lafayette: Can you make foundation repairs using the FHA 203k program in Concord or Lafayette? - 06/02/12 09:18 AM
or anywhere else? YES ABSOLUTELY.
I can't believe that I had a client call me with a Freddie Mac foreclosure she was trying to purchase and she was told by the listing agent that the 203k wouldn't do the needed foundation repairs. In this case it sounds like it may need an entire foundation replacement. I find it so interesting that someone who knows nothing comes off like a professional who knows it all and speaks with authority that this repair cannot be made. Please send some time learning about the available products before you act as an authority on them.

lafayette: Can my lender really get an FHA 203k loan closed? - 03/07/12 07:52 AM
That is always a quesiton because there are many out there who profess to be renovation lenders. Don't get me wrong, There are a good many who can and do close them everyday. Today we are going to talk about just one of them.
Ed Rogers of Wells Fargo Home Mortgage in Walnut Creek, CA. Ed is one of a handful of renovation lenders that understands these programs and that is a mouthful. It says volumes about this guy. I know that when I get a call from Ed that this deal is a "done deal" the borrowers already qualify for … (2 comments)

lafayette: Investors - Why would a 203k be better than just paying cash and then getting a construction loan? - 02/20/12 09:48 AM
That is a no-brainer. There are many loans out there that can help you get a fixer both for owner occupants and for investors. We will look at a few for you, while the FHA 203k loan program is not an option for investors
<!--[endif]-->Let’s look first at investor options. You have the opportunity to purchase a fixer, a property that needs repairs thinking you are going to fix it up and make a little money on the side. You likely have another job and this is a part-time effort. BEWARE! You are … (1 comments)

lafayette: 203k consultant Walnut Creek - 12/01/11 09:37 AM
The FHA 203k loan program is alive and well in Walnut Creek, Orinda, and Lafayette. Wow. who would have thought. When I got into this product in 1994 the FHA loan limits were so low that the projects were always in low rent districts.
Today we have many 203k projects where the borrower is buying a property that requires repairs in order to get a mortgage loan, where the values of the homes start at $500,000 and then they add the money for the repairs for another $150,000 and end up with a home that has equity.
That has always been … (2 comments)

lafayette: 203k lender in your area is #4 in the nation - 07/14/11 12:41 AM
Congratulations to Ed Rogers of Wells Fargo as one of the top 4 renovation lenders in the nation and located right here in Walnut Creek CA.
Ed Roger is a "one of a kind" renovation lender... talk about service to his clients, tops... when Ed puts a 203k loan together you KNOW it will close. While we all have those loans that just never seem to close, I've found that working with Ed we close them more often as promised... 30-33 day up to 45 days... he just closed another one in 42 days this week.
Keep up the great work … (0 comments)

lafayette: Buy a SMALL home in Richmond CA and make a room addition - 11/29/10 12:31 PM
... or anywhere else for that matter.
Small homes are coming back into Vogue but some are so small that you can't get a loan on them. I was listening to the commentator on the radio on the way into the office this am and they confirmed it.
What do you do when you can't get a loan on a home because it is too small?
Easy, it is a 203k or Home Style Renovation project. If you add on to a home it is a 203k. Therefore if you have a listing that is too small and can add on … (3 comments)
