I'm sorry that I haven't had much time to write a blog post and hope to have some time to do so this weekend. Wow, it is getting so my wife hardly recognizes me lately. lol - I'm not complaining, I'd much rather be busy than not. We have some very interesting homes going on right now, one in the Oakland Hills that is huge. An older home had been razed and a new home started in it's place, If there was a piece of the foundation it wasn't available for viewing at the time of my inspection. In any case

Just about to wrap up another FHA 203k in Guerneville, CA. This was such a cute little home but the septic system had failed. This is just what the program was designed for. It was apparent from the start that this was going to be a small job as everyone knew the septic system had failed and that is all that was to constitute the "scope of work" but when we got to the property for the first time it was raining and the skylight was leaking with water all over the hardwood flooring. Wow, we are very thankful for the volume of business we get from the local communities. This has been a very busy past few weeks... not too busy but it is fun to see an area as the local real estate market embraces the FHA 203k. I've always been excited when someone new understands the power of the 203k but when a community or local area gets it, it is phenomenal. Kudos t you in Marin and Sonoma Counties for getting on board and moving those "hard to sell" properties as you are. Go for it. We have a couple that

There seems to be some confusion as to the level or standard of construction that we must adhere to for the FHA 203k. There wasn't any confusion last year or the year before etc.. but all of a sudden it seems some of the contractors are confused as to the level of quality. It is my opinion that those who are confused have never had a "standard of quality" and likely shouldnn't be contracting. If you have to ask "to what standard will my work be held" then I don't want you working on any of my projects. While we tend to

Well we have done some interesting properties this year already. 3 modular homes which are a little unique in that we had to use the existing foundation and remove the original modular home that was on those foundations on two of them but the third was an older, small stick built home on a permanent foundation where it was coming off and a larger modular home, was being put in it's place. Wow, can you believe that we have a home with a foundation and sub floor and it seems that the city it is located within "regards this as new construction" and with that comment we have to convince HUD that this is a typical rehab project. With a simple comment from a city official all is lost... I hope not. We are clearly within the HUD guideline and why it matters to the city how they classify the construction is beyond me because they are allowing the home to use the existing foundation and sub floor, just rebuild the rest of

The concept behind the 203k originally was to "Spread the Wealth" there fore you can't be the appraiser and the consulant and the lender, etc. Taking that a step farther when you put a 203kproject together and are putting the work out to bid... make every attempt to use contractors who are in the neighborhood where the home is or hire from that neighborhood. An investment in a home is a big investment. If you want the neighborhod to thrive you must "support it" by shopping locally for your needs so the money 'turns over' at least three times in that
