NAR is a member of the International Consortium of Real Estate Associations (ICREA).  Therefore, as a member of NAR you are also a member of ICREA.  If you currently have the Enhanced Listing Package with Realtor.com then you can also have your home "Internationally Featured" on Realtor.com by simply calling Realtor.com and giving the representative the MLS number of your listing.

Recently, in our market it seems like more buyers are making extremely low offers in the attempt to get a "good deal."  Here is the problem with making uneducated low ball offers.  Keep in mind buyers are free to offer what they want to on a home and a low offer is at least better than no offer.

Some sellers get over zealous with certain upgrades when selling their home.  Certain upgrades while very nice will not net the seller MORE money.  Some items are maintenance issues.  For example, a new roof will make a home more marketable but it will not necessarily net the seller more money.  Buyers expect a home with a roof.  Other upgrades may be limited by certain aspects of the property.  A one-car detached garage will max out at a certain price.  No matter the other upgrades that are done to the property homes with … (0 comments)

Many sellers believe that they can save money by selling their home themselves.  However, what many sellers fail to realise is that commission is built into the market.  Here is what I mean when I say that.  For example, two homes are on the market.  Home A is listed with a Realtor, and Home B is unrepresented or FSBO.  In our example, both homes are the same:  same price, same floor plan and same subdivision.

It seems like there is much discussion about full service and limited service companies.  I have a different view, I believe that the discussion should be about full service and limited service agents.  Within any company, I believe you can see two types of agents, one full service and one that is limited service. 
Education
Full Service Agents take more than the minimum amout of required for CE.  They attend advanced training classes, seek designations and work hard to better represent their clients.

Our International Headquarters is located at 12165 West Center Rd Suite 83 in Omaha, Nebraska.  Our office is small and you will need a GPS in order to find it.  We hardly ever have walk-in traffic off the street and our office is nice but is nothing to write home about.   Agents do not sell homes in offices, the most productive agents are PROSPECTING and working their sphere of influence.

Termites or wood destroying insects are sometimes not taken very seriously by buyers and even some real estate agents.  It is sometimes viewed as one the the boxes that needs to be checked before closing.  However, termites can be a very serous matter and should not be taken lightly.  Here are a few interesting tidbits about termites that I bet you were not aware of.

What if you had a prospect that drove by one of your listings and they were actually interested enough in the home that they called you to get information and you were unable to field the call?  How many agents spend money on "home" magazines to offer homes to folks who go to the store to buy milk?

Some companies make it a practice to supply agents with a yard sign when they list a home.  Some agents feel that this is a neat benefit with a BIG company.  However, are you really gaining anything by this practice or are you losing business from practice?

I can not believe the photos that some agents take of their listings.  Call me crazy but is it too much trouble to move your car when you take a photo of the home?  Not everyone is perfect but it seems pretty basic to close the garage door as well before you take the shot or move the trash cans.  Better yet, if the photo is bad you can always retake the shot.  Of course, you would have to LOOK at the photo first to make sure there was no dog yard leaving his business card in the front yard!

What do I mean when I say K-mart pricing of homes?  First of all, this is not a slam on K-mart in any way.  Many agents in our marketplace and across the country still K-mart price their listings.  Here is what I mean when I say K-mart pricing.  Let's say you have a listing in the neighborhood of around $125,000.  Some agents will insist on pricing that home for 124,900.  This is why I believe this is a HUGE blunder in marketing.
