Would it make much sense to post a wrong number on your yard sign?   It is now required to dial the area code in order to place a call in the Omaha area.  If you do not have the area code on your sign and the buyer is new to the area they are not able to reach you because they might not know the area code!

Everyone knows the importance of have great photos on a listing.  Great photos can mean the difference between getting a home sold or having it sit on the market.  It is also important to look at the photo order just as a baseball manager looks at his/her batting lineup.
Currently our MLS allows you to load up to 35 photos.  However, Realtor.com will only allow up to 4 photos unless you have the enhanced listing package.  In addition to Realtor.com, many IDX programs will only have room for 10 photos.  It is extremely important if you are an agent that your … (8 comments)

I recently listed an expired listing that had been listed TWO times previously with the same Realtor.  The seller needed a change and interviewed several agents and choose myself as a result of my marketing plan.  As part of my marketing plan, I have the home professionally staged.
This home was vacant and the seller took my advice and rented furniture.  I sent the seller a copy of the flyer and the seller said, "the flyer and staging looked so good that it almost bordered on misrepresentation and that it did not even look like the same house."

Weather in Nebraska is always an interesting topic.  Nebraskans typically say that if you do not like the weather wait 24 hours and it will change.  Here is one of my listings that just came on the market this month.  What a difference a few days makes!  The first photo was taken on March 2, 2009 and the second photo was taken on March 7, 2009.

I just listed a home at 3709 N 65 St and part of my marketing plan involves the placement of directional arrows leading potential buyers to the property.  When I place a directional arrow, I ask the owner of the home if I can have permission to place the directional sign in their yard.

This is an example of what happens when your home is not priced correctly.  This example involves a property that is in near my neighborhood and I am good friends with one of the neighbors so I could see this example play out over the course of time.

We ask sellers to have the home ready to show at the drop of a hat.  We also ask them to paint, remove wallpaper, RENT furniture, clean carpets and pay a hefty commission for FULL SERVICE.  Yet, some Realtors have a yard sign in the yard that is crooked, falling down, flyer box empty, flyer box falling off, faded sign, or the listing is so overpriced it should become a permanent fixture of the property.  Is that full service?
