Price Home Key West FL Real Estate Seller If you are a homeowner trying to price your home try contacting the appraiser that completed it for you when you purchased your home and ask for an update. Typically you pay for a brand new appraisal, but some appraisers will give you a discount for an update. Or, work with a Realtor who will give you sold comparable properties. Some sellers think that the only thing a Realtor does is price a home. Everything is easy until there is a problem. It's important to know what to do when there is

seller: Buying and Selling Real Estate - 01/14/11 02:41 PM
Buying and Selling Real Estate Buying and selling real estate can be nerve wracking. Half the time you feel like you've just been hit by a car. We are human so the pressure can sometimes get to us. I'm am blessed and have so many wonderful buyers and sellers that I love and adore. I have a couple of clients who are both buyers and sellers at the same time so their pressure is double! I feel so much compassion and empathy for my buyers and sellers. After all, I've been both and I'll never forget how stressful it

seller: Buyer Negotiation Fee Short Sale - 03/07/10 03:23 PM
Buyer Negotiation Fee Short Sale We got the HUD from the title company a couple of days before closig. There was a 1% fee payable to the listing agent. My phone rings and I know exactly who it's going to be. My buyer and I are both confused. We call the title company. She says it's a negotiation fee to the listing agent. Hu? There was no note in the mls, there was no clause on the contract, there was no other agreement or contract and there was certainly no disclosure. It's common to have the buyer contribute to the to a

seller: Oh No We Have an Escrow Dispute! - 02/28/10 03:26 PM
So you are under contract and now you want out of the contract. What is going to happen to the earnest money deposit? If the reason you want out is because you can't get a loan and you have tried a few banks and a few brokers and made diligent effort to obtain financing you will get your money back. If the Inspection Period has ended and there is any other reason you want out of the contract and the seller refuses to give you the money you have an escrow dispute. If the earnest money is in an escrow

seller: Desperate Times Don't Call For Desperate Measures - 02/27/10 09:07 AM
The real estate market is on fire. We have short sales and foreclosures and buyers are all in a V-8 SUPER POWER TRAIN rush. I feel blessed to have so many clients to serve. My family is grateful too. It's nice to feed the kids and provide for my mom who is disabled. Nearly every agent I know is busier than they've ever been. Busier does not mean more money. A seasoned agent I know listed 12 homes that were short sales and none of them sold. She worked an entire year and got paid nothing. 12 let down sellers, double or

seller: Selling Your Home With A Tenant - 01/23/10 08:28 PM
Last week a Realtor in my office showed a tenant occupied home. The listing agent gave her the key. She knocked on the door a few times. As she opened the door she called out to say, "Hi, it's ----- the Realtor..." before she got the rest of the sentence out of her mouth a naked man over 6 feet tall came running down the stairs and started punching her and calling her names you wouldn't say in public. The buyers grabbed the 5 foot Realtor and pulled her out of the home. I showed a tenant occupied home today. I

seller: An Alternative to Apartment Hunting: Deed For Lease Program (D4L) - 01/17/10 10:51 PM
Rentals are huge pain in the neck. We have about 25 in the mls from Key West to Big Pine Key. The rest of the rentals are at KeysNews.com, KeysNet.com, on Craigs List or you have to sit down and call every single property management company in the phone book or on the internet. None of the Property Management companies want to share the rentals. One company sold me that they didn't want to bother putting them in the mls because they can rent them the 1st day on thier own. It seems like the companies would rather see a homeowner

seller: Short Sales Are Getting Easier - 01/17/10 09:57 PM
It’s murder. I’ve had negotiators scream and call sellers names I would never repeat. Laid of school teachers, cops in divorce, 70 year old cancer patients, people who have been laid off and can not get another job, people who have been hurt and are totally disabled. I had a bed ridden disabled man and the banks wanted him to sign a $60,000 note to close the deal. Good people with serious hardships and the negotiators think they are scum and I’m scum for being a Realtor. Aurora and CW / BoA are at the top of every single Realtor’s

seller: I Never Got The Offer - 01/15/10 02:58 PM
If someone had told me it could happen I would never have believed it. The home inspectors were just packing up and getting ready to leave when the neighbors 4 houses down walked in and asked if they could look around. We shook hands, started chatting and walking around the ocean front home. After a little bit of, "Oh what a view!" and "What a great neighborhood!" they told me that they really wanted to buy this house but since we never responded to their offer they bought the house up the street. My stomach fell. I remember seeing the house

