The word on the street is that Bank of America is beginning to foreclose at an alarming rate. This will likely dominate the market with foreclosures the likes we have never seen. Wow. The word I heard was that there will about 45,000 hitting the market per week by November 2010. That is astounding. You won't get a refi once that happens as could create such a low in some markets that we will be sent spiraling into never never land with Alice. Lets try to see some good in this. Saw two manufactured houses yesterday. The 203k is is a great way to bring a home up to snuff. You can update the home for sure but many times is is all about installing a perimeter foundation so the home qualifies for FHA financing on owned land. You can actually replace a home with a modular home if you utilize the foundation. In the area of GA we were in there were lots of these homes. You can imagine that they may need some work or a perimeter foundation. They are Perfect for a 203k (0 comments)

I'm hearing from people all over the USA that in spite of record foreclosures and record "shadow inventory" of properties we have a lack of homes available in the MLS... How can that be? I have many real estate professionals call asking me about how they might profit from the 203k loan programs. So.... We offer several avenues of training for real estate professionals and they are FREE for the asking. We can come out to your office and put on a seminar to educate you in the "How to make money with the 203k" from a real estate agent/Broker position which is about twenty minutes with a ten minute Q&A session afterwards. OR we could also do a full 203k presentation which takes about a full hour, or couple them both together and give (0 comments)

Stopped in to have lunch yesterday and met Marjorie Santos and her associate at Chevy's Tex Mex restaurant in Vacaville and was able to participate in a fund raiser. It was fun seeing the TBWS stars Brian and Frank there after seeing them at the Mortgage Revolution last week. It was good to see them at a fund raiser... The 203k can SAVE your deals so don't let any of them fall apart. If a lender says "There is too much work on this house to use the 203k" they likely mean "I don't do the full 203k". Anyone got a handle on the new rules for the EPA lead renovation guidelines? If the home you are about to renovate is built prior to 1978 (1980 in reality) you must assume it has lead based paint until you find out otherwise... suit up and test it. If it doesn't then you are safe to go to work. If it does test positive you have to use the guidelines to deal with it. I think the most stringent guidelines is your intent when dealing with the problem. Two contractor types can do the work. A renovation contractor or an abatement (0 comments)

How about these non-profit organizations being the buyer... When they buy a HUD house they get first look, they can get $100 down houses, 50% off the final sales price. But what do they sell it for? They are held to a 10% profit. What is the benefit then? Simply this, the person that will ultimately live in the home gets a heck of a deal. We have one right now that the borrowers are having trouble finding a home that they can afford. You always wonder who is listening to what you have to say and are you being effective with your presentation... I received a call yesterday on a client I've been working with to get all of their Streamlined "k" inspections and they blew me away yesterday with the revelation that I was effective. We now are doing the 203k inspections for our 3rd and now our largest client... thank you, thank you, thank you. Why would you use a 203k consultant for your Streamlined "k" needs? Been getting a lot of calls on this subject of late so I thought I would offer some insite on selling the 203k loan program. 1) This is a renovation loan product. What would you compare it to? Any other renovation loan product. In my opinion it is the best rehab loan product on the market. What are your options? You could purchase a property that needs work, close the loan, then go find the money to fix it up. What you would find is a "construction loan" typically charging you points and fees and an interest rate from 12-16% with (3 comments)

I've been attending as many REIAs and investment clubs in the Northern CA area since January 5th of this year networking to locate properties for our Realtor contacts as in CA right now the lenders are releasing the their foreclosures so slowly to manipulate the prices upward... sound familiar... they had exerted undue pressure on the appraisers to get prices up, now they can't do that so they have figured another way to manipulate the prices... wow. Isn't it odd they they are showing wonderful profits and then won't let an investor flip a property for more than 20% markup... if (0 comments)

Looks like we have another full day of work. Food and shelter is on the horizon.. lol. Kidding aside the 203k is coming on strong again and lots of people are wakening to find it is just what they need to make more sales. If you have a fixer and don't want to put that in your listing... let us know by putting "Perfect for a 203k" regardless of what is needed. If it only cosmetic in nature like paint, carpeting, or even a kitchen or bathroom remodel you can say "Perfect for a Streamlined k" that tells everyone in the (0 comments)

Heads up to all of us involved in renovation of older homes whether you use the FHA 203k loan, the Streamlined "k", a conventional product or your own cash.. Lead Based Paint "Renovation Certification" is now in effect. If you are renovating a home or 1-4 unit building built prior to 1979 the contractor MUST have an EPA certificate and have given his/her employees a class on the subject. We must contain the lead chips, dust, etc, and you can't just blow it out. Years ago my wife and I were driving in San Pablo CA and saw a construction worker (4 comments)
