      <title>Can you make foundation repairs using the FHA 203k program in Concord or Lafayette?</title>
      <description>&lt;p&gt;or anywhere else? YES ABSOLUTELY.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I can't believe that I had a client call me with a Freddie Mac foreclosure she was trying to purchase and she was told by the listing agent that the 203k wouldn't do the needed foundation repairs. In this case it sounds like it may need an entire foundation replacement. I find it so interesting that someone who knows nothing comes off like a professional who knows it all and speaks with authority that this repair cannot be made. Please send some time learning about the available products before you act as an authority on them.&lt;/p&gt;
&lt;p&gt;Sorry to tell you but that is repair is EXACTLY WHAT WE DO WITH THE 203K. It is designed for those major and structural repairs. YES, WE CAN REPLACE FOUNDATIONS OR REPAIR THEM.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The guideline actually says "you can construct a home on an existing foundation if that is all that exists, or you can put a foundation under an existing house that may never have had one". Either way it can be done. We move houses from one site to another and in doing so "don't bring the foundation" we build a new foundation.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The &lt;a href="http://www.203konline.com/203kBasics.html" title="Mike Young Team is all about making your 203k purchase a reality" target="_self"&gt;Full or Standard 203k&lt;/a&gt; is all about making major repairs and structural repairs, moving bearing walls or installing LVL beams to &amp;nbsp;span larger distances to open rooms up and create great rooms, etc. All is possible with the Standard 203k.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you are going to a lender who only does the Streamlined k they will sometimes tell you that "this house can't be a 203k" because they don't do the full and they want you to find a home where they can do the loan for you. NOT because the 203k can't do the repair, they don't want to loose a potential loan. Therefore it is easier to say "this home doesn't qualify because the repairs are too high. NOT TRUE and certainly not a service to the client.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I always recommend using a lender like &lt;a href="https://www.wfhm.com/loans/edward-rogers/index_renovation.page" title="Ed Rogers gets your 203k closed" target="_blank"&gt;Ed Rogers of Wells Fargo Home Loans&lt;/a&gt; who is a seasoned professional and is able to use the Streamlined k or and more imporantly the Full or Standard 203k. That way he can guide you to the correct program that fits your particular need and not guide you away from your selected home just because it needs a higher construction amount. Ed and I are doing several right now that the construction is over $200,000 and in some cases we have seen them over $400,000 in construction costs. We had one recently that was over $600,000 in construction costs.&lt;/p&gt;
&lt;p&gt;We are working on one in Alamo CA with a construction cost of about $385,000 that will likely appraise near $2,000,000.&amp;nbsp;&lt;/p&gt;

      <description>&lt;p&gt;When the 203k was first created it was clearly a product for the lower end homes. Not true today.&lt;/p&gt;
&lt;p&gt;Today we saw a 3900+ SF home in Roseville that neecs updating and an other home that is being upgraded to a 4,000 SF home in Carmichael. It just goes to show you that the 203k has evolved to something you can use in pretty much any neighborhood.&lt;/p&gt;
&lt;p&gt;The 4,000 SF home may be worth as much as $700,000 once it is completed. The Roseville home has a pool, and merely only needs a roof, though we will do quite a bit more to update it while we are at it.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>FHA 203k Stockton</title>
      <description>&lt;p&gt;Stockton has been one of the hardest hit foreclosure markets in the nation. A hot bed for the 203k loan guarantee program yet most of the homes are going to investors who pay "all cash" and that appears to be demoralizing the local non profits and buyers in general.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Sellers "wake up". If you have a home that needs work you DON'T have to give it away. The FHA 203k offers that you keep turning down because your agent doesn't have a clue is costing you big time.&lt;/p&gt;
&lt;p&gt;Agents "wake up" to the 203k loan program if you are the sellers agent what is wrong with taking "all cash" to the seller from a prospective home buyer? NOTHING. You can get a higher sales price in many cases from a prospective buyer using the FHA or HomeStyle loan programs, your commission is therefore higher.&lt;/p&gt;
&lt;p&gt;A buyer who intends to live in the home is actually better for the community as well. There are so many plusses for selling to the buyer who wants to live in the home.&lt;/p&gt;
&lt;p&gt;"All cash to the seller" letter is used to accompany the offer, it is presented or incorporated into the "pre qual" letter that so many of you require with the offer, it merely states that the borrower is going to be using the FHA 203k program to purchase this hom and that they will be getting bids for the work that is needed. The work will be done after it closes escrow and at the cost of the buyer. The reason for getting those bids is so the borrower can incorporate the cost of those repairs into the loan.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;This is a simple thing and doesn't require any more effort on the seller's part. The buyers agent will let the HUD consultant, and prospective contractors into the home for bidding purposes. This is all it is, no more, no less. The health and safety issues will be resolved, the wants or "wish list" of the buyers will be incorporated into the "scope of work" and the loan can move forward.&lt;/p&gt;
