      <description>Ten Rules to Follow When Selling a Home
1. Hire a good agent. A professional who knows your neighborhood and has a good track record in your community will go a long way in helping to find a buyer.
2.Clean out the clutter. Open spaces look best. Clean, and clean some more to make a good first impression.
3. Spiff up the property. Make any improvements that will improve the show of your home. When possible, stick with the simpler (and less expensive) options to be sure the buying price covers your investment.
4. Determine the worth. Know the fair market value of your home. Your REALTOR&amp;reg; can help you assess the cost. You may also want to have the home appraised.
5. Price it right. A REALTOR&amp;reg; can help you objectively set the price so that it reflects the value of your home and the trends of the surrounding community.
6.Come up with a plan. Are set on your price, or eager to move? How low are you willing to go to settle?
7. Get pre-approved for your next move. If you're looking to buy another house, make sure you know your financial situation.
8.Figure out your selling costs. Commission, ad costs, attorney fees, taxes and prorated costs may all come into play. Real estate agents deal with transactions every day and can give you a very close estimate of seller closing costs.
9. Set the stage. Clean the windows, open the curtains, turn on the lights, display fresh flowers. A bright house is a welcoming house.
10.It's show time. Be ready and willing to have your home shown any day, even with short notice. Making it difficult to see will also make it difficult to sell.

      <title>What is the toughest part of my job as a Realtor?</title>

I recently had a client ask me "What is the hardest part of my job as a Realtor?" I thought that was a great question. The toughest part of my job is telling my clients the truth and not just what they want to hear. Many times I have to tell sellers that their homes are worth thousands of dollars less or I may have to tell them that although their collection is nice and means a lot to them that they should really put it away. These conversations are hard to deliver and need to be done so delicately. However, if I did not deliver the truth then the reality is I would not be doing my due diligence. I know what needs to be done to sell a home and it is my job to share that information with clients. At the end of the day, my job is to sell the property for the most money possible, with the least hassles in the shortest amount of time.

      <description>Should you remodel your kitchen before you sell? Most people would automatically say of course! The reality is that you need to make sure you will get your return on investment (ROI). If the homes in your neighborhood are offering stainless steel and granite counter tops then and you have laminate and old appliances then yes you should probably remodel. However, you need to be very specific on what you are remodeling and how much that will cost. Speak with a local Realtor that can identify what your return on your investment is. If the condition of the home is great and you price the property right upgrading may not be needed.

The buyer that is in a hurry and is serious ~this buyer has a limited amount of time and needs to find a home ASAP.
The serious but not in a hurry buyer ~ they can qualify to buy a home, typically are a first time buyer and proceed with caution. They want someone to hold their hand through the process and guide them.
The investor ~ They want to buy everything 10 cents on the dollar. I bet someone has already called you : di they ask if you wouold come down in price? I have had to help many For Sale By Owners with that.
Looky Lous ~ They really can not even be called buyers. They can not qualify. Agents won't put them in their car, so they go out and prey on For Sale By Owners. They simply are out looking at homes for decorating ideas and to pass time.

The most common critique I hear from buyers are about the kitchen. Like bathrooms the are usually not updated. So, what should you do if it is not in the budget to remodel? Keep in neutral and clean. You will want to make sure that your counters are de-clutter and always clean. I understand that you will still need to cook and eat but you want to make sure that when you do have a prospective buyer coming to see the home that you have no dishes in the sink or on the counter. Leave the dishes in the dishwasher if need be. You can even have the dishwasher running . Also, you want to remove and tuck away your appliances. You can leave one nice and clean appliances but do not leave out your toaster, blender, coffee maker etc. You might ant to consider buying a nice wicker basket and having some colorful place mats rolled up and in them.
The most important tip I can give. Please do not cook anything prior to a showing. Although you may think your meal smells wonderful others may be offended by it. You may want to consider a no cooking rule at least 1 hour before a showing and perhaps burn a nice clean and simple fragrance candle.

The Realtor should then be able to explain to you and analyze the numbers. Ultimately, they should be able to tell you where the Gaps in the market are and how you can price your home to create 7-10 showings in 7-10 days and multiple offers in 30.
