The MLS is an amazing tool that I can't imagine doing without in order to conduct business. With just a few keystrokes, it will let me search for homes and land that otherwise I'd never find on my own. It would be hard to argue that the MLS isn't an indispensable tool. So, you're thinking "How could the MLS NOT be my friend?". Easy actually. Keep in mind that I'm speaking from an Austin perspective, but I'd imagine that other MLSs work the same way across the country. Okay, here is a question for all you agents and mortgage people out there. I've got limited experience with condo sales. I have a seller who has listed their unit with me and we have a contract on it. The buyer (another agent/investor) is telling me that they are having trouble obtaining financing because someone in the complex owns more than 35% of the remaining units. Apparently, this is giving his lenders grief as they want him to put down 25% minimum to get the deal done. So, tell me, oh great ones, does this type of problem come up often

I just heard that there is going to be a Home Depot at Mueller. The local retail component of Mueller is still being cooked, but I hope we can get a smaller local hardware store in there. Austin is home to a great local store called Breed and Company. I think they would be an excellent addition to the neighborhood, but no word on that yet. Don't get me wrong, I'm not completely opposed to a Home Depot there. I would prefer a Lowe's over the HD, but this neighborhood is sorely lacking for some type of hardware store.

Hot off the wire. Starbucks has joined the rest of the national retailers at Mueller. I'll leave the comments to you. Sometimes they're just too easy. The powers that be state that once the Town Center gets built it will focus more on local retailers. There has been a fair amount of discontent with the selections of retailers that are there or announced. So, keep your ear to the ground and when you hear of another retailer, drop me a line and I'll add it to my list.

In case you've missed all the headlines, we've gotten a bit of rain here in central TX over the last few days. 19 inches (yes I said "nineteen") in one night alone in Marble Falls. Those poor people out there are going to need a lot of help. Since Marble Falls is just upstream from Lake Travis, all the water that falls there makes it's way into 65 mile long Lake Travis. Can you guess the impact that will have on a lake that large? It's HUGE! The lake rose from it's "pool level" meaning full, at 681 feet to 696 feet

I just read an article in the Austin Business Journal that said the demand for homes sub $200k were down in Austin. I had to chuckle to myself when I read it as it paints a very different picture of what reality is here. Sub 200k homes are down where the new builders have chosen to build is a more truthful headline. The sub 200k or even the sub 300k market in central Austin is hot! Problem is a sub 200k vacant lot would be just as hot. In Cherrywood, where I live and do a lot of business, you know

It's happening folks, whether you like or not. Austin is getting a new MLS system in November. MLXchange will be our new platform and you can say goodbye to Tempo. Is this good news for us agents? Maybe, maybe not. I was on the task force that came up with the recommendation to make the switch MLS systems. For the record, I abstained when it came time for a vote. I have to admit, I was pretty excited when I got the opportunity to get a sneak peak at what may have been coming. What I saw, was really somewhat disappointing. MLXchange

I've scoured the Mueller website looking for a complete list of which retailers are going to be there and haven't been able to find one yet. HOWEVER, I did locate a partial list and I suspect that the reason that more haven't been announced yet is that they haven't been signed on yet.
