      <title>Los Angeles County Looking To Help Homeowners of Fire Damaged Homes! </title>

&lt;p&gt;Home owners looking for some tax relief may find just that&amp;nbsp;if they were victims of the recent Station Fire &amp;amp; Palos Verdes Peninsula Fire. According to the Los Angeles County Assessor's Office&amp;nbsp;damage must be more than $10,000 from the recent fires. Homeowners should&amp;nbsp;submit an Application&amp;nbsp;For Reassessment Property Damaged or Destroyed by Misfortune or Calamity. The damage must have taken place in&amp;nbsp;12 months of the occurance of the damage.&lt;/p&gt;
&lt;p&gt;According to information gleamed from&amp;nbsp;the Los Angeles County Assessor's website, Homeowners who qualify will receive a corrected tax bill or refund. Adjustments and prorations&amp;nbsp;of taxes will be based on loss of value from the date of damage to the end of the fiscal year June 30, 2010 or until the structure is repaired.&amp;nbsp;&amp;nbsp;&lt;/p&gt;

After speaking with customer service I was able to clear up the matter and my ability to connect was restored. Mary's terms were such that&amp;nbsp;Mary&amp;nbsp;would&amp;nbsp;refinance the home and&amp;nbsp;pull out an additional $25k. Mary would then remove various improvements she had put into the home in the last&amp;nbsp;2 years including, but not limited to various landscaping and take&amp;nbsp;them with her.&amp;nbsp;Mary's Lender would assume the&amp;nbsp;current Trust Deed&amp;nbsp;now holding at $400k. Mary's lender jumped at the opportunity without a second thought.&lt;/p&gt;
&lt;p style=&quot;text-align: justify;&quot;&gt;Mary's lender realized that even in this curent market the home would still have equity. Values had not dropped as much in the area, and the local schools were outstanding. Current rents for&amp;nbsp;a comparable&amp;nbsp;3 bedroom, 2 bath, 1,200 plus sqft. home were $2000 a month. The current monthly payment for the financing was $1700 dollars a month. The numbers made since for the Lender so he jumped at the opportunity.&lt;/p&gt;

The problem is, as you all know it's a scam. Well now these individuals are sending messages through Activerain channels. The message I received was my help was needed to invest $9.2million of this parties money in&amp;nbsp;Real Estate, Five Star Hotels, or any other investment of my choosing. Secondly my help would be needed to bring this individual to the United States to finish his education.&lt;/p&gt;

&lt;p&gt;Congratulations must go out to all of the Teachers,&amp;nbsp;Administrators, and most importantly the Students who have worked very hard year in and year out within the Glendora Unified School District!&lt;/p&gt;
&lt;p&gt;The State Superintendent of Public Instruction recently released California's 2007-2008 Accountability Progress Report (APR) which provides results from the State accountability system-the Academic Performance Index (API) as well as the Federal accountability system-Adequate Yearly Progress (AYP).&lt;/p&gt;
&lt;p&gt;Once again Glendora Unified posted outstanding results garnering a&amp;nbsp;district wide score of 839 on the California State Academic Performance Index (API). This was an increase of eleven points over the prior year. Infact the district has improved their score each of the last four years. The district continues to outperform most other districts in the State, scoring above the statewide average of 742 for district-wide scores.&lt;/p&gt;
&lt;p&gt;Glendora Unified also reported one of the highest API scores in then San Gabriel Valley. Individual schools also reached their API growth targets. This has put Glendora Unified in an elite group of California school districts that can proudly say that each individual school in the District exceeded 800 on the API, with two schools exceeding 900.&lt;/p&gt;
&lt;p&gt;But that's not all, Glendora USD is one of the few districts in the County which met it's Adequate Yearly Progress (AYP), the Federal academic goals set by the No Child Left Behind Act. Glendora was the only local school district to meet these important goals.&lt;/p&gt;

&lt;p&gt;In the current market many homeowners are considering a home loan modification. However, to modify your current home loan certain criteria must be met. &amp;nbsp;&lt;/p&gt;
&lt;p&gt;1. You must document all of your current income and savings information. Making too much or too little income may disqualify you for a loan modification.&lt;/p&gt;
&lt;p&gt;2. You must have no equity in your home or be upside-down (owe more than home is worth) for your lender to be willing to work with you.&lt;/p&gt;
&lt;p&gt;Beware of&amp;nbsp;the lender who&amp;nbsp;says they are unable to work with you unless you are in default. This does not give you&amp;nbsp;justification to stop making your&amp;nbsp;trust deed&amp;nbsp;payment. The truth is few&amp;nbsp;homeowners are&amp;nbsp;being helped who are in default. &amp;nbsp;&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Anyone that claims they are a loan modification specialist, be careful they may&amp;nbsp;infact be a mortgage broker. California law requires non-attorneys to register as Mortgage Foreclosure Consultants and they may be liable for any damages they may cause you. They are required to enter into a contract with you, &amp;amp; if they do not have a contract&amp;nbsp;they can email to you, then do not work with them.&lt;/p&gt;
&lt;p&gt;You should also know that California law requires that lenders work with you, even if you are not currently in default. Just the possibility that you will face foreclosure in the future will be enough. If your lender refuses to help you because you are not in default, simply take down their name and send a certified letter with return receit requested. Your letter must describe the conversation and the employees refusal to assist you. Also inform them they have 15 days to respond in writing if they disagree with your statement. At this point contact your attorney immediately.&lt;/p&gt;
&lt;p&gt;Lastly, because I'm not an attorney I recommend that homeowners considering a home loan modification work with an attorney who speacilizes in Real Estate law. Your attorney will speak directly with&amp;nbsp;your lenders legal department, avoiding the normal run around.&amp;nbsp;&lt;/p&gt;</description>

However, with a fixed rate mortgage, homeowners have the security of knowing that their interest rate will never go up over the term of the loan.