&lt;p&gt;What about the lenght of time to close this loan, Mike? A 203k loan can close as fast as a 203b loan or standard FHA loan. There is no reason that it should take longer. Why do they say it takes from 45-60 days in many cases? Who knows. The process by most lenders on a 203b loan takes about 28 days. If you use a 203k consultant from day one, their work is all that is needed to be added to the 203b paperwork to fly, then about 1-2 weeks into the process you will typically have your "construction component" back in the lenders hand and the loan can go to underwriting. The loan should close in 28-30 days. Most lenders tell you 45-60 days contemplating trouble in advance of getting information from the borrower and it just makes sense that they would want to exceed your expectation rather than promise 28 days and take 35.       <title>Busy Busy Busy - FHA 203k from San Jose to Stockton to Santa Rosa</title>
      <description>&lt;p&gt;I'm sorry that I haven't had much time to write a blog post and hope to have some time to do so this weekend. Wow, it is getting so my wife hardly recognizes me lately. lol - I'm not complaining, I'd much rather be busy than not.&lt;/p&gt;
&lt;p&gt;We have some very interesting homes going on right now, one in the Oakland Hills that is huge. An older home had been razed and a new home started in it's place, If there was a piece of the foundation it wasn't available for viewing at the time of my inspection. In any case for other reasons it became a conventional loan and is proceeding as a conventional deal. Yes, it still needs to be completed. The Fannie Mae "HomeStyle" loan program &amp;nbsp;works just like the FHA 203k and we consult for both. It has some other nuances that make it more advantageous &amp;nbsp;under certain circumstances.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;While the 203k is the main stay of our business it is a viable option to some of the projects we see.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;In the case of a major swimming pool repair over $1,500 the Fannie Mae product can do that, or even build a new swimming pool.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;If you have an American Indian as a client there is another unique program called the FHA 184 loan guarantee program that will allow as little as 2.5% down payment and construction from the ground up, you don't have to have ever had a house on that lot.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have a new addition to our team in Modesto - Lando Matthews is now an approved 203k consultant.&lt;/p&gt;

&lt;p&gt;It always puts a smile on my face when we open the FHA 203k consulting to new people. Some get it and some never will but the ones who do get it are off and running with new inpsection business. It is so important to realize that a home inspector can "fall on business" in their daily work.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;When you are inspecting a home and notice some work or deficiencies that need to be corrected you quite often can pick up that additonal inspection and report that typically brings in twice what your home inspection fee was.&lt;/p&gt;

&lt;p&gt;The FHA 203k program is just one of a few programs that is being used to renovate homes in this time where we have so many that need work.&lt;/p&gt;
&lt;p&gt;It is important to know that a home buyer can get the money to purchase and renovate a 1-4 unit building, mixed use building, or take another type use building and convert it to a mixed use, live/work, or 1-4 unit building. These are all excellent uses for the program.&lt;/p&gt;
&lt;p&gt;If you need a swimming pool on your purchase we can assist you on that as well. It just isn't a 203k but it is a conventional program that mirrors the FHA program in many respects but allows you to build a swimming pool and other luxury items that the 203k won't.       <title>203k nostalgia - investor program - Sacramento to Santa Rosa</title>
      <description>&lt;p&gt;During the 1990's there was an investor loan program that had what they called the "escrow commitment procedure" whereby the investor might purchase a property for $200,000, add another $200,000 in repairs, and if it appraised for $600,000 it would get an "escrow commitment" based on the "after improved" value of $600,000 x .965 or $579,000 would be placed in an escrow.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The loan closes and the construction begins just like the owner occupied program. As the work progresses draw payments are paid out for work completed which is still verified by an inspection by the 203k consultant now acting as the lender's draw inspector.&lt;/p&gt;
&lt;p&gt;This progresses like this until the work is complete and the home was ready to sell.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What was different is that during the construction phase the investor or their agent markets the property. the unique thing about this loan is not so unique... all FHA loans are assumable, they always have been. Once a buyer is located with the required 3.5% down payment, in this case $21,000, the profits are released to the investor, there was no need for another appraisal, the investor took their money and moved on to the next project.&lt;/p&gt;
&lt;p&gt;The agent that found that buyer received a commission for finding the property for the investor in the first place, then listed the property, finding the buyer for the finished home, and received another commission. All with full disclosure and legal.&lt;/p&gt;
&lt;p&gt;Don't you wish you could do it again in this market? It would put lots of people back to work. Nostalgia, just nostalgia. M&lt;/p&gt;

