      <title>What Do You Think of This???</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; I have been spending a lot of time lately thinking about lead generation.&amp;nbsp; What is the best way to get people to notice you?&amp;nbsp; How do you convince them that you are a valuable leader in your profession?&amp;nbsp; That is the million dollar question isn't it?&amp;nbsp; No matter what business you are in we are all faced with 2 big problems:&amp;nbsp; 1) Needing more quality leads and 2) Needing more money!&amp;nbsp; What if there was a system that allowed you to seperate yourself from others and become a valuable leader?&amp;nbsp; Or what if you already are a valuable leader but would like more training?&amp;nbsp; Let's face it, no matter how much you know, there is always more to learn right?&amp;nbsp;&lt;/p&gt;
&lt;p&gt;&amp;nbsp;&amp;nbsp;&amp;nbsp; Add on top of all of that the fact that you need good systems in place and it may make your head spin!&amp;nbsp; Well, rather than becoming stressed out just over me mentioning those subjects, I suggest you view the link below and begin to learn how to get leads to find you!&amp;nbsp; Forget cold calling and knocking on doors!&amp;nbsp; Wouldn't it be nice to just have the phone ring with quality leads?&amp;nbsp; Better yet, wouldn't it be nice to automatically know where those leads came from?&amp;nbsp; You can do all of that and more with the systems I use!&amp;nbsp; So, enough talk already, here is the link:&lt;/p&gt;

      <title>My Best Idea Yet</title>
      <description>&lt;p&gt;As I was sitting at home the other day, I was thinking about our current real estate market.&amp;nbsp; Of course, it seems all I do is thinking about real estate.&amp;nbsp; Anyway, I came up with a great idea to help improve the value of your home and all it requires you to do is one simple thing.&amp;nbsp; TURN OFF YOUR TV!!!!&amp;nbsp; Think about it, all of the negativity that the media sends out about the current market is really depressing.&amp;nbsp; Yes, things are bad for some people and the market isn't as hot as it once was but this is not the end of the world.&amp;nbsp; I was talking with a fellow agent in my office and she was telling me how she had read an arcticle in the paper about 5 different families that had lost their homes.&amp;nbsp; They were big articles that went into great detail.&amp;nbsp; On the same page, there was one success story.&amp;nbsp; It was about a family who was able to save their home, but it was a small article.&amp;nbsp; Are you understanding what I am trying to say here?&amp;nbsp; The media spends more time on negative stories than positive stories because negativity sells.&amp;nbsp; It is as simple as that.&amp;nbsp; Think about this, we all watch buildings burn or cars get into wrecks, watch cops on TV for hours or the worlds worst drivers, but would we spend the same amount of time watching people doing random acts of kindness?&amp;nbsp; I guess to me it all makes sense and I see the number constantly.&amp;nbsp; Things aren't that bad for us in Oregon and we should be happy about that.&amp;nbsp; If you want to know exactly what is going on in your area, contact me today and I will let you know.&amp;nbsp; Enjoy your day.&lt;/p&gt;

      <title>Dollar Menu</title>
      <description>&lt;p&gt;&amp;nbsp; As we have all heard or read, the dollar has not been doing so well as of late.&amp;nbsp; But wait, there are signs of things turning around for the dollar.&amp;nbsp; On Friday, the dollar bounced back against the Euro after hitting a record low against it on Thursday.&amp;nbsp; The dollar has also bounced back against the Yen.&amp;nbsp; So how do we know for sure that things will turn around?&amp;nbsp; We won't until they do obviously.&amp;nbsp; It is the same thing as people saying they are waiting for the bottom of the market to buy.       <title>Here We Go Again</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp; I am wondering if the rest of you get tired of reading, or hearing, all of the negativity in the news?&amp;nbsp; Sure, the economy could be better, but it's not like we need to go jump off of a bridge either.&amp;nbsp; All I seem to hear is how bad the housing market is and how home prices are dropping like a rock.&amp;nbsp; I find that funny because people are still calling my office, still stopping by and the agents I work with are selling lots of homes.