I remember when this Haiku Maui home first came on the market in April 2008, asking $1,295,000. It was unfinished, as the owner had run out of money and abandoned it. The price was totally unrealistic at the time and what a shame they didn't price it accordingly. It might have sold by now if it was listed for $800,000 back then.

Who says there are no good deals out there? Today's Paragon hot sheet shows that someone got a really good deal on 1.6 acres of land in Haiku, with an ocean view. Originally listed at $450,000 this parcel on Aoku Place ended up selling for $175,000 - all cash. That's less than half price!
What were the drawbacks?

This morning we had a chance to preview our new vacant land listing in Kailua - past Huelo. What a beautiful spot! Gorgeous views of the ocean.

Are you using all the tools you can to spread the word about your listings? I'm pretty new to the video thing and keep experimenting. I can't believe how much time you can spend just to produce a 1 or 2 minute movie... assembling the right photos and video clips, getting a soundtrack that works, adding titles.
I'm a big YouTube fan like everyone else, and didn't realize I could make my own page and profile there too. So I'm building a little collection of videos. Each one is getting better.

Meanwhile, back at Peahi Farms on Maui's north shore, things are progressing nicely. As you can see, they are already mowing the grass in this 170 acre subdivision, and baling it up just like on the mainland. This is the first time on Maui I have ever seen round hay bales! A Brokers Open was held on November 29th 2007 for agents to come and admire the newly paved roads, and see the vacant lots again. We have some great oceanfront listings in our Jim Sanders Realty office in Paia Maui, and I'd like to mention this Residential Condo.
