A new article from Forbes just came out and ranked Austin as the fastest growing large metro in the country. Our population is supposed to jump by 15% between now and 2012! The MLS is an amazing tool that I can't imagine doing without in order to conduct business. With just a few keystrokes, it will let me search for homes and land that otherwise I'd never find on my own. It would be hard to argue that the MLS isn't an indispensable tool. I just read an article in the Austin Business Journal that said the demand for homes sub $200k were down in Austin. I had to chuckle to myself when I read it as it paints a very different picture of what reality is here. Sub 200k homes are down where the new builders have chosen to build is a more truthful headline. The sub 200k or even the sub 300k market in central Austin is hot! I would imagine that this is going to be somewhat of a contentious subject, but here goes. My team is currently in the middle of a transaction where we represent the buyer. The home is listed by a broker offering very limited services (MLS Listing only) to the seller for a very low flat rate. The listing agent's comments in the MLS state that all questions and offers should be directed to the owner. This appears to me to be a direct violation of Standards I confess to a certain level of discomfort with this from an ethical point of view. The

As more and more folks are notified about their luck of the draw (or not)at Mueller, rumblings of dissatisfaction are beginning to erupt. A few complaints I have heard is that the pricing was bait and switch, the base level finish out is disappointing, and that people are going to have to wait weeks if not months before they even get to meet with the builder they had chosen. I've seen other indications that buyers would like to switch builders now that the final information is out. It's unlikely that that'll be allowed to happen without losing your place in line.

Just when you think things can't get any hotter in Austin, surprise! While we are far from a bubble here, inventory is just plain hard to come by. Let me relate 3 instances of what we've been dealing with recently. Windsor Park- A listing came up that looked to be a good deal. With the market heating up like it has been, we knew that there was no way that we could offer full price and have any hope of getting the home. Here is a question for all the agents and brokers out there. Recently this has started happening to me. A buyer that I may or may not know, goes to a production builder's new home community and finds a home-all on their own. Then I get a call from the buyer saying "I've found a home and want to put you down as my Realtor. I want X percent in return for doing all the work". Does this happen to you? What is your response? Interstate 35 (I-35) has for years been a somewhat polarizing line through the middle of Austin. Many Austin residents were told that "You don't want to live east of the interstate". It was considered much less desirable than neighborhoods to the west. Today, my how the things have changed. East Austin is one of the city's hottest residential real estate markets. Cherrywood or French Place was really the first neighborhood where untainted souls began settling and gentrifying about a decade ago. I bought a home there almost 4 years ago and wish I'd gotten there sooner when prices were just downright cheap.
