Los Angeles County Looking To Help Homeowners of Fire Damaged Homes!

Home owners looking for some tax relief may find just that if they were victims of the recent Station Fire & Palos Verdes Peninsula Fire. According to the Los Angeles County Assessor's Office damage must be more than $10,000 from the recent fires. Homeowners should submit an Application For Reassessment Property Damaged or Destroyed by Misfortune or Calamity. The damage must have taken place in 12 months of the occurance of the damage.

According to information gleamed from the Los Angeles County Assessor's website, Homeowners who qualify will receive a corrected tax bill or refund. Adjustments and prorations of taxes will be based on loss of value from the date of damage to the end of the fiscal year June 30, 2010 or until the structure is repaired.

Sorry I Don't Know You!

Recently while prospecting on one of my Social Networking sites I received a message from customer service telling me that my ability to connect with new people had been suspended. After speaking with customer service I was able to clear up the matter and my ability to connect was restored. The problem however was several individuals that I attempted to connect with recorded that "they did not know me." Since then I have seen more individuals make the biggest mistake you can make in Social Networking.

First, why join one or more of the various Networking sites if you are going to close yourself off from others? I assume you want to meet new people, and inturn expose your business and it's services to as many of those people as you can. That is why you joined in the first place. Secondly, why join and only connect with people you already know? You can always talk to them another time. You do not need one of these sites to connect with them. These Networks allow for you to connect with people all over the world. Think of all of the people you could expose yourself and your business to. Furthermore do not be afraid to cross over into other professions to connect with individuals, they might be able to use your products and services as well. Maybe someone else in their network could use your help, so now you have openned yourself up to a referral! Think about it, each time you hit that "I Don't Know" button you close yourself off from hundreds, or maybe thousands of potential clients. Is that what you want to do? Lastly, because your giving off the wrong impression to others I'm seeing more groups pop up on the various Networks that will list your name and profile whenever you hit that "I Don't Know" button. After others have seen your name on one or more of these groups how many more potential clients will you lose?

Hey Mr. Lender Do You Wanna Buy My Home?

I was having a conversation with a good friend of mine and fellow Realtor last evening. Now I know you might be saying so what, who cares! However this friend of mine taught me something that I was compelled to pass on to my Activerain friends. My friend for the purpose of this story I will call Mary, recently purchased a new home and decided to sell her existing home. There were TWO Trust Deeds on the home, the FIRST for $350K and for the SECOND $25k. But this is where it got good as Mary decided to contact the current holder of her second Trust Deed whom she knew was an investor and offerred her home up for this gentleman to purchase. Mary's terms were such that Mary would refinance the home and pull out an additional $25k. Mary would then remove various improvements she had put into the home in the last 2 years including, but not limited to various landscaping and take them with her. Mary's Lender would assume the current Trust Deed now holding at $400k. Mary's lender jumped at the opportunity without a second thought.

Mary's lender realized that even in this curent market the home would still have equity. Values had not dropped as much in the area, and the local schools were outstanding. Current rents for a comparable 3 bedroom, 2 bath, 1,200 plus sqft. home were $2000 a month. The current monthly payment for the financing was $1700 dollars a month. The numbers made since for the Lender so he jumped at the opportunity.

The moral of the story is always keep your mind open for new ideas. Do not be afraid to think outside the box. In a market like this with so many families facing challenges you could end up being a hero to one of your clients who might be in a similar situation.

You all have at one point I'm sure received those emails from strangers asking you for help. Your help needed is always to free up large sums of money that belong to them. The only thing you need to do to help is to deposit their check and send them a small amount of the money. And for your troubles you get to keep millions. Sounds like a great deal. The problem is, as you all know it's a scam. Well now these individuals are sending messages through Activerain channels. The message I received was my help was needed to invest $9.2million of this parties money in Real Estate, Five Star Hotels, or any other investment of my choosing. Secondly my help would be needed to bring this individual to the United States to finish his education.

Beware of any messages coming from the following IP Address #41.207.20.8. As long as we all look out for one another and communicate individuals like this will not victimize anyone else. Have an awesome Tuesday afternoon!

