&lt;p&gt;Many Homeowners have been struggling to decide what to do with regards to their home. I have spoken with many families who have tried countless times to try to modify their homes Trust Deed with no success. I'm sure this is not breaking news to those who are reading this.&amp;nbsp;However, due to upcoming changes in the Modification process it will become even more difficult to modify your homes Trust Deed. Where will that leave the Homeowner? Banks are beginning to see that it is more beneficial financially for them to accept a Short Sale rather than Foreclose on the home. Infact, I have already begun to see fewer Foreclosures and more Short Sales in my market. That being said, when is a Modification right for the Homeowner? Do I or will I qualify for a Modification? Will the&amp;nbsp;Short Sale process actually be the better option for your family? That is where the professionals at the Non-Profit H.E.L.P. (Homeownership Education Learning Program) come into the picture. Their goal&amp;nbsp;is to educate the public and&amp;nbsp;to help them determine what&amp;nbsp;is right for them and their&amp;nbsp;families!&amp;nbsp;Here are some Tips that H.E.L.P. has&amp;nbsp;made available to the public.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;1. Try to Modify. If no avail, short sale. &lt;strong&gt;NEVER WALK AWAY&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;2. Always do your best to keep accurate and detailed records of your attempts to&lt;strong&gt; &lt;/strong&gt;reach out to your lender. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;This may come in handy in the future.&lt;/p&gt;
&lt;p&gt;3. A short sale is when a lender agrees to take a lesser payoff than the existing balance of the mortgage.&lt;/p&gt;
&lt;p&gt;4. Discuss with a CPA the tax consequences of a Short Sale or Foreclosure BEFORE they actually happen.&lt;/p&gt;
&lt;p&gt;5. Important questions to ask your tax consultant or CPA: Was the loan recourse or non-recourse? Will the loan forgiveness take place inside BK?, and Are you insolvent at the time of the debt forgiveness?&lt;/p&gt;
&lt;p&gt;6. Non-profit, HUD approved housing counselors can be trusted to assist you with your housing concerns and needs.&lt;/p&gt;
&lt;p&gt;7. Beware of foreclosure scams! Ads that read. "Stop Foreclosure Now!", "We guarantee to stop your foreclosure.", and "We have special relationships within many banks that can speed up case approvals. We can save your home. Guaranteed. Free consultation!" These companies should be treated with extreme caution.&lt;/p&gt;
&lt;p&gt;8. Don't take your Lender's word that your sale has been postponed. GET IT IN WRITING!&lt;/p&gt;
&lt;p&gt;9. You do not have to fall behind to request a loan modification. &lt;strong&gt;AND YOU DO NOT HAVE TO PAY UPFRONT&lt;/strong&gt;.&lt;/p&gt;

&lt;p&gt;With the deadline fast approaching for the expiration of the Federal Homebuyer's Tax Credit. You most likely have been been bombarded with questions from prospective clients as to what is going to happen when April 30th arrives? Well good news arrived in the form of the reinstatement of the California Homebuyer's Tax Credit Program several weeks ago. Now the California Association of Realtors has announced the opportunity to receive up to $18,000 in a combined homebuyer tax credit. This offer&amp;nbsp;will only be available for a limited time. Californians have a brief window of opportunity to receive up to $18,000 in a combined federal and state homebuyer tax credit. &lt;strong&gt;&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;&lt;strong&gt;HOW TO TAKE ADVANTAGE OF&amp;nbsp;BOTH TAX CREDITS:&lt;/strong&gt;&lt;/p&gt;
&lt;p&gt;A&amp;nbsp;first-time homebuyer must enter into a purchase contract for a principal residence before May 1, 2010, and close escrow between May 1, 2010 and June 30, 2010, inclusive. &amp;nbsp;Buyers who are not first-time homebuyer's may use the same time-frames to receive up to $16,500 in combined tax credits if they are long-time residents of their existing homes as permitted under federal law, and they purchase properties that have never been previously occupied as provided under California law. Under the federal law slated to soon expire, a first-time homebuyer may receive up to $8,000 in tax credits, and a long-time resident may receive up to $6,500, for certain purchase contracts entered into by April 30, 2010 that close escrow by June 30, 2010. Additionally, under a newly enacted California law, a homebuyer may receive up to $10,000 in tax credits as a first-time homebuyer or buyer of a property that has never been occupied.&amp;nbsp;The new California law applies to certain purchases that close escrow on or after May 1, 2010 (see Cal. Rev. &amp;amp; Tax Code section 17059.1(a)(4)). &amp;nbsp;California law generally allows buyers of never-occupied properties to reserve their credits before closing escrow, but buyers seeking to combine the federal and state tax credits will not be able to satisfy the timing requirements for such reservations (see Cal. Rev. &amp;amp; Tax Code section 17059.1(c)(1)(A)). &amp;nbsp;Other terms and restrictions apply to both tax credits.&lt;/p&gt;

The store features various Christian&amp;nbsp;Books,&amp;nbsp;School Texts, Tech&amp;nbsp;and Trade Books, along with various Collectible and other hard to find books. Much of their inventory comes from their own personal&amp;nbsp;collection&amp;nbsp;as well as books supplied by various clients who have sold books from their private collections.       <description>&lt;p&gt;Recently while&amp;nbsp;prospecting&amp;nbsp;on one of my&amp;nbsp;Social Networking sites&amp;nbsp;I received a message from customer service telling me that my ability to connect with new people had been suspended. After speaking with customer service I was able to clear up the matter and my ability to connect was restored. The problem however was several individuals that I attempted to connect with recorded that "they did not know me."&amp;nbsp;Since then I have seen more&amp;nbsp;individuals&amp;nbsp;make the biggest mistake you can make&amp;nbsp;in Social Networking. &amp;nbsp;&amp;nbsp;&lt;/p&gt;

