The word on the street is that Bank of America is beginning to foreclose at an alarming rate. This will likely dominate the market with foreclosures the likes we have never seen. Wow. The word I heard was that there will about 45,000 hitting the market per week by November 2010. That is astounding. You won't get a refi once that happens as could create such a low in some markets that we will be sent spiraling into never never land with Alice.

Saw two manufactured houses yesterday. The 203k is is a great way to bring a home up to snuff. You can update the home for sure but many times is is all about installing a perimeter foundation so the home qualifies for FHA financing on owned land. 
You can actually replace a home with a modular home if you utilize the foundation. In the area of GA we were in there were lots of these homes. You can imagine that they may need some work or a perimeter foundation. They are Perfect for a 203k

I'm hearing from people all over the USA that in spite of record foreclosures and record "shadow inventory" of properties we have a lack of homes available in the MLS... How can that be?

Anyone got a handle on the new rules for the EPA lead renovation guidelines?
If the home you are about to renovate is built prior to 1978 (1980 in reality) you must assume it has lead based paint until you find out otherwise... suit up and test it. If it doesn't then you are safe to go to work. If it does test positive you have to use the guidelines to deal with it.

How about these non-profit organizations being the buyer... When they buy a HUD house they get first look, they can get $100 down houses, 50% off the final sales price. But what do they sell it for? They are held to a 10% profit. 
What is the benefit then? Simply this, the person that will ultimately live in the home gets a heck of a deal. We have one right now that the borrowers are having trouble finding a home that they can afford. Been getting a lot of calls on this subject of late so I thought I would offer some insite on selling the 203k loan program.
1) This is a renovation loan product. What would you compare it to? Any other renovation loan product. In my opinion it is the best rehab loan product on the market. What are your options? I've been attending as many REIAs and investment clubs in the Northern CA area since January 5th of this year networking to locate properties for our Realtor contacts as in CA right now the lenders are releasing the their foreclosures so slowly to manipulate the prices upward... sound familiar... they had exerted undue pressure on the appraisers to get prices up, now they can't do that so they have figured another way to manipulate the prices... wow.