Congratulations Glendora Unified School District!

Congratulations must go out to all of the Teachers, Administrators, and most importantly the Students who have worked very hard year in and year out within the Glendora Unified School District!

The State Superintendent of Public Instruction recently released California's 2007-2008 Accountability Progress Report (APR) which provides results from the State accountability system-the Academic Performance Index (API) as well as the Federal accountability system-Adequate Yearly Progress (AYP).

Once again Glendora Unified posted outstanding results garnering a district wide score of 839 on the California State Academic Performance Index (API). This was an increase of eleven points over the prior year. Infact the district has improved their score each of the last four years. The district continues to outperform most other districts in the State, scoring above the statewide average of 742 for district-wide scores.

Glendora Unified also reported one of the highest API scores in then San Gabriel Valley. Individual schools also reached their API growth targets. This has put Glendora Unified in an elite group of California school districts that can proudly say that each individual school in the District exceeded 800 on the API, with two schools exceeding 900.

But that's not all, Glendora USD is one of the few districts in the County which met it's Adequate Yearly Progress (AYP), the Federal academic goals set by the No Child Left Behind Act. Glendora was the only local school district to meet these important goals.

Home Loan Modification Tips

In the current market many homeowners are considering a home loan modification. However, to modify your current home loan certain criteria must be met.

1. You must document all of your current income and savings information. Making too much or too little income may disqualify you for a loan modification.

2. You must have no equity in your home or be upside-down (owe more than home is worth) for your lender to be willing to work with you.

Beware of the lender who says they are unable to work with you unless you are in default. This does not give you justification to stop making your trust deed payment. The truth is few homeowners are being helped who are in default.

Anyone that claims they are a loan modification specialist, be careful they may infact be a mortgage broker. California law requires non-attorneys to register as Mortgage Foreclosure Consultants and they may be liable for any damages they may cause you. They are required to enter into a contract with you, & if they do not have a contract they can email to you, then do not work with them.

You should also know that California law requires that lenders work with you, even if you are not currently in default. Just the possibility that you will face foreclosure in the future will be enough. If your lender refuses to help you because you are not in default, simply take down their name and send a certified letter with return receit requested. Your letter must describe the conversation and the employees refusal to assist you. Also inform them they have 15 days to respond in writing if they disagree with your statement. At this point contact your attorney immediately.

Lastly, because I'm not an attorney I recommend that homeowners considering a home loan modification work with an attorney who speacilizes in Real Estate law. Your attorney will speak directly with your lenders legal department, avoiding the normal run around.

What You Don't Know About Your Home Mortgage Could Shock You!

Have you ever taken a moment to think about what type of mortgage you have on your home? Is it a traditional 30-year fixed loan, or is it a 30-day pre-computed loan, or do you have a Daily Average Unpaid Balance loan?

Many things in our financial lives are uncertain - inflation, energy prices, and the costs of living to name a few. However, with a fixed rate mortgage, homeowners have the security of knowing that their interest rate will never go up over the term of the loan. The guesswork & uncertainty of understanding your home loan has been removed.

During the home buying and refinancing boom a few years ago, adjustible rate mortgages (ARM's), interest only loans and hybrid loans were the popular choice. However, in todays market of rising interest rates and forclosures, it's not benificial to have an adjustible rate mortgage because the difference in the initial interest rates is small or non-existent. After you factor in your closing costs, the Annual Percentage Rate (APR) is even greater on an ARM versus a fixed rate mortgage.

So do you know where you stand on your current mortgage? A simple checklist will lead you to the answer:

Do you know the maximum interest rate that you can be charged?

Do you know the maximum that your interest rate can rise at one time?

Do you know the index that is used to determine your rate?

Do you know your original interest rate?

Do you know how often your rate can change?

Take a look at the answers and chances are you might be shocked by just how little you know about the largest investment you will ever make - your home!

If you currently have an ARM, interest only loan or another type of mortgage I encourage you to speak with a financial professional. They will be able to show you how to refinance with a fixed-rate mortgage, and take the guesswork and uncertainty out of your home loan.
