Nantucket Brand logoAs you have probably noticed, I have not been active on this blog in quite some time, but it's not because I haven't been hard at work. For the past 4 months, I have been busy designing and running the remodel of a condo in San Francisco, as well as working on a company I founded a few years ago.

In 2005, I began my own clothing line, Nantucket Brand. Originally, I worked on the company along with my job as a realtor in whatever spare time I had. However, things have progressed very well with the company and I am now working full-time on Nantucket Brand. My parents and brother Stephen have become partial owners and my brother Dustin is a manager at our retail store on Main Street on Nantucket Island, Massachusetts.

I have moved back to Nantucket for the summer months. It's exciting for me to get to spend my summer in the place I grew up, work with my family, and see how far Nantucket Brand has come since I started it.

Although I will be heading back to San Francisco after the summer, I have not yet decided if I'll go back to work as a realtor. There's still a long way to go and much work to be done with Nantucket Brand before meeting the goals of the company. I'll post here if I do go back to work in the real estate industry. I have started a campaign to raise money for Parkinson's Research on my website. I have decided to donate a dollar for every comment or trackback I receive up until April 16th. The full post can be read here.

The other day, I got an email from a friend who will be running the Boston Marathon this April. She works for the Michael J. Fox Foundation for Parkinson’s Research and will be running the marathon in honor of her grandfather. She is well on her way to her goal of raising $10,000 for the foundation (and it actually appears that she has surpassed it due to a matching donation). However, I’d still like to help her reach her goall.

I went through the current active listings in the MLS defined area of South Beach in San Francisco and picked out a couple. They have each been on the market for at least a few months. One is a studio - priced at just $379,000 (by far the lowest in South Beach) and the other it is a 2 bed/1.5 bath condo in a small industrial style 3 unit building. There's more info about the listings and the neighborhood at my main site.

 

The Infinity has added all 42 unique floor plans to their site. The plans are for their Tower and Treetop buildings. There will be a total of 4 bulildings - 2 towers, 2 mid-rises - when the project is complete. One high-rise is under construction right now and has about 35 floors of the 42 up so far. I've got some pictures on my site.

Rincon Hill is another one of San Francisco’s newer residential neighborhoods, although it has been around in some form for a long time. Early on, the area was home to many large mansions. After the 1906 earthquake, many of the mansions were destroyed and the area was replaced with many industrial buildings. Recently many new condo buildings have been built and are still being developed.

For an end-of-the-year post, I took a look at condo and TIC sales around San Francisco. In total, there were 3083 sold MLS listings in the year with 634 of those being TICs.

About 40% of the listings were only on the market for less than 30 days. Another 30% were on for 30-60 days. The price per square foot for TIC units came in at just over $835 while the price per square foot actually came in lower at $811. Seth Godin has written a post about compact fluorescent lightbulbs. He has urged other bloggers to write about them in the hopes of gaining wider usage of the bulbs. I wrote a post on my site about how the money-saving aspect needs to be stressed.

South Beach is one of the newer neighborhoods in San Francisco. Located near the new ballpark in San Francisco, it consists of many high-end condo towers, converted-warehouse condo buildings, and some apartment buildings.

The area boasts a number of fine restaurants including the new Sutra, 21st Amendment, Momo's, Paragon, Town's End and many more. The area is convenient for grocery shopping, getting to the Financial District, and getting on 280-S or the Bay Bridge.
