Clients walked into my office yesterday with an all too familiar story. They have been making offers for several homes only to find out they got beat out on the bids time and time again. They are angry at their agent. I told them that the agent isn't likely the problem. The banks are letting the properties out here in CA very slowly in order to get a bid war going on... they don't have to participate.

Heading to the "city" today for another 203k and looking forward to it. My wife and I have always had so much fun in the "city". Went to a play with some friends that live there the other day and spent a day at the street fair the day before Carnaval. Had lots of fun. I couldn't believe all the handouts and giveaways they had.

What happens when a 203k closes escrow.... 
The first thing is that no one knows it closed until it closes... sounds odd but only then does the buyer and his lender know it closed. I had a call from a client a while back who, after four days was upset that the contractor hadn't started work yet. The contractor and I don't have a clue that the loan has closed until someone lets us know. Only upon notification of the close does the contractor then begin coordinating the materials for the work, and work out the logistics of how the work … (1 comments)

Things are heating up in more ways than you might thing. While it is 100 degrees in Charlotte, the humidity is down somewhat from usual but it was 139 degrees in the attic. Wow, yes, the 203k consultant should look in the attic and under the home if there is a crawl space, I must admit that I enjoy slab foundations and full basements more and more as I get older.

Mitch Reames a friend of mine and contractor with Home Depot and I mean with HD has a new facebook page that talks about 203k issues from a contractors perspective as well as answers questions about the 203k that come across his page. Mitch and I were on the panel at the Mortgage Revolution last month and he seems like someone to know if you are involved with the 203k and need a contractor in the southeast part of the country in particular. Well, I hope you all had a wonderful July 4th weekend. We launched our new 203k consulting software for consultants and lenders and it wen't relatively smoothly. Just got off the phone with a couple users who indicate their early opinion is that it looks great... that is exciting. We appreciate that.
I've already written two in the format and it was easy to transition to the new from the old software. This does it all for you. If you are a lender and having to use copies of bad copies for all your 203k paperwork you too will love this … (0 comments)
