This is my mantra in tough real estate deals.  Bottom line is that most deals aren't going to be easy.  You will have to overcome at least one hurdle and at the end of the day even though it can be a stressful process, closing day is worth it, not just for the clients but you the agent as well.  The satisfaction I get from getting clients what they want is the  second greatest joy for me (behind family life).  With that said, getting them there isn't always easy and hey, thats what they hired me for right?  If it was always smooth sailing … (0 comments)

This is pretty humble, basic advice but he or she in haste will waste.  Here's what I mean by this.  Lets say you have four deals going on in the same week.  You're signing a P@S with one client and the next one is blowing up your phone.  You have an appointment to show a listing in 45 minutes and you just don't know how you're going to satisfy everybody... Like most realtors, I do cold calling.  I contact expired listings, call around my listings, I follow up with contacts I make in my day to day life, I chase leads and I look to make more contacts in the process.  Very rarely have I ever gotten any flack from a member of the general public regarding my persistance in these matters.  But if you ever do encounter a resistant homeowner or home buyer just ask them this question... "Would you hire a realtor who DIDN'T follow up on every lead, or who DOESN'T go the extra mile to sell homes?"

Started out in Hopkinton RI, 8am home inspection, then to Warwick for a showing on a very classy townhouse, into the office for processing multiple offers.  Home for lunch, back to the office to help a client getting her loan application processed, dealing with mulitple offers on a listing.  Squeeze a little bit of prospecting in between, appointment to show lease option at 6:45, picking up a deposit check at 8.  Home by 8:45, meeting contractor to square up past due balance owed.  Whats the point of this ramble?

Most people have heard the term caveat emptor, buyer beware.  But oftentimes, especially with first time home buyers there is a greater danger to their mental health, financial well being and decision making process.  That threats name is Uncle Charlie or Auntie Beatrice or big brother Mike, take your pick, but if you're a first time home buyer that overprotective older relative is going to be looking out for you and it might be in your best interest to take their advice with a grain of salt.  Don't get me wrong, I come from a loving family and I am an older brother.  But … (1 comments)

Note to buyers, sellers and in this case perhaps most importantly myself, patience is a virtue.  Don't get me wrong,  I'm the type of guy who often wonders when something isn't done, why it wasn't done yesterday and in Real Estate, in many cases I've found this to be a good attitude.  For example, when you're waiting on finishing details with a sales contract, inspections etc. you don't ever want to procrastinate.  All you're doing is setting yourself up for disaster.

At our office we are trained NOT to take every listing.  Lets face it, if you're going in the door taking a listing with the sole intention of grinding the seller down over time on their price until they reach the cusp of market value, you're not only putting yourself through an ordeal, you're ultimately not providing an honest service.  We're taught that when you take a listing you are implying that there is at least a chance you will sell the property for the list price.  Most sellers want to list higher than our CMAs suggest and we as agents … (0 comments)

Real estate is not for the faint of heart.  When you see what you want you have to reach out and grab it.  Being aggressive is a good thing.  If you're a home buyer and you see a property you love and get your offer together that night, or the next day, what kind of message does that send the seller...  It tells them a)You're serious and b) You don't have time to waste.  As agents we are at fault oftentimes for not pushing our clients enough.  When a buyer is 95% of the way there, that last shadow of a doubt is nothing … (2 comments)

Open house at 116 Grace Street in Cranston.  Great colonial with Victorian influences, high ceilings, big rooms, renovated in 2008.  Its on a quiet street off Park Avenue but a stones throw from shopping and amenities at Garden City.  After that, I have two possible offers going on in buyer controlled sales, it could be a really good/lucrative day but the goal is satisfied clients so thats what we're always working on!  Good luck everybody!

There's nothing better than referral business.  I got started with a new buyer yesterday who was referred to me by a previous client and its great to start out where trust is already established.  My new buyer told me that our mutual friend Molly appreciated that I'd never once tried to upsell her or talk her into something bigger or more expensive and that I made the experience of buying a home fun by keeping it light.  Evaluating a buyers needs and motivation is the most important peice of the puzzle to successfully getting them into the right home.  In this case, not trying to push my commission upward by upselling wound … (4 comments)

This is a good article.  People who bought homes at the "bubble times" were not all greedy scalawags, mainly just hard working people who saw homes continuing to appreciate and were worried about getting further pricedd out of the market.  A young person or couple with a good income/down payment and looking to build a better life will usually buy a home.  Its part of the American Way of Life.
That doesn't change the fact that there were flawed fundamentals in that market, it just stands to serve as a reminder to get in the game again asap while rates are low and homes are affordable. It also teaches … (1 comments)