&amp;nbsp; But we never hear that do we?&amp;nbsp; No. It is always the negative we hear and see in the media.&amp;nbsp; Let's face it, the end of the world stories are what get the most attention. &amp;nbsp;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp; Most consumers believe what they hear in the media.&amp;nbsp; If we aren't an expert on a topic or at least know a little about it, we believe what we hear and read.&amp;nbsp; However, we have to remember that a Realtor knows a lot more about what is going on in the housing market than a news reporter.&amp;nbsp; So what is the best way to get the real story?&amp;nbsp; Call or email a Realtor.&amp;nbsp; If you just want to ask some questions and you are hesitant to call because you believe you will be sold something, tell them you just need some questions answered.&amp;nbsp; If someone calls or emails me just wanting information, I am not going to bug them until they buy something from me, that is just not good business.&amp;nbsp; Bottom line, don't let the media scare you and don't use them as your only source of information.&amp;nbsp; Call a professional and get some answers.&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Thinking Outside The Box</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp; What is the number one thing needed to get your home sold?&amp;nbsp; Money.&amp;nbsp; It is that simple. Now I am sure that you already knew this but it is worth pointing out for a few reasons.&amp;nbsp; How many home flyers and advertisements do you see that tell you all about the home.&amp;nbsp; Square footage, price, how many bedrooms, bathroom and all the goodies.&amp;nbsp; However, most of them fail to mention the most important thing, money.&amp;nbsp; They mention the price of the home but no options on how to get a loan for it.&amp;nbsp; Perhaps some mention a payment and an interest rate but little else.&amp;nbsp; So what is my great idea?&amp;nbsp; Well, first off it is not my idea.&amp;nbsp; It was thought up by someone a lot smarter than me.&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp;&amp;nbsp; &lt;/p&gt;&lt;p&gt;&amp;nbsp;&amp;nbsp; Ok, so let's look at the numbers.&amp;nbsp; Let's say you are trying to sell your home for $250,000 and it has been on the market awhile so a price reduction is suggested.&amp;nbsp; You and your Realtor decide on a $10,000 price reduction and take the necessary steps.&amp;nbsp; But you don't want to wait.&amp;nbsp; You want your home sold and you need it sold right away.&amp;nbsp; Instead of dropping the price you could do something more attractive.&amp;nbsp; You can offer to buy down the interest rate for the buyer.&amp;nbsp; Typically it will cost you 1% of the loan amount to buy down a quarter percent of the interest rate.&amp;nbsp; So, if a buyer wanted to buy your $250,000 home and you wanted to buy down their interest rate by 1% it would cost you $10,000 dollars.&amp;nbsp; That means someone who can only afford a $225,000 loan amount or a $1500 month payment can now afford your $250,000 home.&amp;nbsp; Instead of getting an offer for $225,000 and losing $25,000 you only have to give up $10,000 or the same amount of your price reduction you were going to do.&amp;nbsp; Make sense?&amp;nbsp; If not feel free to contact me today so that I may better educate you on this subject.&amp;nbsp; Enjoy your evening.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Did You Know?</title>
      <description>&lt;p&gt;&amp;nbsp;&amp;nbsp; I recently read some information on the pricing of homes and the effect that it has on the market conditions.&amp;nbsp; Think about this for a second.&amp;nbsp; Let's say you want to sell your home and you think it is worth $300,000.&amp;nbsp; I come to you with all of the data and show you why your home is only worth $289,000.&amp;nbsp; For whatever reason you don't believe me and end up listing your house for $300,000 with another company.&amp;nbsp; So what have you just done?&amp;nbsp; You and the Realtor you have chosen to work with have just put an overpriced home on the market.&amp;nbsp; By doing so, this adds more inventory to the homes already on the market thus flooding the market.&amp;nbsp; Now buyers have to sort through more homes and with the help of an agent, decide which homes are really priced correctly.&amp;nbsp; When a Realtor takes an over priced listing, you can see the effect is has on the market.&amp;nbsp; If this practice was not done, there would be far fewer homes on the market thus reducing the time it takes for correctly priced homes to sell.&amp;nbsp; Now, would this simple practice make everything perfect?&amp;nbsp; Of course not, but it is one simple step than can be taken to make things better instead of worse.&amp;nbsp; If a Realtor shows you data and it makes sense, then you should probably list for what they suggest.&amp;nbsp; If you don't understand how they came up with the number then ask more questions!!&amp;nbsp; I hope this information helps.&amp;nbsp; Enjoy your day!!&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&amp;nbsp;&lt;/p&gt;</description>