      <description>&lt;p&gt;Everyone, I'd like to introduce you to the newest FHA 203k consultant in Modesto. Lando Matthews recently received his certification from FHA and is officially a 203k consultant.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;He just finished his first full 203k on his own and you can expect very good things from him in the future. He and I are available to provide your loan officers and local Realtor associations with information on the 203k program, That is correct, we will come to your office and get you off on the right track.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I here there is precious little inventory in this area and what is there is damaged or in need of some amount of &amp;nbsp;TLC so they are all perfect for the 203k.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;It baffles me when I do speak at an association and the people right in front of my talk discuss a problem property that needs work and how they don't' want to show it as it is soooooo bad. That is exactly the one you have to sell and you need the sale, so why not market it like this...&lt;/p&gt;
&lt;p&gt;Find a home similar to it close by and create a little portfolio on the neighborhood. When your client indicates they would like to live in that neighborhood show them other fixed up homes and ask "can you see yourself in a home like this?" Of course, they will answer, you have them where you want them. Now, you merely say, "what if you could pick all &amp;nbsp;new paint, kitchen cabinets, counter-tops, floor coverings, update the bathroom, and put a brand new roof on one of these, would that be great or what?"&lt;/p&gt;
&lt;p&gt;You are missing the boat and likely missing some sales if you can't see the potential. You have your assignment now, go get 'em.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p&gt;Any lender that does FHA loans can get into the Streamlined k loan program.. is that right? problably not, but that is the fact. They dont' have to know anything or take a course just start doing them. What has happened with that program? What happens when you have no oversight on any government program? It fails or has repurcussions.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We find that it is better to have consutlants involved, even on the streamlined k product. That oversight is so important. Our friends at Bank of America use is on the Sreamlined k as well as the "Full 203k" because it just makes sense to reduce your risk by having that oversight.&lt;/p&gt;
&lt;p&gt;If you have been a Streamlined k lender for some time now then it is time you ventured into the realm of the Full 203k. Get your feet wet, your loans will likely be larger thus your commissions will be larger, your 203k consultant can provide you with your training, if not then we can. This is a major step but you are loosing business each time another full 203k goes down.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;How many times have your Realtor clients heard you say, this loan has too much renovation for the 203k because YOU can't do the full 203k? You don't want them to go somewhere else where in fact the renovation really wasn't too high for the program, what you failed to say was "it is too high for the 203k we are qualified to do".&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Realtors, realize that if you have a million dollar house that needs work, it might be a 203k with a large down payment and otherwise might not be a loan at all from any source.&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Working with "Teams" is essential with the FHA 203k loan program from Dallas, TX to Lafayette, CA</title>
      <description>&lt;p&gt;Why do we work with team? Simply that you get to know what to expect and know that the other team member will be doing their part to see that the deal gets closed. Once in a while you get reminded that not all teams are equal and you may have to work with a team member to get them up to speed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;I've just spent the last 3 hours writing a rather larger project work write up, Sent one of my team members a note to get some missing info when I was told the borrower didn't qualify and the deal was effectively dead. Wow, too much, too late. I could have spent those three hours more productively had I been kept in the loop.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;The idea of using teams only works well if the team keeps you informed, we'll be working on that aspect of this team, lol. It is all good, this team has several 203k projects underway and will be a contender this year for sure.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Consultant sees the property and finds the property needs lots more work than the budget will allow, we notify the other team members so they can adjust their plan. In many cases we turn it into a "feasibility" and give the buyer's agent a tool that allows them more data to help get the purchase price down so the deal can fly. It is important to work with your team to keep these deal alive and well to the closing. Sometimes that isn't possible but you want to know before you have allot of work into them.&lt;/p&gt;
&lt;p&gt;Lender sees the client doesn't qualify for some reason after the order is placed, maybe something came up that wasn't apparent early on... put the brakes on the project.&lt;/p&gt;
&lt;p&gt;Agent learns something that might affect the deal, share it with the team. We may be able to offer some assistance. Who knows? Teams really work well when you allow them to.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Does a 203k "require a termite report"? Roseville to San Jose</title>
      <description>&lt;p&gt;A termite report is a tool like any other tool there is a time and a place for it. As an investor I always got a termite report as I think it is just good common sense to have eyes on the purchase. The cost of a termite report makes it a "no brain-er".&lt;/p&gt;
