Lenders from anywhere actually can benefit form the FHA 203k loan program by being prepared for the volume if they do some simple things.
1) Build your team wisely. Don't wait  until you have some orders before you seek your "203k consultant". Interview them and see what they do for you to make these happen faster. If all they do is provide a bid spec and a draw request, I would keep looking. We have trained a good number of consultants across the nation since 1995 and we always teach them to "provide more than you expect".

Nice upscale city with quite a few "famous people" living there, who would have thought to use the FHA 203k loan in Santa Barbara? Well lets see, Jose Vasquez with Wells Fargo Home Mortgage and Prospect Mortgage for two. I'm sure their are others as well. 
We are doing our first Santa Barbara inspection this year for a 203k loan. Remember that the maximum mortgage amount is $729,750 and you can actually go another $8,000 on top of that if you piggyback the EEM (Energy Efficient Mortgage) with it.

Unique foundations from Marin, Berkeley, to Vallejo - 01/10/11 10:38 AM
 
1) We had an FHA 203k project at “Black Point” that was right on the water. The tide came up under the home each high tide and receded at low tide. There was a “grade beam” foundation that consisted of three grade beams that allowed the water to flow freely up under the homes and drain fully when it receded. This is typical of foundations in the area.  You must allow the water to remove itself rather than install a perimeter foundation that would hold water and create mosquito habitat as an example.
