When I put a new property on the market now  it is quite different from when I put a property on the market in the past.  Now the thinking is to put the property on as many different sites as possible because buyers are clicking from site to site and you want to pick them up as they click.  In the past buyer's would come out to see property's because it was the only way to see it.

Westchester County 1st Quarter 2008 Report - 04/25/08 05:33 AM
Westchester County has until now managed to withstand the current decline in sales.  Until Now.  Yesterday the Westchester Multiple Listing Service issued it's 1st Quarter 2008 market report.  The number of single family homes is down 30% for the period.  Some snippets:

Staging, Buyer's and Seller's - Who Does it Benefit? - 04/19/08 06:58 AM
 
I view staging as part of the marketing of a home, one piece of the puzzle.  Price, brochures, pictures on the internet are all parts of the marketing.  When going on listing presentations if a home would benefit from staging I will discuss it with a seller.  I explain that staging can help maximize the investment they have, buyers will walk in and be so pleased they will want to buy their property.  Not all seller's feel they want to stage their properties for various reasons and I respect that.

Recent Call From a Buyer - 04/16/08 04:29 PM
Two days ago I received a call from a buyer.  Let's call her Betty.  Betty has been going with a broker to look at properties. Betty walked into a property that she loved and made an offer.  Her broker presented the offer, let's call her Broker, Janet.  Janet presented the offer.  Janet then gets a call that there is another offer and the owner is going to accept it.  Better terms and a higher amount.  Janet calls Betty and tells her there is another offer.  Betty decides to increase her offer to the asking price, she really wants this apartment.

Last weekend in Westchester County, New York there was a horrific accident where a home was struck by lightening.  According to the news reports the roof of the home was struck, the fire lingered in the attic for two hours and then the ceiling collapsed.  If there were fire alarms in the home they may not have been set off by this fire whch was contained in the attic.

I had this experience this week.  A property came on the market,  priced right, staged, in the right community. Multiple good offers.
Although official numbers are not yet tallied for the first quarter of 2008, the slowness in the market that began to take hold last year "is really here in Westchester now in a serious way," said P. Gilbert Mercurio, the chief executive of the Westchester County Board of Realtors.

When you find the right home it will be recommended that you bring in an Engineer to inspect the property.  The Engineer is hired by you, the buyer, not the Real Estate Agent or the Seller.  The Engineer will inspect all aspects of the house.  They will go through the house with you and check the roof for leaks, the foundation for cracks, issues with water in the basement.  They will see if all the appliances are working, if there is adequate water pressure, termites, radon, lead in water.

We are awaiting an announcement from Congress about a bipartisan solution to help the foreclosed homeowners in this country.  As I look at the picture of the Senators who are working on this and that they have now come together to put this package together I can only think that it is a good thing it is an election year and that everyone is stuggling to have their party win the election.  In the picture, they are smiling, and friendly, slapping each other on the back, yuk. Dual Agency, Buyers and Westchester County, New York - 04/02/08 05:02 AM
The internet is doing something very interesting aside from providing wonderful information to buyers and sellers.  It may start to change the way we do business and this is a good thing.  Last week I got a call from a buyer.  It was a telephone interview as this buyer was not just questionning me about properties he had seen online.  He was questionning me as to how I do business.  Smart guy!

After meeting with his economic advisers, President Bush reiterated his confidence today that the nation's economy would improve soon.

Foreclosures in Westchester County, New York - 04/01/08 05:59 AM
According to County Clerk, Tom Idoni, Westchester County has seen an increase in foreclosure filings which are up 39% over the first quarter of 2006 and up 200% over the first quarter of 2005.  This was reported by WCBS News and you can see the report and video here:
Westchester County is Not Immune
Despite these numbers Westchester County and New York State are doing a lot better than some other areas throughout the country.  Nationally, New Jersey is 13th in number of foreclosures, Connecticut is 14th and New York is all the way down at 30th.
