insurance: Taxes and Insurance Key West FL - 06/13/11 05:08 PM
Taxes and Insurance Key West FL

Taxes are generally a little more than 1% annually of the assessed value of the property.  The assessed value is generally close to the fair market purchase price.  If the purchase price is below market value it's possible that the annual price of the property taxes could be higher because the tax appraiser's fair market value is higher than the purchase price.
In Monroe county the lowest price range for a home would be in the $350,000 price range give or take $100,000.  The average price of a home (2011) is $437,000 in … (0 comments)

insurance: If You Bought Your Home More Than 5 Years Ago Citizens Insurance May Raise Your Premium - 03/18/09 10:27 PM
As if it weren't bad enough that we've already been through this.  I bought during the bubble and saw my insurance nearly doubled every year for the first 3 years.  That was back when I had a HORRENDOUS insurance agent and Citizens was trying to make everyone go bankrupt or force them into foreclosure.  Back before we all knew exactly what a short sale what and what to do with it.  I'm happy as peach pie with my current agent Sue Cherrybon with Johnson's Insurance on Big Pine Key.
If only I was a buyer today!  That's what everyone will be … (0 comments)

insurance: EquityLock Will Guarantee Your Buyer That They Won't Loose Money - 03/12/09 10:33 AM
If you could guarantee a buyer that they would not loose money if they bought today would it help you close more deals?  Then you need to know about EquityLock Financial.  Fed Chairman Ben Bernake and Robert Shiller of Yale endorse a concept called equity protection.  More than 20 years of research have gone into equity protection research.
People don't go into business to loose money.  The smartest brains in the world have determined the improbability of an equity decline over the next 10 years.  The geniuses believe that equity will not decrease and that there is a significant possibility of … (1 comments)

insurance: It's A Great Time to Buy in the Florida Keys! - 02/24/09 09:56 AM
Monroe County pricing is now sustainable.  Housing prices are moderate, insurance rates are lower and tax rates are lower.  It's a GREAT TIME TO BUY IN THE FLORIDA KEYS!
The Florida Keys have been a haven for snowbirds, smugglers, pirates, presidents, movies stars and writers.  The Southernmost City of the United States has seen some low spots when the rest of the country was experiencing financial trouble, but our troubles usually started later and ended sooner and weren't nearly as deep.  If history is a guide to the future, we are almost through the storm.  If it weren't for hurricane Wilma … (0 comments)

insurance: Walmart says vote Republican! - 08/01/08 07:45 PM
Walmart told their employees to vote Republican today.  Not straight out, but they warned their employees of the dangers of voting for a Democrat.
The big deal is that Walmart is worried that a Democratic President will make it easier for unions to organize and unionization at Walmart would drive up costs.  A Democratic President, Senate and House would likely increase the minimum wage which would also increase Walmart's costs.
This election affects everyone is so many different ways!
Businesses and everyday citizens are trying to save money.  In my past, before I was a REALTOR®, I noticed something curious about … (6 comments)

insurance: Seller Credits to the Buyer - 08/01/08 07:18 PM
Hi Friends,I just went to an excellent work shop with a real estate attorney who is on the Florida FAR BAR committee.  He reminded us about the changes this year.  He gave us some great insight that I'll share with you!
Keep in mind that I'm NOT an attorney and I must recommend that you consult an attorney regarding all of the information that I share with you.  Consider this a friend at lunch telling you what she heard that could be helpful to you.
On the subject of seller credits:  Be careful what you call them.  For an FHA mortgage … (0 comments)

insurance: 4 Open Spots on the Supreme Court - 07/29/08 12:36 PM
The Florida Supreme Court has four openings and the Governor makes the final decision.  Charlie Christ has shaken up Florida politics since he was elected and will shape the future with his bold initiatives.  Governor Christ has strong opinions about global warming, drilling for oil on the Florida coast, the "certificate of need" process to allow free-market deregulation of health care and hospitals, expansion of the state's CAT fund (hurricane insurance) and maybe most surprising for a Republican giving some felons their right to vote again.
Although we don't know exactly what to expect we can rest assured that strong moral … (3 comments)

insurance: Lender Numbers After Disaster Strikes - 07/04/08 03:58 PM
There have been a lot of disasters lately so here are some numbers to help.  Take pictures of your home TODAY BEFORE disaster strikes.  Especially if you've added a brand new railing on your deck or anything expensive that you think your insurance would cover.  Call your insurance agent and update her on any changes or improvements you've made.  Make sure your policy is up to date.  To prepare for disaster you need more than a gallon of water per person per day.  Your camera is important.  Keep your camera safe and have batteries.  If disaster strikes take PICTURES before you … (1 comments)
