When I arrived, I got the customary tour and received a detailed list of property upgrades. I asked the seller the typical questions: how many loans to you have; what are the balances; monthly payments etc. I could tell he was hoping that I would tell him that I am a miracle worker and can sell the home at a break-even point.

We find two properties online that meet 90% of their wish-list. Ready to roll, yes? Property 1 has only a single photo and very little write up. In many areas, cable, satellite and utility companies compete for customers so you can save on some utilities by shopping around for the best rates and plans. (Or at least switch to basic cable!) 2. Use energy efficient light bulbs. This is the big buzz right now. Simply replace incandescent light bulbs with compact fluorescent bulbs. After I recently updated my profile picture on ActiveRain, I was surprised at how quickly I began receiving positive feedback about it.
