How are you viewing the real estate environment we are in today?  I received an email today that got me thinking about perception.  Between now and the next 24 months, I believe we will have bottomed out in real estate pricing.  That being said, if I'm right, the time to start is NOW.  Rates have moved up nearly .75% in the past 3-4 weeks.