      <title>Will It Ever End?</title>
      <description>&lt;p&gt;I get asked from time to time, when will the market get better?&amp;nbsp; While I do not know the exact date, I can tell you this.&amp;nbsp; One way to forecast the future is to look at past trends.&amp;nbsp; What the real estate market has done in the past is a good indicator of what it may do in the future.&amp;nbsp; Makes sense right?&amp;nbsp; No one person knows when things will turn around.&amp;nbsp; Plus, things aren't that bad everywhere.&amp;nbsp; If you look at Portland, Oregon you will see that it was number 9 on the top ten hottest markets in the US.&amp;nbsp; Surprised?&amp;nbsp; Most likely you are.&amp;nbsp; Recently I had ask what I did for a living, when I told them they replied, "Things must be tough for you, the market is horrible."&amp;nbsp; I ask them how they knew the market was bad and they said because they had heard it was bad.&amp;nbsp; When I asked from who, they replied from the news.&amp;nbsp; I just laughed and asked them the following question, "Isn't it funny how people will believe what a news reporter says and not an individual who is a professional in the field?"&amp;nbsp; How true is that statement though.&amp;nbsp; I think people are more worried about being sold that they don't listen to what is really being said.&amp;nbsp; The wall has been put up and their mind has already been made before I ever ask a question.&amp;nbsp; While I do not know when it will end I do know that I will be here to see the market change time and time again.&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Interesting</title>
      <description>&lt;p&gt;&amp;nbsp; If you have read my blog or know me personally, you will know that I am huge on education.&amp;nbsp; I always try to make sure my clients know more about real estate after they have done a transaction with me.&amp;nbsp; I want them to understand what is going on every step of the way.&amp;nbsp; Why?&amp;nbsp; The more they know, the better decisions they can make.&amp;nbsp; More importantly though, hopefully they will walk away with a bit of financial knowledge as well.&amp;nbsp; Now while all of this sounds good, not of it will happen if the client does not wish to be educated.&amp;nbsp; Sounds crazy right?&amp;nbsp; Who wouldn't want to further their education no matter what the subject was about.&amp;nbsp; Well, recently I have realized that people would rather believe what is told to them on the TV over what is being told to them by a Realtor that works in the field everyday.&amp;nbsp; Interesting.&amp;nbsp; Why ,in a market where things are constantly changing, would you just believe what you hear on the TV and not trust a professional who is in the industry?&amp;nbsp; Too many people, I believe, think that a Realtor is just trying to sell them something.&amp;nbsp; While some Realtors may do this sort of thing, I do not.&amp;nbsp; In my opinion, I am a resource, teacher and friend to my clients.&amp;nbsp; I am not here to make you buy or sell anything, the choice is always yours.&amp;nbsp; The more I educated my clients, the more I learn.&amp;nbsp; Why would anyone not want to do business this way?&amp;nbsp;&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Details!!!</title>