&lt;p&gt;There seems to be a consensus among lenders that the streamlined k may not need a termite report provided there are no outwardly signs of termite damage or dry rot that no termite is necessary. I like them on all 203k projects frankly but are they required?&lt;/p&gt;
&lt;p&gt;How about the Full 203k. If you look at the Borrower's Acknowledgment you will see that a clearance is a requirement of the Full 203k. If a clearance is "required" is a termite report required. Not by HUD but most lenders are in agreement that if a clearance is required at the end of the project then a report is mandated by the lender. This seems universal. Again it is just good common sense to order a termite or structural pest report.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;There are many lenders who only do the streamlined k loan and if they see that a termite report has been ordered their guideline internally says "this is now a Full 203k" as someone must have seen something that was structural damage. That isn't actually true, I would order one in any case, even if there were no outward signs of damage. It is the best inspection you can get for the price they charge.&lt;/p&gt;
&lt;p&gt;FHA also wants a report on "all structures on the site" and people miss this all the time. They get one on the house and forget the &amp;nbsp; outbuilding that is just as large in many cases and is located in close proximity, even 30 feet away is close proximity. So you fail to include the out building and it has live termite infestation or beetles and you clear the house, as you are driving away the house is reinfected from your own property. Order a "supplemental report" on the out buildings. Your buyer needs to know if there is "active infestation" in those other buildings on the site. In most cases it is the active infestation that needs to be cured along with health and safety issues to satisfy the loan requirements. No major renovation may be required though they may want some repairs.&lt;/p&gt;
&lt;p&gt;If you are a termite or structural pest inspector you may incrase your revenue simply by knowing this requirement and offering the suplimental report when you find out it is an FHA sale. You will actually be doing all a favor and possbily helping them clsoe faster by not having to have you back out later.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Can my lender really get an FHA 203k loan closed?</title>
      <description>&lt;p&gt;That is always a quesiton because there are many out there who profess to be renovation lenders. Don't get me wrong, There are a good many who can and do close them everyday. Today we are going to talk about just one of them.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&lt;a href="https://www.wfhm.com/loans/edward-rogers/about.page" title="Ed Rogers &amp;amp; Mike Young Team you can't beat that" target="_blank"&gt;Ed Rogers of Wells Fargo Home Mortgage in Walnut Creek&lt;/a&gt;, CA. Ed is one of a handful of renovation lenders that understands these programs and that is a mouthful. It says volumes about this guy. I know that when I get a call from Ed that this deal is a "done deal" the borrowers already qualify for the loan and he puts the pressure on for me to get my part of the work completed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;What I don't have to be concerned about is that the deal might fall apart cause he didn't do his job right... That is never a concern with Ed.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Ed called me a couple nights ago to let me know that another deal had closed and to expect the first draw shortly but then he told me that the Rogers &amp;amp; Young team of Lender &amp;amp; Consultant has a 100% closure record. Yes, every deal we have started together has been closed without exception. That is huge when you realize how many jobs we do together.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;Ed, my hat is off to you, you are the man when it comes to renovation lending in Northern CA and while most of your work is in three states, it is amazing that you are also one of the top 2 or 3 renovation loan officers in the nation for Wells Fargo Home Mortgage... good job Ed.&amp;nbsp;&lt;/p&gt;

      <title>Contractors and the 203k loan program - Oakland</title>
      <description>&lt;p&gt;We have several projects in Oakland and several new contractors we are working with that are just fabulouse so far... lol, just kidding.&lt;/p&gt;
&lt;p&gt;There are so many good contractors out there looking for work and the FHA 203k is just what their Dr. ordered. It is a way to get busy, stay busy, and actually grow their businesses in a climate that is not thought of as robust at the moment.&amp;nbsp;&lt;/p&gt;
&lt;p&gt;We have been working with some of our contractor's since the mid 1990's and it is refreshing to &amp;nbsp;see some new faces mixed in with the old ones as more contractors find the program. If you are a contractor and don't have enough work to keep you as busy as you would like to be please look into the FHA 203k loan guarantee program. It is all good, It is not a cure all but it can get you going and keep you going if you are looking to grow your business.&lt;/p&gt;

      <title>Why use a "Certified 203k Contractor" from Charlotte to Monterey</title>
      <description>&lt;p class="MsoNormal"&gt;What does it mean to be a 203k certified contractor, why would you want that certification and who is doing the certification of contractors?&lt;/p&gt;
