The consultant's job is to write up the bid specification and that has some "due dilligence" that goes along with the responsibility. It is often interesting to me how the RE agent and sometimes the Lender will push to get this done in 3 days and start calling every day thereafter to push this to an end. We had a great show and tell meeting with the area loan originators from Bank of America with Rob Gilroy and his team. They are based in the Santa Clara Valley area primairly but their territory has just been broadened dramantically to inolcud inland to Bakersfield and on the cost just past Monterey. We had a great time and it was a learning experience for all of us. I enjoy these sessions as it dials me in to the lender's specific requirements. I learned that Bank of America requires a 20% contingency on their Streamlined k loans. That is major when

Congratulations go to Rob Gilroy for his work on educating the local Realtor Communities on the FHA 203k loan program. Rob is very knowledgeable and has a good understanding of how it can be implemented. In the short time he has been working in that area on the 203k he has a very respectable number of projects underway and we certainly appreciate it. Thank you Rob. santa clara: Lead and asbestos testing for 203k projects - 08/04/11 09:46 AM
Wow, this week has been full of issues surrounding asbestos and lead testing. It seems that some contractors are concerned that they dont' even want to provide a bid on a project until $1,600 worth of testing has been completed... even the $1,600 sounds high. I haven't had to spend that kind of money for testing even after it closes escrow. I say that is outrageous waste of my client's money. All work will be completed after the close of escrow, even testing. In the meantime "assume" it has asbestos and lead and move forward with your bid. If you have

Hey guys. I have been very lucky to meet (on the phone) with a couple of the renovation draw people at Wells Fargo draw disbursement center... Maria and Mary who I am utterly impressed with. They are very good to deal with and have made it a pleasure to work with that team. I'm sure there are others but these two people have such a grasp of the program and how important it is to get our contractors and consultants paid after that draw is complete that I'm just so impressed.