I assume you want to&amp;nbsp;meet new people, and inturn expose your&amp;nbsp;business and it's services to as many of those people as you can. That is why you joined in the first place. Secondly, why join and only connect with people you already know? You can always talk to them another time. You do not need one of these sites to connect with them. These Networks allow for you to connect with people all over the world. Think of all of the people you could expose yourself&amp;nbsp;and your business to. Furthermore do not be afraid to cross over into other professions&amp;nbsp;to connect with individuals, they might be able to use your products and services as well.&amp;nbsp;Maybe someone else in their network could&amp;nbsp;use your help, so now you have openned yourself up to a referral!&amp;nbsp;Think about it, each time you hit that "I Don't Know" button you close yourself off from hundreds, or maybe thousands of&amp;nbsp;potential clients.&amp;nbsp;Is that what you want to do? Lastly, because your giving off the wrong impression to others I'm seeing more groups pop up on the various Networks&amp;nbsp;that will list your name and profile whenever you hit that "I Don't Know" button.&amp;nbsp;After others have seen your name on one or more of these&amp;nbsp;groups how many more potential clients will you lose?&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&lt;/p&gt;</description>

There were TWO Trust Deeds&amp;nbsp;on the home, the FIRST for $350K and for the SECOND $25k.&amp;nbsp;But this is where it got good as&amp;nbsp;Mary&amp;nbsp;decided to contact the current holder of her second Trust Deed whom she knew was an investor and offerred her home up for this gentleman to purchase. Mary's terms were such that&amp;nbsp;Mary&amp;nbsp;would&amp;nbsp;refinance the home and&amp;nbsp;pull out an additional $25k. Mary would then remove various improvements she had put into the home in the last&amp;nbsp;2 years including, but not limited to various landscaping and take&amp;nbsp;them with her.&amp;nbsp;Mary's Lender would assume the&amp;nbsp;current Trust Deed&amp;nbsp;now holding at $400k. Mary's lender jumped at the opportunity without a second thought.&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;Mary's lender realized that even in this curent market the home would still have equity. Values had not dropped as much in the area, and the local schools were outstanding. Current rents for&amp;nbsp;a comparable&amp;nbsp;3 bedroom, 2 bath, 1,200 plus sqft. home were $2000 a month. The current monthly payment for the financing was $1700 dollars a month. The numbers made since for the Lender so he jumped at the opportunity.&lt;/p&gt;
&lt;p style="text-align: justify;"&gt;The moral of the story is always keep your mind open for new ideas. Do not be afraid to think outside the box. In a market like this with so many families facing challenges you could end up being a hero to one of your clients who might be in a similar situation.&lt;/p&gt;</description>

&lt;p&gt;You all have at one point I'm sure received those emails from strangers asking you for help. Your help&amp;nbsp;needed is always&amp;nbsp;to free up&amp;nbsp;large sums of money that belong to them. The only thing you need to do to help is to deposit their check and send them a small amount of the money. And for your troubles you get to keep millions. Sounds like a great deal. The problem is, as you all know it's a scam. Well now these individuals are sending messages through Activerain channels. The message I received was my help was needed to invest $9.2million of this parties money in&amp;nbsp;Real Estate, Five Star Hotels, or any other investment of my choosing. Secondly my help would be needed to bring this individual to the United States to finish his education.&lt;/p&gt;
&lt;p&gt;Beware of any messages coming from the following IP Address #41.207.20.8. As long as we all look out for one another and communicate individuals like this will not&amp;nbsp;victimize anyone else. Have an&amp;nbsp;awesome Tuesday afternoon!&lt;/p&gt;

      <title>Congratulations Glendora Unified School District!</title>

&lt;p&gt;Congratulations must go out to all of the Teachers,&amp;nbsp;Administrators, and most importantly the Students who have worked very hard year in and year out within the Glendora Unified School District!&lt;/p&gt;
&lt;p&gt;The State Superintendent of Public Instruction recently released California's 2007-2008 Accountability Progress Report (APR) which provides results from the State accountability system-the Academic Performance Index (API) as well as the Federal accountability system-Adequate Yearly Progress (AYP).&lt;/p&gt;
&lt;p&gt;Once again Glendora Unified posted outstanding results garnering a&amp;nbsp;district wide score of 839 on the California State Academic Performance Index (API). This was an increase of eleven points over the prior year. Infact the district has improved their score each of the last four years. The district continues to outperform most other districts in the State, scoring above the statewide average of 742 for district-wide scores.&lt;/p&gt;
&lt;p&gt;Glendora Unified also reported one of the highest API scores in then San Gabriel Valley. Individual schools also reached their API growth targets. This has put Glendora Unified in an elite group of California school districts that can proudly say that each individual school in the District exceeded 800 on the API, with two schools exceeding 900.&lt;/p&gt;
&lt;p&gt;But that's not all, Glendora USD is one of the few districts in the County which met it's Adequate Yearly Progress (AYP), the Federal academic goals set by the No Child Left Behind Act. Glendora was the only local school district to meet these important goals.&lt;/p&gt;