&lt;p class="MsoNormal"&gt;These are all great questions so let&amp;rsquo;s take them one at a time. What does it mean to be a 203k certified contractor? Simple that the contractor has gone out of his way to become knowledgeable in the workings and inter-workings of the FHA 203k loan program. He/she now understands how they will get paid, what they need to do to get that cash flow working and how long they may have to wait for a check.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;This is important as we don&amp;rsquo;t want to set unrealistic expectations for the contractor. We just took over a project for a consultant who was relieved as consultant by the&amp;nbsp; borrower. &amp;nbsp;We just did the first draw to find out that that consultant had wrongly informed the contractor he could purchase all of his materials and would be reimbursed for the material once it was on site&amp;hellip; that isn&amp;rsquo;t true. Materials are typically paid for once they are installed. There are two exceptions to that rule but don&amp;rsquo;t expect to be paid for materials that aren&amp;rsquo;t installed.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Question 2, why would you want to be certified so you bring more knowledge to the table. The very knowledge that will keep you from getting caught behind the 8 ball. Nothing can stall a project faster than the lack of cash flow and that can only happen if you go off without the technical info you need to know about how the 203k actually works.&amp;nbsp;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;We had another 203k that was a streamlined k loan but the contractor failed to learn about the 203k and thought when it said there is a &amp;ldquo;$35,000&amp;rdquo; limit it mean just that. What he failed to know was that it had to include the costs and fees associate with the loan of about $800 so, when his bid came in at $34,997 he was all proud of himself until the lender called me since it exceeded the streamlined k loan amount by the costs and fees. It was now a &amp;ldquo;full&amp;nbsp; 203k&amp;rdquo; project. Once anything trips this to a &amp;ldquo;full 203k&amp;rdquo; there is no going back to a streamlined k.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Too bad, the other news is that some lenders REQUIRE a 10% and others, a 20% contingency reserve, which means that the &amp;ldquo;construction amount&amp;rdquo; just went down again. If this lender requires a 20% contingency our &amp;ldquo;construction cap&amp;rdquo; is $35,000 minus costs and fees of $800, less 20% contingency or about $28,500. We always think it is just good insurance to use a consultant regardless of it being a streamlined k or a Full 203k as we can keep this a streamlined k loan more often than not.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Lastly, who does the &amp;ldquo;certification&amp;rdquo; that is an easy one.       <title>Streamlined k - could be a "sucker punch" to a small contractor - be aware </title>
      <description>&lt;p class="MsoNormal"&gt;&lt;span&gt;&lt;span style="font-family: 'Times New Roman'; font-size: 7pt;"&gt;&amp;nbsp;&lt;/span&gt;&lt;/span&gt;&amp;lt;!--[endif]--&amp;gt;&lt;span&gt;Streamlined &amp;ldquo;k&amp;rdquo; (started in 2005) and was intended to make the&amp;nbsp;&lt;/span&gt;&lt;span style="font-family: Arial, sans-serif;"&gt;program easier to use for the majority of the lighter renovation projects. The significant thing with this one is that it cannot have any &amp;ldquo;structural&amp;rdquo; component. It is intended for smaller projects and though the maximum construction costs are limited to $35,000 per the Guideline in reality it is only $30,000-34,200. If you come up with Streamlined &amp;ldquo;k&amp;rdquo; loans where the work is $35,000 and your lender only does the Streamlined &amp;ldquo;k&amp;rdquo; you will be disappointed most of the time. The $35,000 must include the costs and fees associated with it. The $30,000 figure is due to the requirement of many lenders to maintain a 10% contingency reserved which takes a $30,000 right to $33,000 immediately.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;The big thing here is that there is &amp;ldquo;up front&amp;rdquo; money for the contractor of 35-50% of the construction cost. The project must be completed in no more than 60 days, and there is only one final draw at the completion. No other interim draws.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;The scary thing about a streamlined k loan is that the payout isn&amp;rsquo;t as easy as it was intended. Yes, the contractor gets 35-50% of the money up front, or in reality&amp;nbsp;about 2-4 weeks &lt;span style="text-decoration: underline;"&gt;afte&lt;/span&gt;r it closes escrow if you are lucky. When the job is completed, the Contractor turns in a final invoice, if the owner signs the paperwork then the lender will send the appraiser out to inspect. What, you say &amp;ldquo;If the owner has signed the paperwork?&amp;rdquo; Yes, IF they did, if they are disgruntled they might not and they may waste another week or two till they realize they have to sign it off. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;Then the appraiser gets out there and fills out the paperwork then sends that to the bank. The bank reviews it and if it seems in order they seem to put it in a pile that might get to the check writing stage in about 3 weeks from the time the contractor said the job was done and the borrower agreed. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;So, if you are a contractor and can&amp;rsquo;t wait for that additional 3-weeks after you completed the project, you may want to stay away from the Streamlined k.