thanks Pam! David Matney, CRS,GRI Alliance Real Estate
The Steven Tyler of Real Estate ... David Knox - 09/04/08 08:59 PM
One of the most sought after national real estate speakers is coming to Council Bluffs,IA on September 9th. For Realtors, David Knox is the equivalent of seeing Steven Tyler of Aerosmith! Truthfully, given the choice of seeing Aerosmith or David Knox - I would take David Knox. He is a bona fide ROCK STAR in the real estate speaking circuit and is one of my ALL TIME favorite speakers. The information and his presentation is simply amazing. If you are an agent in the Omaha/Council Bluffs area it is absolutely worth the trip!