      <description>&lt;p&gt;I saw a statement on the web this morning that made me a wee bit angry.&amp;nbsp; It read, Existing Home Sales Hits 9yr. Low. This statement is an eye catcher for sure and I wonder if it was just used to get attention.&amp;nbsp; If you look at that statement, you will find very little fact in it.&amp;nbsp; First off, which 9 years are being compared and secondly, what part of the world are they talking about?&amp;nbsp; Most likely the US, but what if they are talking about a part of the country that is having different circumstances than the rest of the US.&amp;nbsp; In fact, what if you found out that the statement was referring to New Orleans, Louisiana?&amp;nbsp; You probably wouldn't think twice as you know the just got hit with a major hurricane in the past 2 years.&amp;nbsp; So here lies the problem with these reports from various outlets.&amp;nbsp; They are too vague and are used to just sell paper, get you to watch their newscast or go to their website.&amp;nbsp; They are general statements played on the emotions of all of us.&amp;nbsp; I just hope that when someone needs information about real estate that they seek out a professional in the field and ask them questions rather than rely on a report that gives general information.&amp;nbsp; As a Realtor I pride myself in the education of my clients.       <title>Short Sales</title>
      <description>&lt;p&gt;Have you ever been searching online for a home and come across a short sale? Now I won't go into all of the specifics of a short sale, but it is basically the bank taking less than what is owed on the home.&amp;nbsp; While you can get a good deal at times on a short sale, it seems that most of the times when you find them, multiple offers have already been made.&amp;nbsp; To no big surprise, the number of short sales that I come across in the past year has increased greatly.&amp;nbsp; Before I ever tell my buyers about a home that is going through a short sale, I call the agent who has the home listed to find out if multiple offers have been made.       <title>Market Update</title>
      <description>&lt;p&gt;Good afternoon. Today I will be touching on the subject of market conditions for the Gresham, Oregon area.&amp;nbsp; These numbers are based on January 2008 numbers.&amp;nbsp; First off let's look at the average market time for Gresham.&amp;nbsp; It was 80 days which means you home will take an average of 80 days to sell.&amp;nbsp; Next thing to look at is the average sales price which was $249,600.&amp;nbsp; There were 1,022 listing on the market and 360 new listings went on the market.&amp;nbsp; The appreciation rate was 4.4%.&amp;nbsp; This gives you a general idea of what the market was like for that area.&amp;nbsp; Things are constantly changing but there are a few factors that will help get your home sold quicker.&amp;nbsp; In January, I sold a home in 8 days.&amp;nbsp; Why?&amp;nbsp; The home was in good condition which helped it show really well and it was priced correctly.&amp;nbsp; That added with a good location helped the home sell fast.&amp;nbsp; There is a buyer for every home, so why are some homes not selling?&amp;nbsp; Chances are the home is either over priced or needs some simple work that hasn't been done to the home.&amp;nbsp; There are also things like advertising and the words a Realtor chooses to use in the advertising.&amp;nbsp; There are certain words to use and certain words to avoid.&amp;nbsp; I wrote about this in a previous blog and encourage you to read it.&amp;nbsp; It is titled, "How Much Is Beautiful Worth?"&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>The Everyday Question</title>
      <description>&lt;p&gt;As a Realtor I get asked the same question daily.&amp;nbsp; How is the market?&amp;nbsp; In the past I have blogged about the market time and other details that effect market conditions.&amp;nbsp; It is always a good idea to keep these numbers in mind when you decide to buy your home but there are things that can effect these numbers.&amp;nbsp; One of the biggest of course is the price you decide on when you list your home.&amp;nbsp; When you first decide to sell your home and a Realtor puts it on the market, the interest is highest when you first list it.&amp;nbsp; The obvious reason for this is because it is a new listing or one that buyers and Realtors have yet to see.&amp;nbsp; If your home is over-priced, very few will look at your home.&amp;nbsp; Number two on the list would be the property location or condition depending on who you ask.&amp;nbsp; While you can't change the location, you can do things to help make it show better.&amp;nbsp; Simple things such as paint and cleaning the windows can make a huge difference.&amp;nbsp; One huge thing to keep in mind is curb appeal or how the home looks when someone drives up to it.&amp;nbsp; You would be amazed at what a few bags of bark dust and some freshly planted flowers can do for your home.&amp;nbsp; They all seem simple and hopefully you have heard these things before.&amp;nbsp; Of course there are other things you can do as well, but I won't go into those here and that would require a blog that would be longer than you would want to read.&amp;nbsp; If you do have any questions on what you can do to make your home sell better, feel free to contact me at anytime.&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Attention Buyers</title>
