Take a Creole Cottage in the Faubourg Marigny area of New Orleans that is blighted strip the house down to the studs, wrap the house with batting cage plastic and then fill the house with balls…loads of balls, four feet deep.
That is what one gentlemen who lives in the Marigny is doing.  He found the owners of the blighted property, drove to visit them, discussed his idea and they agreed to let him move forward with his idea. Individuals will sign a waiver and dive in.  The Cottage was about to fall down and the ball pit may bring … (0 comments)

new orleans: Relocating to New Orleans Some Things You Might Not Know - 02/24/12 08:50 AM
If you are new to an area there are things that you will not know.  Here are some of the things that I didn't know when I moved to New Orleans.
1. A Po Boy is a sandwich on French Bread "dressed" with mayonnaise, lettuce and tomato.  In New Orleans you will be asked if you want your sandwich "dressed".  If you are not asked and you don't say your sandwich will come with all of the toppings.
2. The roads are in terrible condition in some parts of the Garden District and Uptown.   There are no drains for water … (1 comments)

"From Dec. 26 through Monday, the Superdome and the neighboring New Orleans Arena have hosted, or will host, nine sporting events. This includes two college football bowl games, including Monday … (4 comments)

new orleans: Local Agents Going Outside of their "Area" - 11/13/11 07:50 AM
This post was inspired by a post written by Paula Hathaway, Stranger in a Strange Land which you can read here if you missed it.  In this post there is a discussion of agents who are leaving their niche area and going out to list and sell in other areas that they may not be as familiar with.  The discussion has to do with agent not knowing the zoning, the schools and all of the other local issues that might be necessary to do a proper job for a consumer.
In the Hamptons area of Long Island where Paula works they … (13 comments)

New Orleans is well known for it's food and some of the best restaurants in the country. Being a destination city many people have been here for Jazz Fest, Mardi Gras and all of the myriad of festivals during the year.  Many have come for Conventions.  There are restaurants in the French Quarter that are well known to the tourist community.
Thing is New Orleans also has many community, local and smaller restaurants with some of the best and most innovative food.  You won't find these restaurants on the lists that the Concierge at the hotel gives you.

new orleans: Housing Statistics in Garden District, New Orleans, La - January, 2011 - 02/10/11 06:00 AM
There is nothing cookie cutter about the housing stock in New Orleans.  There is 18 th century housing to brand new.  There is housing that is in very poor condition and considered blighted to magnificent St. Charles mansions.  When you refer to "New Orleans" you are also referring to many diverse neighborhoods and it is a large area.  The following is a snapshot for an area of New Orleans called the Garden District which is known for some for grandest estates but when you look at the statistics there is a broad range of prices and housing styles available.  Many areas … (2 comments)

new orleans: Does Your MLS Require you to Disclose a Short Sale - 12/28/10 09:11 AM
Since I have belonged to more than one MLS I have seen the same thing handled differently.  I come from an MLS in New York that required the disclosure of a short sale on the MLS, the seller when signing a listing agreement was required to sign a statement indicting whether their home was a short sale or not.  That way when the listing agent put a cooperating commission into the MLS on the listing there could be disclosure and the listing agent was not put in jeopardy.
I am now in an MLS where there is no disclosure or whether … (10 comments)

new orleans: Recycle with REPAX Bags - What a Great Idea! - 06/20/10 11:32 AM
This blog is about buying or selling residential property in New Orleans.  It is also about relocating to New Orleans and so I post about some of the wonderful things that the people do or invent. This post is about three ladies who came up with a wonderful idea.  While I was at Whole Foods this morning the woman in front of me on line pulled out of her purse what looked like a small umbrella but it wasn't an umbrella it was this colorful bright pink bag that contained four large shopping bags. What a great idea!  I often forget … (3 comments)

new orleans: A Very Funny and Mindless FHA Story - 06/04/10 10:21 AM
Real estate is regional and this really proves the point.  Enjoy.
Part of rebuilding  New Orleans caused residents often to  challenged with the task of tracing home titles back potentially hundreds of years.   With a community rich with history stretching back over two centuries, houses have been passed along through generations of family, sometimes making it quite difficult to establish ownership. Here's a great letter an attorney wrote to the FHA on behalf of a client: You have to love this lawyer.......   A New Orleans lawyer sought an FHA loan for a client.  He was told the loan would be granted if he could prove … (3 comments)

new orleans: Flood Insurance Issues - 05/09/10 06:06 AM

The National Flood Insurance Program (NFIP) is administered by the Federal Emergency Management Agency (FEMA), which works closely with nearly 90 private insurance companies to offer flood insurance to property owners and renters. In order to qualify for flood insurance, a community must join the NFIP and agree to enforce sound floodplain management standards.

The NFIP, a federal program, offers flood insurance, which can be purchased through property and casualty insurance agents. Rates are set and do not differ from company to company or agent to agent. These rates depend on many factors, which include the date and type of construction … (0 comments)

new orleans: They Chat on Their Phones and Drive! - 05/02/10 07:58 PM
Recently relocated from New York one thing in particular is giving me pause in my daily life in New Orleans. On the East Coast and in New York we have laws that prohibit talking on your cell phone while driving.  Mostly we are allowed to use a hands free device but rarely do you see someone just gabbing away and driving.  In New Orleans there is no law about talking on your cell phone and driving and everyone does it.  Aside from being distracting to the driver it is annoying to everyone around them or at least to me.  People talking … (0 comments)