&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <description>&lt;p class="MsoNormal"&gt;&lt;span style="font-family: Arial, sans-serif;"&gt;&amp;nbsp; &amp;nbsp; &amp;nbsp; &amp;nbsp; If you have all the work you need already then maybe you don&amp;rsquo;t need to know about the FHA 203k loan program but there are allot of you out there that have been buying my eBook &amp;ldquo;Contractors and the 203k&amp;rdquo; indicating that many of you are becoming aware of this program. Why is that? Simply put &amp;ldquo;more business&amp;rdquo; than you can handle. We alwasys "give this book away" when a contractor is new to our team and have found it is a big plus for all parties.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;When I take on a new contractor into our &amp;ldquo;203k Team&amp;rdquo; we ask one thing of them &amp;ldquo;Stop us before you get too much work from this program&amp;rdquo;. The last thing any of us want is for you to get a bad reputation for not being able to get these projects to completion in a timely manner and we have had some that don&amp;rsquo;t know when enough is enough until we start getting bad service. So&amp;hellip; please just pull back a little when the time comes and then open the spigot again when it appears you are about 3-4 weeks from needing more work. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;There are two types of FHA 203k loans. I will describe the differences below and YOU need to know them and choose the right one for your circumstances:&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;Full or Original 203k (started in 1961)&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;This program uses a 203k Consultant to create a bid specification. That specification is sent to you, the contractor for your bid. It is typically a blind bid situation. In some cases the contractor has already put in a bid for the work they think will be required but in many cases they aren&amp;rsquo;t aware of the HUD Guidelines so they may miss a few things but overall this seems to cut down on the time it takes to close the loan so it isn&amp;rsquo;t all bad. If the borrower has several clients come out and bid the project prior to seeing us to create the &amp;ldquo;scope of work&amp;rdquo; it can be a mess. As much as the client tries to have them bid the same project if you don&amp;rsquo;t write it down each contractor will have their impression of what they thought you said and each bid will be slightly different and the client will not have a clear bid that they can use. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;I prefer to be the first one on the job to create the specification of repairs. I also will bid the job (never will do the work, just bid it) so the client has an expectation and we all know this project is still viable. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;There is no &amp;ldquo;up front money&amp;rdquo; for this program. The contractor must be well healed and have credit or money or both to get the project started. Since each draw must be no more than 30 days from the prior one the contractor should have enough money to carry his/her business, materials and labor for that period of time plus whatever they need to run the rest of their business. This program allows for interim draws and you can get partial payments for anything that is partially complete but only for completed work. Some lenders will follow the guideline and let you get money for cabinets and finished flooring up having it delivered and stored on site. Some lenders will advance 50% of the window and cabinet materials money only when they are custom sizes and the check may be made out directly to the cabinet maker or window manufacturer.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span&gt;This has been and can be a difficult situation for a small contractor or a contractor growing too fast. Therefore all of the lenders I&amp;rsquo;m aware of have a &amp;ldquo;supplemental requirement&amp;rdquo; calling for a pest report going into the project if it is a &amp;ldquo;full 203k loan&amp;rdquo;. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;What about a Streamlined k? Do we need a pest report? Not necessarily. If you don&amp;rsquo;t have one you don&amp;rsquo;t need to respond to the repairs. If you have one and it is a streamlined k, you now have to clear it.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;On the other hand if the appraiser sees dry rot or termite damage they will call for a termite report and in doing so it is quite often deemed a structural issue and becomes a Full 203k.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;If it isn't required why do we &lt;span style="text-decoration: underline;"&gt;always&lt;/span&gt; get a termite report on a full 203k? It is a lender requirement.       <description>&lt;p class="MsoNormal"&gt;Streamlined k loans are for light weight repairs with no structural repairs. Many of the &amp;ldquo;Streamlined k lenders ONLY&amp;rdquo; look at a termite report as disqualifying it for a Streamlined k loan. There is no special qualification for an FHA lender to add &amp;ldquo;Streamlined k&amp;rdquo; loans to their offering. There is a plethora of this type lender but now and again, it can bite you and them as late in the game it is discovered there is a structural&amp;nbsp; issue that makes it a &amp;ldquo;full 203k loan&amp;rdquo;.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;If the appraiser goes through the home and finds so much as one item that should have been caught the guideline says it MUST become a full 203k and no longer qualifies as a streamlined k loan. If your lender only does the streamlined k they then loose the loan after they have put work into it. This has prompted most of them to use 203k consultants for their home inspection and bid request to insure it stays a streamlined&amp;nbsp; k if it ever was one.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;If this happens to you this could cause a delay as a new lender takes over the file and has to start from the beginning and the process starts over. It is clearly better to know up front so this is not ever YOUR surprise.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Full 203k loans are available for more extensive repairs that may include structural repairs, but may be simple repairs as well but with much higher dollar amounts up to the county loan limit less the cost of acquisition or in the case of a refinance, less the cost of the existing debt.&amp;nbsp;&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>I&#8217;m a home inspector, why do I need to know about the 203k? </title>
