Well, this morning was beautiful in Harrisburg, NC, we had our crew together for a short two-hour discussion on report writing for the FHA 203k loan program. While we have some of the best consultants in the business working with us nationally we like to periodically churn the brains and keep them up to date with the latest changes in the program and how they can write a better report. Walter Wilson on our Charlotte, NC team is always a pleasure to have at these meetings. He is one of the most knowledgable home inspectors we have seen in years. Brad

What do you need to look for when choosing an FHA 203k consultant for your client? That is a big question that requires careful consideration. About ten years ago HUD came out with a “Notice” that all consultants are supposed to read to their client at the time of the consultation. Rock Hill as well as any other city in South Carolina is finding the FHA 203k loan program and we are seeing more and more asset managers who are willing to take 203k offers on their properties. It is about time. These are quite often full price offers and all cash to seller. Why wouldn't anyone want that? This is a big one. If you are involved with the FHA 203k at any level we can generate our own business without allot of effort. Just consistency wins out every time. Be there when they need the information. I can’t count how many times have I asked Realtor Associations how may people come into their offices just to find out after they have wasted about twenty minutes that they don’t have any down payment. Maybe they heard some TV or Radio show that says you can buy property with no money down. I ask them and you the next

I have many real estate professionals call asking me about how they might profit from the 203k loan programs. So.... We offer several avenues of training for real estate professionals and they are FREE for the asking. We can come out to your office and put on a seminar to educate you in the "How to make money with the 203k" from a real estate agent/Broker position which is about twenty minutes with a ten minute Q&A session afterwards. While speaking at the NARI meeting I met some guys from the ReStore for Habitat for Humanity who told me about a program they have where they come out to your project and demo for you at no cost if they get the cabinets and things they demo. What a great idea. I hope that someone from the ReStore will comment on this further. This is where I found shower curtains for $5 for all of my apartments. Later I had to pay $19.95 for a single one. This is a bargain outlet and they were new materials that someone had

HERS Raters are doing an amazing job... they make a detailed inspection and come up with a report that will tell you all the energy savings you might consider then list them in the "most benefit to you" order. This is essential when you are looking at the "payback" as they give you a good look at just how fast you can expect to recover your expenditure for the EEM items. Wow. I think we all know that dual pane windows have very little energy savings and take a long time to pay for themselves... usually a lot longer than most

I really enjoy speaking to realtors and agents in groups. I like to ask them if they ever get a client in their office that tells them they have no down payment... they all say "Yes" then I ask "do you send them out the door quickly?" and the laughter is overwhelming. I then ask them to take the newest agent in their office and send those would be borrowers to them instead of kicking them out the door. then I ask if the new agent will just bring those people to one of our FREE open to the public seminars

There seems to be a lot of discussion about the contractor not requiring a license for a 203k loan. Any time you have a contractor on the job it is my opinion and many lenders agree that they should be licensed. If your project requires permits and your contractor isn't licensed the home owner must take out the permits. If there is any electrical work or work that could cause personal harm then why wouldn't you want a licensed contractor? We have always offered a list of potential contractors to our clients.
