Clients walked into my office yesterday with an all too familiar story. They have been making offers for several homes only to find out they got beat out on the bids time and time again. They are angry at their agent. I told them that the agent isn't likely the problem. The banks are letting the properties out here in CA very slowly in order to get a bid war going on... they don't have to participate. Agents, if this is your problem you are probably starving... we have lots of homes available they just aren't on the MLS. In most (4 comments)

Heading to the "city" today for another 203k and looking forward to it. My wife and I have always had so much fun in the "city". Went to a play with some friends that live there the other day and spent a day at the street fair the day before Carnaval. Had lots of fun. I couldn't believe all the handouts and giveaways they had. Back to the 203k in the City. SF is a great place for the 203k. This city doesn't provide bedroom and bathroom count for the public record so many bedrooms and bathrooms have been reconfigured over (1 comments)

Anyone in the Eastern SC and NC requiring the services of an FHA 203k loan consultant would do well with Rick. He has experience as an appraiser, home inspector, and now a 203k loan consultant. We cover from there all the way to Savannah GA on the 203k. If your office needs to be updated on the 203k loan just give us a call and we'll put on our presentation for your group. 203k Loan Procedure - 07/16/10 12:15 PM
What happens when a 203k closes escrow.... The first thing is that no one knows it closed until it closes... sounds odd but only then does the buyer and his lender know it closed. I had a call from a client a while back who, after four days was upset that the contractor hadn't started work yet. The contractor and I don't have a clue that the loan has closed until someone lets us know. Only upon notification of the close does the contractor then begin coordinating the materials for the work, and work out the logistics of how the work (1 comments)

Things are heating up in more ways than you might thing. While it is 100 degrees in Charlotte, the humidity is down somewhat from usual but it was 139 degrees in the attic. Wow, yes, the 203k consultant should look in the attic and under the home if there is a crawl space, I must admit that I enjoy slab foundations and full basements more and more as I get older. Last January I was asked to do a 203k that had started out as a Streamlined k and then someone noted that there were structural issues and at the last (0 comments)

Mitch Reames a friend of mine and contractor with Home Depot and I mean with HD has a new facebook page that talks about 203k issues from a contractors perspective as well as answers questions about the 203k that come across his page. Mitch and I were on the panel at the Mortgage Revolution last month and he seems like someone to know if you are involved with the 203k and need a contractor in the southeast part of the country in particular. Well, I hope you all had a wonderful July 4th weekend. We launched our new 203k consulting software for consultants and lenders and it wen't relatively smoothly. Just got off the phone with a couple users who indicate their early opinion is that it looks great... that is exciting. We appreciate that. I've already written two in the format and it was easy to transition to the new from the old software. This does it all for you. If you are a lender and having to use copies of bad copies for all your 203k paperwork you too will love this (0 comments)
