Relocating to New Orleans Some Things You Might Not Know - 02/24/12 08:50 AM
If you are new to an area there are things that you will not know.  Here are some of the things that I didn't know when I moved to New Orleans.
1. A Po Boy is a sandwich on French Bread "dressed" with mayonnaise, lettuce and tomato.  In New Orleans you will be asked if you want your sandwich "dressed".  If you are not asked and you don't say your sandwich will come with all of the toppings.
2. The roads are in terrible condition in some parts of the Garden District and Uptown.   There are no drains for water … (1 comments)

Seriously Stupid FHA Appraiser's And The Three S's - 02/14/12 07:46 AM
thank you to Michael Bolton an appraisor in Minnesota.  A very good review of what appraisors are mandated to review when doing an FHA appraisal.
Via Michael S. Bolton-MN Appraiser (Michael S. Bolton,Inc.):
FHA guidelines state that a house has to meet MPR (minimum property standards) for existing houses, and MPS (minimum property requirements) for new construction. FHA is very concerned with the three S’s: Safety, Security, and Soundness.

A Surprising Realization - Some Sellers Just GET IT! - 02/11/12 06:24 AM
It is so reassuring to read this post by about a seller who "get's it".  Some of us have been blogging for years about this subject and it gives me hope that we are getting through to consumers.  Understanding agency is so important and many people just don't pay attention. Kudos to this seller for "getting it"!
Via Debe Maxwell - Search Charlotte Homes for Sale - Charlotte NC Neighborhoods (iCharlotteRealEstate.com Savvy + Company Real Estate):
Some sellers these days are taking a bit of a hit on their equity.  Savvy sellers who are also purchasing realize that they’ll recoup that lost equity … (0 comments)

“Our agent is on vacation ….Can You Show us some houses ?” Asked the buyer. - 02/06/12 01:17 PM
The Hansens use the same analogy I always use.  If you go to work and expect to get a check at the end of the week or at the end of the job how would you feel if your employer decided to give your check to another employee after you did a really excellent job for them...that is what happens when buyers have one agent and then decide to call another.  It is not fair to let the second agent do a lot of work for you and go back to the first agent.  The second agent is spending time with … (3 comments)

Ten things to remove before listing... - 02/02/12 03:25 PM
When selling a home a seller often hears that you need to declutter but what does that mean.  Here is a well thought out list of 10 items to start with.
Via Lindsey Hasford (Coldwell Banker Vision):
Everyone has heard rumors of de-cluttering when it's time to sell your home. But, what does that really mean?  Before going hog wild and moving out... here's a few of the most important things to consider removing before you list your home for sale.
10. Personal photos. I don't always recommend removing photos of the 'family' but if you have hallways filled with photos or photos … (3 comments)
