We had a big Upcountry Realtor Caravan today, with 9 new properties to see in Makawao and Pukalani Maui.  I am amazed at some of the good deals these days, and also at some of the very nice homes being offered for sale.  I will end up posting about these homes when I do my newsletter.

Keonekai Villages was built in 1992 on 15.45 acres, about 1 block away from the beach.  There's a total of 256 apartments in 27 2-story buildings.  Upper floor units usually have a lanai.  Ground floor units usually have a small yard.  All units have 2 bedrooms and at least 1 full bathroom.  Some units have an extra half bath, or even a full 2nd bathroom.  Most units have a dishwasher and stacked washer/dryer.  Long term rentals are allowed here, but not short term rentals.  Monthly maintenance fees are between $258-$342, … (4 comments)

Use your own photos - time to SINK or SWIM.
Look at your blog and what do you see?  Do you use pictures and graphics to help make a point?  
Look at your listing pictures and what do you see?  Do your photos pop out and entice the buyer to see the home?
Look under your kitchen sink and what do you see?  Pretty boring stuff, right?  It doesn't have to be that way.
You can jazz up even the dullest pictures and make them interesting with some free photography apps available from the app store.

What a difference a couple of miles makes - rainfall on Maui
Last Thursday was our Upcountry Realtor Caravan, in Kula Maui.  Kula is on the dry side of the island, up on the slopes of Haleakala.  I was driving up from Huelo in Haiku which is on the wet or windward side of the lsland.  In Haiku we are blessed with 50-75 inches of rain or more each year, in a fairly even handed distribution.  Some would even say it rains every day in Haiku.  To see both locations within a short time really makes you appreciate the differences in climate … (12 comments)

I got up way too early today and snapped the sunrise, which is not what I would prefer to be doing.  I like how the sunrise was reflected in my windows.  It always reminds me of that song by Norah Jones though... so enjoy this music along with me.

Take a look at the view from the fourth floor at Kauhale Makai - unit 409.  While the unit itself was not so picture worthy, this view sure is.  You can be sure to get some beautiful sunsets from here, and whale watching is pretty good too.

Sometimes the best things happen when you least expect it - from the garden!
Take a look at these beautiful big tomatoes! 
We don't usually get so lucky with growing big tomatoes and most of the time we are happy to have sweet cherry tomatoes from our Haiku Maui garden.  The last time we tilled up this patch of ground there were some volunteer tomato plants, and we said - let's give them a chance and see what happens.
Fast forward to now.  Those 4 plants produced abundant cherry tomatoes and large tomatoes - from seeds that had been ploughed up into the soil, by … (7 comments)
