Would it make much sense to post a wrong number on your yard sign? It is now required to dial the area code in order to place a call in the Omaha area. If you do not have the area code on your sign and the buyer is new to the area they are not able to reach you because they might not know the area code! Everyone knows the importance of have great photos on a listing. Great photos can mean the difference between getting a home sold or having it sit on the market. It is also important to look at the photo order just as a baseball manager looks at his/her batting lineup. Currently our MLS allows you to load up to 35 photos. However, Realtor.com will only allow up to 4 photos unless you have the enhanced listing package. In addition to Realtor.com, many IDX programs will only have room for 10 photos. Here is a tip for sellers preparing to put their home on the market. Have the furnace serviced by a licensed HVAC contractor before going on the market. Also, make sure the company places a service sticker on the furnace showing the date of servicing. Buyers will look at the date on the sticker and having a furnace recently serviced will give the buyer a warm and fuzzy feeling. If money is a challenge and you can not afford to have the furnace serviced, be sure to at least change the furnace filter. Thanks,

Some brokerages believe that opening a new branch office in a high traffic location is the magic bullet to solve all their problems. Does an office really generate "walk-in" traffic and does a branch office truly increase agent production? Yes, offices do generate walk-in traffic ... inspectors, title companies, termite inspection companies and home warranty companies prospecting for the agent's business! Does it make sense to spend all the money associated with an office move and a high rent for that kind of walk-in traffic? How about having your agents hold an open house instead. The rent and utilities are FREE, you can open dozens of "offices"

Here is a something very minor that will get often get overlooked by a seller. As an agent opens the lockbox the front porch area is under scrutiny. Everyone knows a gallon of paint can help sell your home. However, what happens when your neighbor's home or garage needs painting? Sometimes your neighbor's property can negatively affect the sale of your home. When a buyer purchases a home they are also purchasing the neighborhood. Everyone is aware of the impact of smell especially when when it comes to cigarette smoke. However, even if you do not smoke inside the home you might be turning buyers off at the door. If you smoke outside be sure to remove any sign of smoking including ash trays. A beautiful home with an ash tray out on the porch might just kill the deal even before the buyers open the door.