      <description>&lt;p&gt;If you are looking at buying a house, now is the time!!! How many times have you heard that in the past week, month, year?&amp;nbsp; I am guessing very many.&amp;nbsp; So is it the right time to buy?&amp;nbsp; Well, it all depends on what is important to you. I am guessing that a good interest rate and a good loan are probably high on the list.&amp;nbsp; Well, the rates right now are rather low.&amp;nbsp; Of course good credit always helps to get you the best rate.&amp;nbsp; Another thing buyers have in their favor is selections.&amp;nbsp; We all want lots of choices before we buy something no matter what it happens to be.&amp;nbsp; Right now there are a significant amount of homes on the market which gives you as a buyer a wide variety to choose from.&amp;nbsp; In my opinion one of the top priorities before you purchase a home should be the Realtor you have working for you.&amp;nbsp; It should not be someone you happened to run into at an open house.&amp;nbsp; However, if you do meet a Realtor at an open house, there is nothing wrong with interviewing him or her for the job.&amp;nbsp; Just because they are a Realtor doesn't mean they are a good one.&amp;nbsp; I hold homes open all the time in the Sandy, Gresham and Portland areas of Oregon and I am always surprised at how many people have told me they met their Realtor at an open house.&amp;nbsp; While there is nothing wrong with that, I just hope you make sure they are good at what they do.&amp;nbsp; I met a couple one time who came to my open house around 1pm and told me they had a Realtor.&amp;nbsp; They said they were just passing the time because they were waiting for their Realtor to get up.&amp;nbsp; Hmmm.&amp;nbsp; If I had clients who needed me I wouldn't be sleeping at 1pm in the afternoon.&amp;nbsp; Bottom line is this.&amp;nbsp; There is a ton of information out there about the market and there are a ton of Realtor out there as well.&amp;nbsp; Whenever you read something or choose a Realtor, make sure the story or person is reliable.&amp;nbsp; Do your research and it will pay off in the end.&amp;nbsp; Enjoy your weekend.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Learning</title>
      <description>&lt;p&gt;Today I went to a class that talked about Real Estate Law.&amp;nbsp; I attend various classes every year and love doing so.&amp;nbsp; As a Realtor, I am required to have 30 credit hours in different courses before my licenses needs to be renewed.&amp;nbsp; This time frame is two years.&amp;nbsp; It is amazing the variety of topics that are taught to me as a Realtor.&amp;nbsp; Today we had a guest speaker who was a lawyer and talked about one of his cases.&amp;nbsp; These types of classes are especially important to me as it teaches me how things like Mediation and Arbitration are handled.&amp;nbsp; Now I would never give my clients legal advice as that is the job of a lawyer, but this helps give me an idea of what to look for when things start to go wrong.&amp;nbsp; As a person who has a real estate need, but careful of those who give such advice as legal, tax or any other that they do not have a license in.&amp;nbsp; Taking advice from someone who is not a professional can lead you down a path you do not wish to travel.&amp;nbsp; I hope this information helps and as always, feel free to contact me if you have any questions.&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Market Conditions</title>