      <description>&lt;p class="MsoNormal" style=""&gt;&lt;span style="font-family: Arial, sans-serif;"&gt;&amp;nbsp; &amp;nbsp; &amp;nbsp; &amp;nbsp; There are several good answers to that. Every home inspector has been accused of &amp;ldquo;killing the deal&amp;rdquo; at one time or another and it just isn&amp;rsquo;t true. The home inspector is hired to discover whatever they can to &amp;ldquo;inform the borrower&amp;rdquo; so they go into the transaction with their eyes wide open. In any case they never kill a deal, the deal just becomes a 203k loan.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;I did an inspection for a 203k loan refinance and room addition in which I discovered some foundation issues and when I pointed them out to the borrower who had purchased the home about a year ago. He had a home inspection and when we looked at it found that the inspector had called the foundation &amp;ldquo;typical&amp;rdquo; and it clearly wasn&amp;rsquo;t &amp;ldquo;typical&amp;rdquo; it had failed. Did that inspector do a service to the client, absolutely not, but he didn&amp;rsquo;t kill the deal, did he? In fact when questioned admitted that he didn&amp;rsquo;t want to kill the deal. What did he think his job was? He failed at the home inspection process and failed in his service to this buyer. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;Buyers depend on us to &amp;ldquo;find any problems&amp;rdquo; and &amp;ldquo;report on those issues&amp;rdquo; There is pressure put on home inspectors every day but they must do their job. We need to train them in the ways of the FHA 203k loan program so they can find those issues and offer solutions to those problems by telling you who to call. The home inspector is not typically allowed to provide a quote on the repairs and certainly not to make the repairs for a fee. What they do is &amp;ldquo;recommend&amp;rdquo; other services, or &amp;ldquo;suggest&amp;rdquo; other trades be called in to evaluate the cost and expense to make repairs. There is nothing wrong with this process but it doesn&amp;rsquo;t get what you want done accomplished. &lt;/span&gt;&lt;/p&gt;
&lt;p&gt;&lt;span style=""&gt;What is the answer to this problem then? Why not educate the home inspector to be a &amp;ldquo;referral partner&amp;rdquo; as we do. The other alternative might be to train the home inspector to be an FHA 203k consultant. If that home inspector can also do the 203k compliance inspection they are also able to pick up a second fee on that project. HUD makes a clear distinction between a 203k compliance report and a home inspection and suggest every home buyer understand that they may need both and it is okay to order both. If you have a &amp;ldquo;home inspection&amp;rdquo; or you are about to order one and you have a 203k consultant that consultant MUST review the home inspection, pest report, and any other reports such as well reports, septic system report, and any engineering reports that might exist up to an including the day of the COE (close of escrow).&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;

&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;As a Realtor or Agent why should you push the 203k loan? Let&amp;rsquo;s start with the other agent, the one that tries to steer you away from the 203k. The only reason that happens is because they haven&amp;rsquo;t done their homework on the &amp;ldquo;k&amp;rdquo; products. That is correct. Why would I sell you something if I couldn&amp;rsquo;t answer those question you have about that item? I wouldn&amp;rsquo;t, in fact they are doing everything including lying about the program because they find it easier than taking a 1 hour program to learn it. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;The program is simple, it is as simple as finding your Teammate who does know about the program. It is clearly a niche product but one you SHOULD have in your arsenal. That is all it is, another tool that has its place in your arsenal. It is no more than that. There are just some properties out there that need some TLC and others right now that need allot of repairs. In any case, you need to know this product for the next few years, inside and out. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;I was very happily surprised when a friend of mine came up to me recently after a presentation of the 203k and Streamlined &amp;ldquo;k&amp;rdquo; products and asked me, &amp;ldquo;how can I use this to sell more of my REO properties?&amp;rdquo;. I was actually taken off guard but that is why he is one of the best in that business and I was proud that he asked the question because&amp;nbsp; he is trying to move twice as many properties that he did last year, and I think he may do it.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;What is the 203k, simply put it is a loan program that provides purchase or refinance money (a guarantee that it will be paid back) and the money to make the repairs. Is there a limit to the extent of the repairs &amp;ndash; NO. There is a limit on the repairs on the smaller &amp;ldquo;Streamlined k&amp;rdquo; product of $35,000 including costs and fees and a contingency if you have one (the contingency is NOT required for a Streamlined &amp;ldquo;k&amp;rdquo;). The limit for the &amp;ldquo;Full 203k&amp;rdquo; or sometimes referred to as the &amp;ldquo;original 203k&amp;rdquo; is the cost of the purchase (debt on the existing house) plus the repair money and not to exceed the maximum loan limits for the county where the property exists. So, if you have a refinance of a property that you just inherited and it is free and clear of any loans you may put a loan on that property up to your loan limit for the county where it is located. In my county that is $557,500 provided the property will appraise for that amount. In fact it can appraise lower than that by 10% and we can still do the transaction.