Sellers Your Home Has Been Short Listed... - 08/31/08 05:06 PM
by the internet.
In case you didn't know sellers, many of today's buyers view your home at least five times online before they even consider calling a real estate professional.
What does this mean to you? It means you need to bring your A-Game by making sure your home is in great condition, "Showtime" ready and most importantly, priced to market conditions.  It has been said that a first impression of your home is similar to a first impression on a first date.  You only have one chance to appeal to buyers to make them want to see and learn more … (0 comments)

Kaufman County 2nd Quarter Economic & Market Watch Report - 08/19/08 05:10 PM
Well the Market Numbers are in for the 2nd quarter for Kaufman County and they are actually OK.
According to NTREIS, there were over 400 jobs added to the Kaufman County area which caused a decrease in unemployment from 4.7% in the first quarter to 4.4% this quarter.  This is great information because we are experiencing Urban Sprawl in our growing County and when people find jobs, they definitely need a place to stay.
We were slightly down in the number of homes SOLD compared to last quarter of 253, there was actually 244 sold in this quarter.  But with a … (0 comments)

Mortgage Fraud in my little County!! - 08/16/08 10:50 PM
I was watching the news last week and there was a top story on four people being indicted on Mortgage Fraud in Kaufman County.
The gist of the story was that four people -three of them related - were arrested for not only mortgage fraud, but for other charges including money laundering and other similar charges.  They were allegedly falsifying mortgage applications that were through HUD to get unqualified buyers approved for mortgages. HUD was left holding the bag to the tune of about $3M when these unqualified buyers were not able to pay back the loans.
What I find fascinating is … (1 comments)

Kaufman County Custom Home Builders - 08/10/08 09:41 PM
Kaufman County is becoming a fast growing acreage driven area and the Custom Builders are taking notice.  A one acre homesite is becoming the norm in cities such as Forney, Crandall, Kaufman, Kemp and Scurry. Of course there are larger sites and even ones with acreage allowing the Custom Builders of Kaufman County to be able to spread out their floorplans even further.
Some of the counties Custom Builders and Developers include:
H.B. Builders - builder's of Kaufman's premier upscale community Pontalba
Southerland Communities - developers of Wills Point's Shadow Lake Community
Shadow Lakes is home to several local builders that really show the … (0 comments)

Is Kaufman County and Forney, Texas REALLY ready for the Devonshire?? - 08/06/08 02:57 PM
For those of you who don't know, Forney, Texas is bringing another new masterplanned community to its already over Masterplanned City.
The Devonshire is already up and running and it is a HUGE Masterplanned Community.  With at least eight builders, the prices are ranging from $150's to the $600's.  Now imagine that! What a huge price range.  We have never seen anything like this in our county and I'm sure that the Urban Sprawl makes this all necessary, but are we really ready for this??
The intersection of FM 548 and Highway 80 is already a mad-house and since this intersection is where most of all of the Retail in … (0 comments)

Little League Football = Great Contacts for Real Estate - 08/05/08 10:08 PM
My son started playing little league football today and what an interesting take.  I know that when you're in real estate everyone you come in contact with is suppose to become a "contact," but this was too exciting and unbelieveably easy.
You know us Moms, the first thing we will talk about are our sons and their sizes and how nervous we all are about the whole football thing; but naturally it progresses into exchanging contact information and the invites for lunch or after-game dinners. What's interesting about all of this is that  I decided to just play it straight and not … (3 comments)

My weekend journey for Expireds... - 08/02/08 06:26 PM
Today I went out on my expired drop-offs.  I had one in particular that I wanted to visit and drop-off information to. Unfortunately they were not home, but when I arrived, I started taking notice of the curb appeal, the exterior condition of the home and other things that realtors notice when it's not their listing.
I targeted this Expired because the home is very similar to my own home only 20 years younger - mine being built in 1985 - and I thought it would be interesting to see how looked.  Well I can definitely say if you put my home up … (9 comments)