      <description>&lt;p&gt;&amp;nbsp; So what are the market conditions in Sandy, Oregon you ask?&amp;nbsp; Well, they are as follows:&lt;/p&gt;&lt;p&gt;As of January 2008 the current number of homes on the market was 151.&lt;/p&gt;&lt;p&gt;The average days on the market was 43 and the homes sold for 98% of their list price.&lt;/p&gt;&lt;p&gt;Also, there is currently 13.7 months of inventory. &amp;nbsp;&lt;/p&gt;&lt;p&gt;So what does all of this mean?&amp;nbsp; Well, lets take the first number.&amp;nbsp; In the month of Janurary there were 151 homes for sale in the Sandy area. For all of the homes listed in the Sandy, Oregon area, it was taking them an average of 43 days to sell.&amp;nbsp; Also, homes in this area were selling for 98% of their list price.&amp;nbsp; Lastly, the 13.7 months of inventory means that if no more homes were listed, after 13.7 months there would be no more homes on the market.&lt;/p&gt;&lt;p&gt;Another thing to look at is how this compares to the previous month.&amp;nbsp; If you look at the number of homes on the market in December 2007 for Sandy, Oregon you will find that there were 155 homes on the market.&amp;nbsp; Not much of a difference from January.&amp;nbsp; One thing that did change significantly was the market time.&amp;nbsp; It went from 97 days in December 2007 to 43 days in January 2008.&amp;nbsp; Quite a difference there.&amp;nbsp; The homes sold for 99% of their list price in December 2007.&amp;nbsp; Lastly, there was 15.5 month of inventory for December of 2007.&lt;/p&gt;&lt;p&gt;In a nutshell all of this mean that there are fewer homes on the market this month than last, these&amp;nbsp; homes are selling faster than the previous month and are selling for 98% of their list price.&amp;nbsp; The biggest thing to note is the market time. 43 days on the market is not bad.&amp;nbsp; The important thing to remember is to have you house priced at fair market value so it will sell in a timely manner.&amp;nbsp; A Realtor will do a CMA on your home to price it right.&amp;nbsp; Several factors go into a CMA that help determine your homes price.&amp;nbsp; If you have any questions about CMA's or any other information I have listed here, please fell free to call or email me at anytime.&amp;nbsp; Enjoy your day.&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Rian&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;</description>

      <title>Showing Homes</title>
      <description>I have spent a lot of time lately showing homes in the Sandy, Gresham, Troutdale and Portland area.&amp;nbsp; With the inventory levels being as high as they are, it seems to be taking buyers a bit longer to make a decision.&amp;nbsp; To me, this is a great chance to educate my buyers as much as possible.&amp;nbsp; We all of the homes that we look at, whether in person or on the internet, it educates them on what they can get for their money.&amp;nbsp; Will they choose a home that is already updated, or save some money and purchase a home that needs some work that can be done with their budget allows them to.&amp;nbsp; Either way, now is a great time for them because the variety is there.&amp;nbsp; I give my buyers plenty of options and give them the time to make their decision.&amp;nbsp; There is nothing worse than being rushed into buying something right.&amp;nbsp; More often than not, my buyers walk away with a new home and a new education.&amp;nbsp; They fully understand the market conditions and the value they got in purchasing their home.&amp;nbsp; Enjoy your day.</description>

      <description>&amp;nbsp;&amp;nbsp; I am sure that most of you on here held an open house yesterday. I have read a lot about them recently and see the signs every weekend.&amp;nbsp; While I haven't had much success with them in the past, I still do them.&amp;nbsp; It is an excellent way for me to sharpen my communication skills with potential clients.&amp;nbsp; I was never taught how to do an open house.&amp;nbsp; I had been to opens before and saw what the other agents did.&amp;nbsp; This gave me a basic idea of what I should do.&amp;nbsp; However, recently I have came across a ton of ideas for open houses. Lets face it, people need a reason to come to your open, but more importantly, they need to get something from it.&amp;nbsp; I take the opportunity of an open house to educate people.&amp;nbsp; I want them to leave my open house with the knowledge of at least one new real estate related item.&amp;nbsp; Whether it be the market time, loan rates or ways that I can help them.&amp;nbsp; I am always amazed at how many people do not realize that buyers agents work for free.&amp;nbsp; They have no idea that the seller pays for our fee.&amp;nbsp; My question to all of you is, what unique ideas to you bring to your open house?&amp;nbsp; Enjoy your day.</description>