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;So, lets look at a possibility. The asking price of a &amp;ldquo;fixer&amp;rdquo; was $300,000, then they lowered it to $250,000, still no takers. The bank knows it has issues and finally drops the price to $150,000 when a buyer looks at the property. They call a 203k consultant out to the property to perform a &amp;ldquo;feasibility analysis&amp;rdquo; which is a quick idea of what will it cost to repair the deficiencies so the property can be made whole again. Lets say for this scenario it is $100,000 to make the repairs but this home was just a 3-bedroom, 1-bath house so the borrower&amp;rsquo;s decided to add another bathroom making the remodel part of the &amp;ldquo;full 203k&amp;rdquo; they costs come to $120,000 and they decide a 15% contingency is appropriate as the utilities were off at the time of the inspection. Yes, they can be OFF at the time of the inspection but if so, the program mandates a higher contingency reserved. Money held just in case we find something else we hadn&amp;rsquo;t identified that requires repair once we get into the job.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;This is now a $138,000 loan for the repairs on top of the purchase price of $150,000 for a total loan about $288,000 on a home that should be worth about $300,000 when complete. The problem has been that no one had any idea of the cost to fix it back up, not the bank and not the previous potential buyers. But YOU, knew about the 203k and this home is located exactly where your client wanted to take their kids to school. The big advantage other than you made a sale when your competition couldn&amp;rsquo;t is that your client has &amp;ldquo;equity&amp;rdquo; and they get to choose all their own paint colors, cabinets, counter-tops, floor coverings, etc. This will truly be their home. Not just a home someone else fixed up to sell but one THEY fixed up to live in. That is empowering.&lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;See what you can do with a little knowledge? You have to be able to see the potential&lt;/span&gt;&lt;/p&gt;

      <title>203k - what is it?</title>
      <description>&lt;p class="MsoNormal"&gt;The FHA 203k loan guarantee program is a standard FHA loan (203b) with an additional &amp;ldquo;construction&amp;rdquo; component. That is to say you can purchase or refinance a property and get the money to renovate the property all in one low interest loan.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;The lender actually loans their own money with a guaranteed from FHA that the loan will be paid in full under the terms of the loan or FHA will pay off the loan and take the property back.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;The unique thing about this loan program is that it includes low interest, fixed interest. and money for the renovation all in one 30-year, fixed rate mortgage.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;What amount of repairs &amp;nbsp;are available? Up to the maximum mortgage limits for your county. I don&amp;rsquo;t know how many times I&amp;rsquo;ve heard someone telling me that they lost a deal because the 203k renovation exceeded $35,000. They were merely talking to a lender who only did the Streamlined k loans. You, as a realtor need to know the programs and realize that the Full 203k can save your deal many times.&lt;/p&gt;
&lt;p class="MsoNormal"&gt;Most repairs are eligible under the program.&amp;nbsp; Septic repairs if needed are only done under the &amp;ldquo;full 203k program&amp;rdquo; not the streamlined k.&lt;/p&gt; &lt;div class="agent_signature"&gt;

      <title>Can a buyer really buy with no money down? In El Cerrito they are...</title>
      <description>&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;This is a big one. If you are involved with the FHA 203k at any level you can generate your own business without allot of effort. Just consistency - it wins out every time. Be there when they need the information. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;I can&amp;rsquo;t count how many times I have asked groups at Realtor Associations how may people come into their offices each day just to find out after they have wasted about twenty minutes that the prospective home buyer doesn&amp;rsquo;t have any down payment. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;Maybe the prospective buyer heard some TV or Radio show that says you can buy property with no money down. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;I ask them and you the next time that happens just redirect the prospective buyer to the newest, greenest, agent in the office, the one that knows nothing yet. The good thing about that person is that they don&amp;rsquo;t have any preconceived notions about buyer. That has to be learned. &lt;/span&gt;&lt;/p&gt;
&lt;p class="MsoNormal"&gt;&lt;span style=""&gt;We then coach that new agent on &amp;ldquo;how to turn that prospecive buyer into an actual buyer. They ar e easier to coach as they don't hve any of the preconceived notions. It isn't a secret but it is "out of the box" and it does work and has been working for at least twenty years that we know.&lt;/span&gt;&lt;/p&gt; &lt;div class="agent_signature"&gt;