seller: Being Rude Can Cost You - 01/03/10 02:04 PM
Why turn people against you and set up a battle? Good manners go a long way and help you get what you want from life. Last week I was showing a buyer a home. The buyer told me that he wanted to buy the home before he even saw it. I started to introduce my buyer to the listing agent. Mid-introduction my buyer told her that the house was a piece of garbage and whose idea was it to list it at the original list price? My buyer asked her how could anyone be so stupid to price the home

seller: The Agent Showing My Condo Is Driving Me Crazy! - 01/02/10 05:44 PM
This is for my friend that is a tenant that MUST be at all showings because they have valuable things and confidential work related information in their condo. The agent is evil and stupid and obviously doesn't know what she is doing. The rude agent always asks to show the condo on Thanksgiving, New Years or some other special holiday or the weekend. The thoughtless buyers have been standing in my bedroom, with no one watching them, for 10 minutes talking about which wall they are going to put the bed on. The listing agent should protect my stuff and watch

seller: How To Find The Best Agent - 01/02/10 05:05 PM
Ask your friends who has sold or bought a home lately. Then ask those buyers and sellers about their experience. All of the sellers got a feel for the buyer's agent and all of the buyers got a feel for the listing agent. You will get a lot of good information about agents in your area. As they say, everything a person does or says is a picture of that person. Everything a person does is a clue about their nature, their work ethic and their ethical and moral fiber. When you listen to what they say to you and how

seller: How Much Should My Offer Be? - 12/31/09 08:15 PM
You can compare and analyze the current comparable sold homes with the home you want to buy. Offer price should be based on solid research blended with your personal value of the home, potential or known buyers competing for the same home and available comparable properties. You may want to consider the temperament and negotiation style of the listing agent. Your buyer’s agent may give you valuable insight on how to counter balance how a listing agent may behave. Some agents are unpredictable because they give the seller the information that they need to make their own decisions so every

seller: 1099's Required or Optional? - 03/09/09 08:33 PM
Today I talked with Linda Goold, the tax attorney for NAR. Some negotiators have been telling me that they will not issue a 1099. Linda explained to me that if the lender approves a short sale they are required by federal law to provide a 1099 to the borrower. Linda explained to me that a 1099 and debt forgiveness have nothing to do with a deficiency judgment. A 1099 must be issued in the year that the short sale is approved. Borrowers are protected from paying income taxes on the forgiven debt until 2012. Linda explained that state law governs deficiency judgments and

seller: H. R. 1106 Cramdown Legislation - 02/25/09 01:55 PM
Tomorrow we may find out if the House votes "Yes" to H. R. 1106. H. R. 1106 will give bankruptcy judges the right to modify primary residence mortgages ("cram down"). Representatives and Senators refer to this as "cramdown" legislation. This bill WON'T COST TAX PAYERS ANYTHING! Cramdowns allow a bankruptcy court to split a home loan into a secured loan that's equal to the current value of the home, and an unsecured loan that covers the rest of the outstanding debt. The borrower is required to pay the secured loan, while the unsecured loan is excused. Cramdowns are allowed under law in

seller: VOW's and the Real Estate Sales Experience - 02/24/09 03:29 PM
In a settlement between the National Association of Realtors and the Justice Department a new service has emerged. A VOW is a Virtual Office Website. MLS's are now required to provide the same information that a broker in a real estate office has access to. If the broker has information about expired, withdrawn or pending listings, compensation offered to buyer's agents, the type of agreement the seller signed with the real estate company selling their home and the seller's contact information, showing instructions and sold data then the consumer accessing the VOW will be required to have access to the same

seller: Seller Credits to the Buyer - 08/01/08 07:18 PM
Hi Friends,I just went to an excellent work shop with a real estate attorney who is on the Florida FAR BAR committee. He reminded us about the changes this year. He gave us some great insight that I'll share with you! Keep in mind that I'm NOT an attorney and I must recommend that you consult an attorney regarding all of the information that I share with you. Consider this a friend at lunch telling you what she heard that could be helpful to you. On the subject of seller credits: Be careful what you call them. For an FHA mortgage