      <description>&lt;p&gt;I was talking with one of my friends the other day when I was asked, "What is the craziest thing that has ever happened to you while showing a home?"&amp;nbsp; Where to start?&amp;nbsp; There have been many crazy things that have happened while showing a home.&amp;nbsp; The most typical is you never know what you are going to find when you open that front door.&amp;nbsp; A crazy dog or cat that no one mentioned and the every so lovely messy home.&amp;nbsp; I can't tell you how many times I have gone into a home and could walk in some of the rooms.&amp;nbsp; One home I went into was remodeled and the layout was so crazy, the buyers didn't want it because they thought they would get lost!&amp;nbsp; That on top of the fact that the carpet was different in every room!&amp;nbsp; Ah yes, the stuff that makes you laugh in your journey as a Realtor.       <description>Once again I am curious as to how other conduct their business.&amp;nbsp; More specific, if they call FSBO's or EXP's.&amp;nbsp; I have been doing this for awhile now, and while it isn't always a great success, it gets me talking to people and helps to sharpen my skills.&amp;nbsp; Nothing better than practicing in the real world right?&amp;nbsp; At first I was a bit nervous calling people I did not know, but as time went on I got more and more comfortable. Now I am sure I am not the best person in the world on the phone, but it seems I am getting much better.&amp;nbsp; One thing I have noticed is that the more information I cram into my head, the better I sound over the phone.&amp;nbsp; This information tends to find its way out of my mouth as I talk to others.&amp;nbsp; So, my question to you is this.&amp;nbsp; Do you make many calls and if so, how successful are you at it?&amp;nbsp; I keep a daily track of my calls and the results.&amp;nbsp; Enjoy your evening.</description>

      <description>Why should someone work with you?&amp;nbsp; It's that simple.&amp;nbsp; So, what is your answer?&amp;nbsp; We have all met bad agents.&amp;nbsp; It is just like any other job, their are always bad apples.&amp;nbsp; But what makes you the good one?&amp;nbsp; More importantly, how can you convey this to me in the 5 minutes I spend on your web page?&amp;nbsp; Isn't that the million dollar question?&amp;nbsp; All I have heard since the first day I got into this business was buyers think this and sellers think that.&amp;nbsp; Really, what we are trying to do is predict human behavior right?&amp;nbsp; Trying to find the most effective words to reach them and meet their needs.&amp;nbsp; So, is this approach crazy?&amp;nbsp; Why not talking about me instead of you?&amp;nbsp; My point is this:&amp;nbsp; when we worry so much about how to get peoples attention and convince them to work with us, are we really giving up who we are and forgetting what we stand for?&amp;nbsp; Maybe, maybe not.&amp;nbsp; I think it is a question that we all must ask ourselves.&amp;nbsp; If you view my website next to another Realtors website, you could pick out a ton of things that were different.&amp;nbsp; But, are all of those things you pick out and hold important going to be noticed and held important by buyers and sellers?&amp;nbsp; Who knows right?&amp;nbsp; So, I guess my question in all of this is, how did you find out what worked best for you to connect with buyers and sellers?&amp;nbsp; Certainly for me, open houses are the best.&amp;nbsp; Nothing beats face to face time in my opinion.&amp;nbsp; Enjoy your day.</description>

      <title>FRIDAY!!!</title>
      <description>&amp;nbsp;&amp;nbsp; Ah, how nice.&amp;nbsp; It is Friday which means the weekend is here.&amp;nbsp; Oh wait, I have to work this weekend as well.&amp;nbsp; Hmmmm.&amp;nbsp; Most people may hate working the weekend and yes, I would rather be at home relaxing, but it isn't all bad.&amp;nbsp; I found some homes for my buyers in the MLS and Saturday is the only day they are available to look at them.&amp;nbsp; Honestly it doesn't bother me at all.&amp;nbsp; I don't consider showing someone homes on a Saturday as work.&amp;nbsp; I have had jobs that were much worse than showing homes on the weekend.&amp;nbsp; I hear other agents complain about having to work weekends, I am just thankful I have a job indoors.&amp;nbsp; Imagine having to get up at 6am on a Saturday morning to head off to your outdoor job in a cold, windy and rainy environment.&amp;nbsp; No thank you.&amp;nbsp; So the next time you have to work during the weekend just think, it could be worse!</description>
