Guess what?  They're all the same.  While regional banks may make some up some of their own guidelines and criteria, Fannie Mae, Freddie Mac, FHA, and VA have national standards.  In addition, various lenders will put their own credit overlay on top of these guidelines to lower their risk.  True portfolio lenders can make up their own guidelines-as long as they don't violate any federal or state regulations and guidelines.

If you know a senior-someone age 62 or older that owns a home-that is facing a foreclosure, tell them about the possibility of obtaining a reverse mortgage.  FHA has a product called the HECM.  Here's the short qualifying criteria-own a home, have some equity, and be age 62.  Did you notice I DIDN'T say credit and income?  Why? Because they don't matter.  So, if you are in foreclosure that doesn't matter.  If your only income is social security, that doesn't matter.  The amount of proceeds you receive from this type of loan is dependent on your age and equity.
