According to the New York State Association of REALTORS® the August 2008 sales fell 20% compared to August of 2007. The August 2008 median was $225,000 10% lower that the August 2007 median of $249,000. One of my clients expressed concern about bedbugs and that she is really worried about them. I have heard of the problem but didn't realize the extent of the issue and knew nothing about bedbugs, how they infiltrate a home, their life cycle and how to try to get rid of them. We are in a buyer's market. A lot of properties that are on the market are getting many showings but not a lot of offers. Properties can sit on the market for a while in this market. When offers are presented on these properties I hear a lot of frustration on the part of the agent presenting the offer. Like they already know they are wasting their time. In the last few days two scams have come to my attention. Both involve individuals who are not licensed trying to sell real estate. Two days ago I got a call from a women who works at a building management company. She has an office at the building so individuals who walk in and are interested in buying or sellers who live in the building think that she is licensed and that it is legal for her to show and negotiate properties. Now Mortgage Brokers are expected to predict future income of borrowers and must be careful not to discriminate against certain groups by not offering certain loans that could be a problem. Last week I received an email from a seller in Westchester County. She was very upset because she found out that the agent she had hired to sell her house brought a buyer and an offer and did not disclose that it was her buyer. The agent did not disclose that she had signed an agreement to sell the buyer's condo either. This seller didn't understand why her agent was always to pushing the needs of the buyer and seemed to favor the buyer's side. new york state: New York State Agency Disclosure -2008 - 01/01/08 05:40 AM
The following is probably unique to New York State. We have an agency disclosure form that two years ago was rewritten because it was not very consumer friendly, meaning that it was really hard for buyers and sellers to try to understand what it meant and what it meant to them. So, in January 2007 New York State released a new Agency Disclosure Form with rewritten parts that was supposed to make it more readable. Alas, that was not the case. So, in January 2008 New York State released another version of the form which is effective today. There are some changes.
