Do you compete against your Broker? In some companies, management is not allowed to compete against their agents for buyers and sellers. That is fine, and I can understand on the surface why this might appear to be a good idea. However, if many ways it may actually be a disadvantage. Here is why .... 1) A broker who competes in today's market is not wasting your money on non-effective marketing techniques like the newspaper. Why should any money you earn from selling homes that goes back to the company be spent on non-effective marketing. 2) A broker who competes in today's market is looking for NEW

One of the unforeseen challenges when moving is the proper disposal of household hazardous wastes such as old paint, motor oil, and other household solvents. Can a drop box be turned into a marketing piece? - 01/19/09 11:16 PM
Earlier I posted and article on promoting your website on the exterior of your building. Here is another idea for promoting your website. Many companies have exterior drop boxes for contracts that are dropped off after hours. (This is a dated practice since it is far more efficient to send the contract via e-mail.) Before Our firm has a dropbox and since most agents now send contracts via e-mail our drop box is now a marketing piece. We are extremely fortunate to be in an office complex with a dentist so we get a steady stream of diverse traffic on the catwalk where our drop box is located.

Imagine if you purchased a home and you were unaware that your agent received a "bonus" that was somehow contingent on the price that you offered and YOU were not aware of it? Here is an example of a incentive that personally gives me heartburn! These are agent remarks in the MLS and not visible to the general public. Almost everything has a web strategy component. I always to keep my "antenna up" for ways to apply a web strategy with two components. The first component is it has to have a long shelf life and the second component is cost effectiveness. In my opinion, it is almost criminal if your company is located on a busy street and all you have is the company name on the sign. Here are a few basic tips for new agents when showing homes. 1) Plan your route and make sure the route makes sense. Print a map to make sure you know where you are going. 2) Read the Agent Remarks in the MLS for specific showing instructions. Even if the home looks vacant, please follow the instructions in the MLS. A Tip for Placing Directional Signs! - 01/04/09 06:46 AM
I just listed a home at 3709 N 65 St and part of my marketing plan involves the placement of directional arrows leading potential buyers to the property. When I place a directional arrow, I ask the owner of the home if I can have permission to place the directional sign in their yard. Today, when I asked permission, he told me that it has been over 10 years since someone has last asked permission to place a directional sign on the property. Many buyers when purchasing an investment property or a "flip" get tunnel vision and strictly focus on getting a great "deal." However, what you might get is a great "deal" on a property that is tough to rent or perhaps even harder to resell. Investors have to look at the property through the eyes of the consumer. One example is buying a home on a busy street with no garage or a lack of off street parking.
